Brick terraces and semis from the 1950s and 1960s make up most of Aveley, on roads like Stifford Road, Mill Road and Tamar Drive, with the old village and its twelfth-century church along the High Street. London Carpet Cleaning covers Aveley, RM15, the same as Rainham and Dagenham next door, with prices from £36 a room. On a typical estate semi the carpets are dry within 6 to 7 hours.

Old village, post-war estates

Aveley is two places in one. There is the old village along the High Street, gathered round St Michael’s Church, a Grade I building that dates from the twelfth century, and the Old Ship at 58 High Street, whose interior is on CAMRA’s National Inventory of Historic Pub Interiors. Then there is the far larger post-war Aveley. After 1950 the London County Council built its big Belhus estate on part of the old Belhus park in the north-east of the parish, to rehouse Londoners, and the Kenningtons estate, named after Kenningtons, a timber-framed house from the late thirteenth century that still stands, was in place by the mid-1950s.

Most of the carpet we clean is in that post-war stock: brick terraces and semis with the kitchen at the back and one flight of stairs that takes the whole household’s traffic. Some of it is being replaced. On Teviot Avenue, Thurrock Council is pulling down three 1950s blocks of 36 council flats, built from non-traditional materials, and putting up 48 new council homes, 30 houses and 18 flats; work began in September 2025 and is due to finish in autumn 2027.

On the edge of Aveley, off Romford Road, is Belhus Woods Country Park, ancient woodland, meadows and lakes left by gravel digging, run by Essex County Council with Thurrock. It is lovely to walk and a reliable source of mud through the autumn. The 372 bus runs through the village three times an hour, and the nearest stations are Ockendon, Purfleet and Chafford Hundred.

Semi-detached houses43.3%
Terraced houses35.2%
Homes with three bedrooms58.3%
Rented from the council18.5%
Built 1945 to 197254.7%
Built before 19192.2%

The figures are a portrait of a post-war estate town. More than half of all homes (54.7%) were built between 1945 and 1972, and only 2.2% are older than 1919. Semis (43.3%) and terraces (35.2%) make up nearly four homes in five, and 58.3% have exactly three bedrooms. In practice that means a very standard job: three bedrooms, a lounge or through-lounge, a hall and one flight of stairs. The usual three-bed Aveley semi, with its through-lounge and stairs, comes to £210.

Renting matters here too. 18.5% of homes are rented from the council, far more than in the villages around, and 10.7% privately, so moves and end-of-tenancy cleans come up all year. In a terrace the stairs are the hardest-worked carpet in the house, and they are where most of the effort goes. Only 1.6% of homes have no central heating, so a carpet dries on time with the heating ticking over.

Figures: ONS Census 2021 (Thurrock 008) and VOA council tax stock, March 2024.

Stairs, takeaway spills and country-park mud

The job pattern here is family homes that get used hard. Stairs and landings are what we are asked about most, because in a terrace every trip up and down funnels onto one strip of carpet, and on the dog-walking roads near Belhus Woods that strip greys off fast. We lift a lot of takeaway and curry spills from beside the settee, pet smell out of fabric three-seaters, and the odd candle-wax mark after Christmas. End-of-tenancy cleans for the landlords and agents around Stifford Road and Ship Lane are steady all year.

On older carpet that has had fifteen years or more of footfall, a hot-water extraction clean lifts the dirt and the smell and brings the colour back a long way. It cannot rebuild pile that has been walked flat to the backing on a stair nose or a doorway. If a traffic lane is physically worn out, I will tell you that on the day, so you do not pay for a miracle.

Parking and access on the estates

Aveley has no parking permit area; Thurrock’s permit schemes are in Grays, Tilbury, Purfleet, South Ockendon, Chadwell St Mary and Stanford-le-Hope. Most of the estate houses have a driveway or open kerbside parking, so the van and the hose reel get close to your front door. On the tighter terraced rows near the High Street, and on any road with a footpath between the houses and the kerb, we may park a few doors down and run the hose along, which makes no difference to the clean.

Around Teviot Avenue, building work will take some kerb space until 2027, so if you live nearby, tell us when you book. Inside, the usual preparation helps: clear the stairs of shoes and washing, lift toys off the bedroom floors, and if the dog will be in the garden, keep the back door shut so the drying carpet stays clean.

Carpets, settees and rugs across RM15

For lounges, bedrooms and the hard-worked stairs, our hot-water carpet cleaning rinses the dirt and detergent out and leaves the carpet dry within 6 to 7 hours. We also clean settees and dining chairs in the home with fabric and leather upholstery cleaning, and we clean rugs in your home through our rug cleaning service across RM15. Aveley is right on the edge of our London patch, so the same vans cover the rest of our Dagenham area and out towards Hacton and Hornchurch.

Aveley questions

Do you charge extra to come to Aveley if it is outside London?

No. Aveley is in Thurrock and not a London borough, but it is just over the boundary from Rainham, so it is on our normal round. The price you are quoted is the price you pay, with no mileage charge and no call-out fee for crossing from Rainham or Dagenham into RM15.

Where in Aveley do you cover?

All of RM15: the old High Street and village core round St Michael’s, the Kenningtons and Belhus estates, and the roads out towards Belhus Woods and Ship Lane. We also reach the Ockendon and Purfleet station ends and the streets backing onto the country park.

Is parking ever a problem for the van?

Rarely. Most of Aveley is post-war estate housing with driveways or open kerbside parking and no controlled parking zone, so we can get the van and the hose reel close to your front door. On the tighter terraced rows near the High Street we may park a few doors down, which makes no difference to the clean.

How long do carpets in Aveley’s estate terraces take to dry?

Most carpets are dry within 6 to 7 hours, because hot-water extraction pulls the bulk of the moisture straight back out. Thick wool or a heavily soiled lounge, say after an autumn of Belhus Woods mud, can take a little longer. Open a window or leave the heating ticking over and a morning clean will be ready to use by the evening.

I rent from the council. Can I book a clean before I hand the keys back?

Yes. Council and housing association tenants book with us the same way as anyone else, at the same fixed prices. We clean the rooms you need, usually the bedrooms, lounge and stairs, and give you a dated receipt. Book a few days before the handover, so the carpets are dry and the house is empty when the inspection comes.

We live near Teviot Avenue. Will the building work affect our booking?

Only the parking, and only a little. The new council homes are due to be finished in autumn 2027, and until then some kerb space near the site may be taken by contractors. Tell us your road when you book, and we will plan to park on the next street and run the hose in if we have to.

If a spot you were unhappy with shows again after we leave, our re-clean guarantee brings us back to RM15 at no cost. We are fully insured and DBS-checked, we put covers on our shoes, and we have cleaned carpets, sofas and rugs across Aveley and this corner of Thurrock since 2009.

What our customers say in Aveley.

★★★★★
Lounge and hall carpets done before the grandchildren's birthday party. A curry stain by the settee from a takeaway has gone completely. Two of them, polite, no mess. Really pleased, will have them back.

Fabric three seater and a footstool cleaned. They look much brighter and the dog smell has gone. The man moved everything himself and put little covers on his shoes. Lovely job, fair money.

Stairs and landing only, which take all the traffic and the dog. Came up so much brighter and even. Quick, no nonsense, paid on the card. Tidy lad, would have him back.

Carpets cleaned for the end of my tenancy and I got the deposit back, no quibbles from the agent. Did the job properly. The price crept up a bit once he'd measured the second bedroom, more than the quote, but the work was good. Cheers.

Two mattresses done, good job and a fair price. The booking got moved once which was a slight faff, but they let me know and turned up bang on the second time. Both feel lovely and fresh now.
