The South Acton estate once held some 2,000 homes in medium and high-rise blocks, and one of its towers stood in for Nelson Mandela House in Only Fools and Horses; today it is being rebuilt, phase by phase, as Acton Gardens. Around it, Churchfield Road and Avenue Road hold bay-fronted terraces, often split into flats. London Carpet Cleaning covers Acton, W3 and W4, from £36 a room, and a cleaned carpet takes up to 6 to 7 hours to dry, so a morning visit is dry by the evening.

Acton, street by street
Acton is one of the broadest patches in west London, and the carpets change street by street. The W3 core around Churchfield Road and Avenue Road is solid Victorian and Edwardian terrace, bay-fronted and often split into flats, so a single road can hold a family house next to a one-bed conversion that turns over with new tenants. Further west it gets newer: the Hanger Hill Garden Estate, built from 1928 to 1936 and listed by Ealing among its Acton conservation areas, and the old Great Western Railway garden village near West Acton station are interwar Tudor-style homes, settled and owner-occupied, where a wool carpet has often been down for years.
The biggest single block of housing is South Acton. The estate covered about 25 hectares between Acton High Street, Bollo Lane and the Overground line, and its rebuild began in 1999; the 21-storey Barrie House came down in 2001. The later phases, branded Acton Gardens, are a partnership of Vistry, L&Q and Ealing Council, and by the end of 2024 they had reached their thousandth affordable home. So the daily reality here is dated estate maisonettes next to brand-new flats.
Acton is unusually well connected, which is why the lets churn: Acton Town runs the District and Piccadilly lines, Acton Main Line is on the Elizabeth line, and Acton Central and South Acton sit on the Overground’s Mildmay line. The church and Tabard Inn that Norman Shaw built for Bedford Park mark the W4 edge.
South Acton’s homes in figures
| Homes | Share |
|---|---|
| Purpose-built flats | 69.8% |
| Two bedrooms | 41.1% |
| Let at social rent | 33.6% |
| Shared ownership | 6.5% |
| Built 2000 or later | 51.0% |
| Built before 1919 | 24.1% |
Our Acton point sits on the old estate, in the census area the ONS calls South Acton (Ealing 033), and the figures show how far the rebuild has gone. Just over half of all homes (51.0%) date from 2000 or later. Purpose-built flats make up 69.8% of homes and flats of every kind 86.2%, so stairs inside the home are rare; the stairs we clean are communal ones and maisonette flights. Two-bed homes are the biggest group (41.1%), and for a two-bed flat with a living room the bill comes to £115.
Tenure is what makes South Acton different. A third of homes (33.6%) are let at social rent by the council or a housing association, and 6.5% are shared ownership, both products of the rebuild. Only 9.4% are owned outright. The older streets have not gone: 24.1% of homes are pre-1919, the terraces off the High Street and around Acton Town. Just 2.3% of homes lack central heating, so even a winter end-of-tenancy clean dries in good time.

Parking on the estate and the zones around it
The estate streets, All Saints Road, Bollo Bridge Road, Caulfield Road, Palmerston Road, Packington Road and Stanley Road, are in Ealing’s Zone SA, South Acton Estate, controlled for just an hour from 9 and an hour from 2, weekdays only. That makes the estate easier to park on than its reputation. The lower end of Bollo Bridge Road is in Zone DD, Bollo Bridge, controlled through the working day, 9.30am to 5.30pm, Monday to Friday, as is Zone K, Acton Central, which covers Churchfield Road, the High Street and the streets around them. The roads towards Acton Town and Gunnersbury, including Avenue Road’s upper numbers and the Bollo Lane towers, are in Zone J, with one hour each morning and afternoon.
On the estate itself, the blocks have entry phones and, in the new buildings, lifts and concierge desks. Tell us the block name, floor and door code when you book, and whether the lift is big enough for a trolley. In the old maisonettes we carry the machine up the communal stair, with the hose fed up from the van, so warn the neighbours if you can.
Estate carpets, family spills and rugs
Most calls here are about the carpet that came with the flat. People move into a place on the estate or a W3 conversion and want the old tenant’s carpet cleaned before they unpack: a deep hot-water clean, deodorised, and dry within 6 to 7 hours. The other steady streams are family spills on fabric sofas and rugs, and end-of-tenancy carpets handed back with a dated receipt for the agent.
A sugary spill such as juice or banana that has set into a pale rug can leave a faint shadow we lighten more than remove, and we say so before we start. Rugs are cleaned in your home during the visit.
Around Acton: the neighbourhoods we cover
Acton Green and Acton Central, near the Common, are the most period part: tight terraced roads under Zones M and K, many wool-carpeted and converted into flats. West Acton is the garden-estate end, interwar houses with front drives that make the van easy to place, and Acton Town’s quieter terraces run down towards Gunnersbury. East Acton mixes the Old Oak railway cottages, a conservation area, with post-war housing towards Wormwood Scrubs. North Acton has changed fastest: the towers around Portal Way, like the new blocks by Acton Main Line, are full of pale greige carpet that shows every footmark, and we clean a lot of it before tenancies start.

Carpet, upholstery and rug cleaning across W3 and W4
Fitted carpets and stairs get hot-water extraction, tuned to the fibre: low-moisture on the wool in the older houses, a hotter rinse on hard-wearing synthetics in the flats. Fabric sofas and armchairs can be done on the same visit, wool and other rugs get proper rug cleaning in the home, and mattresses come up fresh too. For the rest of the borough, see our Ealing carpet cleaning page; we also work nearby in Chiswick and Gunnersbury.
Acton questions
Do you cover all of Acton and the W3 and W4 streets?
Yes, the whole of W3 and the Acton side of W4, from the South Acton estate and Churchfield Road out to West Acton, North Acton and the East Acton terraces. We have worked here since 2009 and know the estates, the conversions and the garden-estate houses, and no address costs extra.
How do you handle parking on the Acton estates and CPZ streets?
We plan it when you book. Most of Acton is in a controlled parking zone now, from Zone M at Acton Green to Zone SA on the South Acton estate, and estate blocks can be tight for access. Tell us your road and block on the call and we sort a permit, a meter or a long hose run from the van before the day.
Can you get child stains out of a sofa or a rug?
Most of the time, yes. Juice, food and the usual toddler marks on a fabric sofa or a front-room rug respond well to a pre-treat and a hot rinse, and the piece comes back looking fresh. We do not promise miracles on an old dye stain that has set in for months, and we say what will lift before we begin.
How long do carpets take to dry in an Acton flat or family house?
The usual answer is 6 to 7 hours to dry; the machine takes the water back out as it goes. The pale carpets in the new North Acton flats and the wool in the older Hanger Hill houses are both dried properly, so they do not stay damp or mark. Open a window or put the heating on low and a morning clean is usable by the evening.
Do you clean in the new Acton Gardens blocks?
Yes, often for a first clean after a year of moving in, or before a shared-ownership resale. The new blocks have lifts and controlled entry, so give us the building name, floor and how contractors get in. The estate streets are in Zone SA, with only two short weekday windows, so we usually park close by after the morning one.
Can you clean the communal stairs for a whole block?
Yes. In a block of flats the shared stair and landing carpets get every resident’s feet, and they are priced as flights, from £41 each, with corridors measured on the day. If a managing agent, housing association or residents’ group is paying, tell us when you book and the invoice goes to them. We work early, so the stairs are dry before the school run home.
Our re-clean guarantee covers every Acton job: if a spot comes back, we return and treat it again for nothing. We are fully insured, our cleaners are DBS-checked, and we have cleaned carpets across W3, W4 and the rest of west London since 2009.
