The 1930s semis of Ashburton Avenue and Sefton Road mostly have a bay window and a drive, and the 18½ acres of Ashburton Park are a short walk away. Nearer Addiscombe the houses are older and plenty are split into flats. London Carpet Cleaning cleans both sides of Ashburton, CR0, from £36 a room, and the carpet is dry within 6 to 7 hours.

From Byculla Park to Ashburton Hall

The park came first. A mansion stood here from 1788 and changed its name with each owner: the estate was Byculla Park from 1855, after a suburb of Bombay, and the house was Stroud Green House from 1869 to 1878. That year Father Arthur Tooth, founder of the Community of the Paraclete, bought it and built a convent with a chapel and an orphanage. The Corporation of Croydon bought the grounds in 1924 and pulled the mansion down, keeping the 1882 convent building. It served as Ashburton Library until 2007, when the library moved to the new Oasis Academy on Shirley Road, then stood empty with leaks and asbestos until a refurbishment reopened it as Ashburton Hall in December 2017. It is on Croydon’s local list.

Around the park the housing splits along a clear line. The streets that carry the name, Ashburton Avenue, Sefton Road, Craigen Avenue and Northampton Road, are mostly 1930s bay-fronted semis with their own driveways and decent-sized bedrooms. Nearer Addiscombe and toward Woodside Green you are back among Victorian and Edwardian terraces, and a fair number of those have been divided into flats. The park’s tram stop is Woodside, on routes 2 and 3, and Blackhorse Lane is close by on the same line.

Which homes does the census describe here?

Built 1945 to 197211.5%
Built 2000 or later14.5%

Mostly the older side. The ONS puts Ashburton in a neighbourhood it calls Addiscombe West, and that area leans toward the Victorian streets and flats nearer Addiscombe; inter-war building is only 7.3% of its homes. So the figures fit the terraces and conversions better than the semi streets east of the park. Semis are 12.4% of homes, three-bed homes 20.9% and four-bed or bigger 9.3%. Flats make up 64.1%.

Ownership is lower than the semi streets suggest, at 37.2%, with 17.0% renting from the council or a housing association and the rest mostly from private landlords. The newer homes come in two waves, 11.5% from 1945 to 1972 and 14.5% since 2000. For a two-bed flat off Lower Addiscombe Road, the two bedrooms plus the living room total £115. 14.5% of homes rely on electric heating alone, and in those a carpet dries quicker with a window open and the heaters on for an hour.

Drives to the east, permit bays to the west

On the semi streets east of the park, Ashburton Avenue, Sefton Road and their neighbours, parking is easy. There is no permit zone and most houses have a drive. We can usually pull up outside, or onto the drive if the car is moved. The controls start to the west. Croydon’s East Outer permit zone reaches across from Addiscombe to around Ashburton Road and Bingham Road, and inside it the bays are charged Monday to Saturday, 9am to 5pm; we use pay-by-phone or your visitor permit.

Lower Addiscombe Road and Spring Lane meet at the park corner and carry several bus routes, so for a house on either we park in the nearest side road and wheel the kit round. The park’s own car park, entered from Tenterden Road, is for park users. The Oasis Academy is on Shirley Road, so for the streets beside it we book outside the school run.

Inside the semis, the hall is usually wide enough for the hose, and the job runs from the landing down to the lounge. Lift shoes and anything stored on the stairs, and if the lounge has been knocked through, tell us; we price it as a through-lounge.

Mud from the park, wool in the terraces

The park is the story. Homes backing onto Ashburton Park or close to Woodside Green take in a lot of ground-in mud from autumn through to a wet spring, and it lands on the hall carpet, the stairs and the living-room carpet nearest the front door. In the older terraces off Lower Addiscombe Road we see plenty of original wool carpet and traffic-lane greying, plus the odd tea or coffee spill that has had months to set. In the 1930s semis it is more often pet accidents and general family wear. We lift what is on the fibre and deodorise as we go.

