Locals call Aldborough Hatch the village in the suburbs, and St Peter’s church on Aldborough Road North, built in 1862 partly from the stone of old Westminster Bridge and entered through a timber lych gate, is the reason why. London Carpet Cleaning has worked Aldborough Hatch, IG2, since 2009, from the terraces on Aldborough Road North to the semis on Painters Road. Cleaning starts from £36 a room and carpets are dry within 6 to 7 hours.

A village church on the green-belt edge
The name joins the Alborgh family, who held the manor in the Middle Ages, to the hatch gate that once let people into Hainault Forest. After the forest was cleared in 1851 the hamlet grew enough to need its own parish, and Arthur Ashpitel designed St Peter’s in a thirteenth-century style. Stone from the demolished Westminster Bridge was used because bringing it out by barge and cart cost less than local brick. The timber lych gate is listed Grade II in its own right, and the churchyard behind it still looks rural.
That is the village half of the place. The other half is suburban and mostly interwar and mid-century: long runs of terraces and bay-fronted semis along Aldborough Road North and Painters Road, with Forest Road running up past Fairlop Waters. There are low-rise flats too, such as Aldborough Court on Eastern Avenue West. Green-belt fields still wrap the north side. The nearest tube is Newbury Park on the Central line, on the western edge, where the Grade II listed 1949 bus shelter stands.
Most of the houses have a hall and a front room downstairs and one flight of stairs, and carpet often runs the full length of the stairs and landing. The older the street, the more likely the bedroom carpet is a wool or wool mix laid over several generations of underlay. In the flats the carpet is newer and usually synthetic.
How many homes here are flats?
| Homes that are | Share |
|---|---|
| Flats in purpose-built blocks | 26.3% |
| Built in 2000 or later | 12.8% |
| Two-bedroom homes | 22.3% |
| Rented from the council | 10.4% |
| Heated by electricity only | 6.7% |
This census area carries the Aldborough Hatch name, though it also reaches south to Newbury Park station and east to Little Heath. The village picture hides more flats than people expect: 26.3% of homes are in purpose-built blocks, and 12.8% were built in 2000 or later. Two-bedroom homes make up 22.3%. In one of the low-rise blocks, a two-bedroom flat with a living room comes to £115.
The heating line matters for drying. Most homes here run on gas, but 6.7% are heated by electricity alone. Storage and panel heaters take longer to bring a carpet back to dry, so in a home like that we make an extra extraction pass and leave the windows open on the latch. Council tenants make up 10.4% of households, and for a move-out we give a dated receipt for the housing officer.

What we clean in the village and around it
Carpets get our hot-water steam carpet cleaning, which rinses the detergent and most of the moisture back out so the pile is dry within 6 to 7 hours. Sofas and armchairs go through upholstery cleaning matched to the fabric or leather, the same method we use on the corner sofas and settees of Forest Road and Painters Road. Loose rugs are cleaned in the room with full rug cleaning, and a photo first helps for anything delicate. If you are over in Gants Hill, Newbury Park or anywhere else in Redbridge, the prices are the same.

Working around the church lanes and the blocks
On the residential roads, Painters Road and Forest Road included, parking is ordinary kerbside and many houses have a drive, so the kit goes in close to the door. Eastern Avenue is a red route, and nothing can stop on it to unload, so for Aldborough Court and the other homes facing the A12 we park in a side street and carry the machine to the entrance. The streets right by Newbury Park station and the parade are tighter, with permit controls, and there we may ask you for a council visitor permit.
In a low-rise block, check before the day whether the main door has a code or a fob and whether the managing agent wants notice of work in the building. We run the hose up the communal stairs and protect the treads with dust sheets as we go. In a house, clear the hall table and anything stored on the stairs, and lift ornaments off the window sills in rooms where we will be moving the sofa.
Aldborough Hatch: questions before you book
Do you cover all of the IG2 area around Aldborough Hatch?
Yes. We cover the whole of IG2, from Aldborough Road North and Oaks Lane up to Painters Road and the streets nearer Newbury Park, and on across the rest of Redbridge. There is no extra charge for being on the green-belt edge of the borough, a long way from Ilford town centre.
Is van parking a problem in Aldborough Hatch, near Newbury Park station?
Rarely. Most residential streets here are ordinary on-street parking and many houses have a drive, so we get the kit close to the door. It is tighter right by Newbury Park station and the parade, where permit controls apply, and on the A12 frontage, which is a red route. We plan for both when you book.
Can you get mud and winter dirt out of carpet near Fairlop?
Usually, yes. The houses backing onto Fairlop Plain and the playing fields see a lot of ground-in mud in the hall and by the back door. Hot-water extraction flushes that grit out of the base of the pile, and that is what brings the traffic lanes back to an even colour.
How long until a stair carpet in an Aldborough Hatch house is dry?
dry within 6 to 7 hours for most carpets, a little longer for a thick wool pile or a heavily soiled stair run. We extract as much moisture as we can on the way out, so you are walking on it the same day and the house is back to normal by the evening.
Do you clean flats as well as houses up here?
Yes, and more often than the village feel suggests. About a quarter of homes in this census area are flats in purpose-built blocks, Aldborough Court on Eastern Avenue West among them. Flats are priced room by room, the same as houses. Let us know the floor and whether the block has a lift, and we bring the right length of hose.
Does a flat with electric heating take longer to dry?
A little. Storage and panel heaters warm a room more slowly than a gas radiator, so the carpet can stay damp an hour or so longer on a cold day. We take an extra drying pass in those flats and open the windows on the latch. If your heaters run on a timer, turn them up the night before and the room starts warm.
Every clean comes with our re-clean guarantee: if a patch dries back and you are not happy, we return and redo it free. Our cleaners are DBS-checked and fully insured, and Aldborough Hatch has been on our round since 2009.
