Wrought-iron balconies sit over the porches on the grander frontages of Aldersbrook Road and Northumberland Avenue, part of an Edwardian estate of more than a thousand houses built between 1899 and 1910. London Carpet Cleaning has cleaned Aldersbrook, E11 and E12, since 2009. Rooms start at £36 each, and after the clean you wait 6 to 7 hours for a dry carpet.

An Edwardian estate with green on three sides
Aldersbrook was built almost entirely between 1899 and 1910 by a number of developers, and Redbridge made it a conservation area in 2002, now called the Aldersbrook and Lake House Estate conservation area, with an Article 4 Direction added in 2020. It lies about seven miles north-east of the City. Wanstead Park, itself a conservation area and a Grade II* registered landscape, is to the north; Wanstead Flats meets the estate on the south-west; and the City of London Cemetery, a Grade I registered landscape, forms the eastern boundary. Half the estate has an E11 postcode and half E12.
This is not two-up two-down terrace country. The estate went up as a comfortable middle-class suburb, so you get bigger rooms, canted and square bay windows, decorative gables and, on the grander frontages, those wrought-iron balconies. Every house, even the most modest, was built with a small front garden, usually behind a brick wall, with a path of ceramic tiles laid in a geometric pattern up to the front door. St Gabriel’s Church on Aldersbrook Road, of about 1914, is listed Grade II, and Aldersbrook Primary School on Ingatestone Road dates from 1907. Manor Park station, a quarter of an hour’s walk south, runs Elizabeth line trains.
Who lives in Aldersbrook, by the figures
| Homes that are | Share |
|---|---|
| Built before 1919 | 54.8% |
| Built 1945 to 1972 | 18.3% |
| Semi-detached houses | 26.4% |
| Flats in purpose-built blocks | 28.6% |
| Four or more bedrooms | 37.3% |
| Owned outright | 35.2% |
The census names this neighbourhood after Wanstead Flats, and the Edwardian estate is its core: 54.8% of homes were built before 1919. The rest is mostly post-war, with 18.3% from 1945 to 1972, and purpose-built flats make up 28.6% of homes. The houses are big. More than a third of homes (37.3%) have four or more bedrooms, and semis account for 26.4%. This is also a place where people stay: 35.2% of households own outright.
A lot of the carpet and stair runner here is wool or a wool-rich blend. That suits a period house but holds pet odour and old spills longer than a synthetic pile. On one of the estate’s double-bay semis, four bedrooms, the through-lounge and one flight of stairs cost £246. Light fabric three-piece suites are common in the front rooms, and before Pongal or Christmas we get plenty of bookings to take the head-grease and party marks off cream cushions.

Can the van and kit reach an Aldersbrook house safely?
The council’s 2020 appraisal notes that very few Aldersbrook houses were built with a garage, and that many front gardens have since been paved over for a car. So some houses have a drive and many do not, and on those streets the van parks at the kerb wherever there is space, with a long hose run to the door. Check the signs on your road when you book; if the bay outside is permit-only, we will need a council visitor permit for the day.
The original tiled paths need care. We lay a runner over the path before any kit goes up it, carry the machine and never drag it, and keep the hose off the edges of the tiles. Inside, the bigger rooms help. Clear the hall stand and the shoe rack, and take anything stored on the half landing off before we start. If you have a dog, a closed room or the garden keeps it away from the wet hall carpet.
Same van, same kit, every address
Carpets and stair runners go through our steam carpet cleaning, which rinses the lifted dirt back out of a wool pile and leaves nothing behind to re-soil. Sofas, armchairs and headboards we handle as upholstery cleaning, with the method matched to the fabric so a light Edwardian front-room three-seater stays safe. Loose rugs we clean in the room under rug cleaning, pre-treating the marks before a hot-water rinse, which suits the patterned wool pieces in these bay windows. We cover the rest of Redbridge on the same terms, with neighbouring Manor Park and Little Ilford on the same E12 round.

What Aldersbrook households ask
Which Aldersbrook streets do you cover, from Aldersbrook Road to Bushwood?
All of the estate across both E11 and E12, from Aldersbrook Road and Northumberland Avenue through to Empress Avenue, Park Road, Dover Road, St Margarets Road and the streets around Bushwood. We quote any address on either postcode before we book, so you have the price in advance.
Is parking easy on the estate?
Usually. Many Aldersbrook houses have a paved front garden or a short drive, so we can often pull up close to your door. Where the kerb is full we run the hoses from the nearest space on the street, and it makes no difference to the clean or the price.
Do you do hard floors as well as carpet?
Yes. A lot of these houses have a tiled or slate floor in a back kitchen or a later extension, and we clean and reseal those too. We measure the actual area on arrival and confirm the figure before we start, so if it comes out a little above a rough phone estimate you hear it first.
How long do carpets take to dry in an Aldersbrook Edwardian house?
Most are dry within 6 to 7 hours, because a strong extraction pass pulls out the bulk of the moisture. A heavy wool runner or a thick rug takes longer, and a shaded ground-floor room facing Wanstead Park can hold damp a little more, so in winter we suggest the heating stays on. Done in the morning, the room is dry by the evening.
Our front path still has its original Edwardian tiles. Will your equipment damage it?
No. We lay a protective runner over the path before anything goes in, carry the machine to the door, and keep the hose clear of chipped edges. These geometric tiled paths are one of the features the conservation area appraisal picks out, so we treat them with the same care as the hall floor inside.
Can you get dog smells out after daily walks on Wanstead Flats?
Usually, yes. The smell lives in the base of the pile and sometimes the underlay, where wet fur and muddy paws leave oils and bacteria behind. We flush the pile through with hot water and an odour treatment, and where a dog has had an accident we check the underlay below. A carpet that smells of a dog because a dog lies on it will freshen; one soaked through to the boards may need the underlay replaced.
Should anything we treated look wrong once dry, the re-clean guarantee brings us back without charge. Our cleaners are DBS-checked and insured, and Aldersbrook, with the wider E11 and E12, has been our patch since 2009.