Pet urine sets the limit. A clean from the top neutralises the surface, but where it has soaked through to the underlay and floorboards the smell can come back, and the underlay may need replacing. We will tell you which of the two you are dealing with before we start.

Rugs, leather suites and the fitted carpet

Rugs are cleaned in your home through our rug cleaning service, shampooed and rinsed on the visit with the floor cleared first. Carpets are rinsed by hot-water extraction, our steam carpet cleaning, which takes the detergent back out so the pile does not stay sticky and pull dirt back in straight away. Sofas in fabric or leather, and armchairs too, are covered by upholstery cleaning. We also work in neighbouring Monks Orchard and Shirley, and throughout the rest of Croydon.

Ashburton households ask us

Which Ashburton streets do you cover, from Sefton Road to Woodside Green?

All of the CR0 side of Ashburton, including Ashburton Avenue, Sefton Road, Long Lane, Morland Road, Woodside Green and the terraces along Lower Addiscombe Road, plus the streets running back toward Addiscombe and Woodside. If your address is CR0 and you are near Ashburton Park, you are inside our patch, and there is no travel charge.

Is parking easy for the van on Ashburton’s 1930s semi streets?

On streets like Ashburton Avenue and Sefton Road it rarely causes trouble, as most of the semis have drives and the roads stay quiet in the day. Closer to Addiscombe, the East Outer permit zone applies from Monday to Saturday, 9am to 5pm, so a visitor permit or a pay-by-phone session covers the van. Tell us the road when you book and we will plan around it.

How long do carpets and sofas take to dry in an Ashburton home?

Plan on 6 to 7 hours for a normal lounge or stairs in a bay-fronted semi or a terrace flat, and keep heavy furniture off until then. Fabric sofas take 10 to 12 hours, so a morning visit means not sitting on one until late evening. Strong extraction pulls out as much moisture as we can, and an open window speeds it up.

Can you get a wine or coffee stain out of a wool carpet?

Often yes, and the older terraces here have plenty of wool. Fresh spills lift most fully; ones that have set for weeks are less certain, and a bleach mark where the colour has already gone will not come back. Wool also needs gentler, cooler cleaning than synthetic, and we adjust for it so the fibres are not damaged.

We back onto the park. How do we keep the mud off between cleans?

Stop it at the door. A coarse mat outside the back door and a washable one inside catch most of it, and a rule of shoes off in the hall saves the stair carpet. Let fresh mud dry before you touch it, then vacuum it out; rubbing it wet pushes it into the base of the pile. A clean once or twice a year, timed for after the wet months, keeps the hall carpet from greying.

Can you clean a tired leather three-seater on the same visit?

Yes. We clean the leather to take off the build-up of body oil and grime that makes it tacky, then condition it, which can bring some suppleness back to a suite that has stiffened. A two-seater starts from £57. Cracked or flaking leather we can clean but cannot repair, and we point that out before we start.

Our re-clean guarantee covers every visit: if a treated area does not come up as it should, we return and redo it free. We are fully insured and DBS-checked, and we have cleaned carpets and upholstery across Croydon since 2009.

Had the lounge done before my mum's seventieth and it came out spotless including a tea stain that had been there for ages. Tendai was on time, polite and quick. Would book again without thinking.

Black leather three seater that had gone dull and felt tacky in summer. After the clean and condition it looks rich again and the cracking on the seat has eased. Really pleased with how it turned out.

Stairs and landing carpet had a nasty pet accident from our cat that had soaked right in. Not only is the stain gone but so is the smell, which I was most worried about. Lovely, careful work.

Booked a deep clean of our double mattress before the in laws visited and stayed in our room. Came up fresh as anything and dried within a few hours as promised. Thank you Dilani, very reassuring.

Our fabric two seater was looking grubby on the arms and the chap did a proper job on it. Took longer to dry than I expected so I could not sit down till the next morning. Still, much fresher and the smell is gone.
