Colonel John North, the nitrate millionaire, opened his iron-and-glass Winter Garden at Avery Hill in 1890, and it is the second biggest glasshouse in the UK after the Temperate House at Kew. Around the park run streets of 1930s semis and post-war homes. London Carpet Cleaning covers Avery Hill, SE9, with rooms from £36, and carpets are dry within 6 to 7 hours.

Colonel North’s estate and the streets around it
Avery Hill sits on the eastern edge of Eltham in the Royal Borough of Greenwich, wrapped around the park that was once North’s private estate. After he died in 1896 the house stood empty for years, until the London County Council bought it with 28 acres in 1902 and opened it in 1906 as a residential training college for women teachers, the first in London. Avery Hill College ran until 1985, and the buildings then became the University of Greenwich’s Avery Hill campus. That chapter has closed too: the council’s park plan records the university site sold to the Department for Education in 2021 for a planned school, and the Winter Garden handed back to the council.
The park is bordered by Bexley Road to the north and Avery Hill Road to the east, and the headwaters of the River Shuttle run across it. The housing around it is mostly from the 1930s onward, bay-fronted semis and terraces on roads such as Avery Hill Road and Southwood Road alongside post-war estates, and a student village sits beside the park’s southern edge. New Eltham station, a few minutes south, runs Southeastern trains into Charing Cross via Lewisham and into Cannon Street, in Zone 4. Most of the houses still have their staircase and a good-sized lounge, often knocked through, so there is usually a fair run of carpet to clean.
Avery Hill homes, counted
| Homes that are | Share |
|---|---|
| Semi-detached houses | 31.6% |
| Terraced houses | 26.4% |
| Flats in purpose-built blocks | 35.4% |
| Rented from the council or a housing association | 30.1% |
| Three-bedroom homes | 39.3% |
| Built 1945 to 1972 | 37.1% |
Here the census area takes the park’s name, Avery Hill, and the homes in it are mostly houses: 61.2% in all, led by semis (31.6%) and terraces (26.4%), with purpose-built flats at 35.4%. The VOA count puts the largest share in the post-war years, 37.1% built between 1945 and 1972, with the interwar period close behind at 29.4%. Owners are about half the households (50.8%), and 30.1% rent from the council or a housing association.
Three bedrooms is the usual size (39.3%), so a typical job runs from the lounge up the stairs. For a three-bed semi near the park with a through-lounge and one flight of stairs, the price is £210. Heating is close to universal here, with just 1.3% of homes going without, so even a dense carpet dries on time with the radiators on low.

A two-hour parking zone and a park on the doorstep
Avery Hill has its own council parking zone, code AH, but it is a light one: it operates Monday to Friday from 11am to 1pm only. Outside that window anyone can park on the street, so we either start early and move the van before 11 or ask for one of your visitor vouchers to cover the two hours. Many houses also have a drive, which is the easiest spot of all. Around the park entrances on Bexley Road and Avery Hill Road it gets busier at weekends, so a weekday slot is usually simpler.
The park itself shapes the carpets. Plenty of homes back onto the park or the Green Chain walk, and mud comes in on boots and dogs, mostly to the hall and the bottom of the stairs. Before we arrive, let any wet mud dry so it vacuums out, and clear the hall.
Stair runners and spare-room mattresses
Our hot-water carpet cleaning is the workhorse for the stair runners and through-lounges in these houses, lifting ground-in soil and leaving the pile to dry within 6 to 7 hours. Pet accidents on lounge carpet come up often, and most respond well to extraction with an odour treatment once the backing is flushed. Fabric three-piece suites and divan mattresses are a regular ask, often a spare-room mattress that has gone musty before guests arrive, and we handle those with upholstery and mattress cleaning matched to the fabric. Loose rugs, including wool and patterned pieces that take the worst of a dropped dinner plate, go through our specialist rug cleaning in the home, with a photo sent first for any piece that is old. An old tea or coffee mark that has sat in a pale carpet for years has usually dyed the fibre; we lift it as far as it will go and tell you up front if it may not vanish. Elsewhere in the borough, our Greenwich carpet cleaning runs on the same prices, and we cover neighbouring Horn Park and Shooters Hill too.
Booking in Avery Hill: common questions
Do you cover all the Avery Hill roads, from Bexley Road to Westmount Road?
We cover the whole of Avery Hill and the SE9 streets round it, including Avery Hill Road, Bexley Road, Southwood Road, Halfway Street and Footscray Road, plus Westmount Road towards Eltham Park and the roads either side towards New Eltham and Mottingham. No street costs extra, and the fixed price is the same wherever you are around the park.
Is parking easy for the van near Avery Hill Park?
Mostly, yes. The Avery Hill zone (AH) only operates on weekdays from 11am to 1pm, so we work around it or use one of your visitor vouchers, and many houses have a drive. Around the park entrances it gets busier at weekends, so a weekday slot is often easiest.
How long does a through-lounge carpet take to dry in Avery Hill?
Our hot-water extraction leaves little water behind, so carpets are dry in roughly 6 to 7 hours. A long stair carpet or a heavy through-lounge in one of the 1930s semis can sit at the longer end. Opening a window or running the heating gently helps, and we tell you what to expect before we start.
Can you get pet smells out of a lounge carpet?
Usually, yes. Where a dog or cat accident has soaked in, the trick is flushing the backing and underlay below the surface, then applying an odour treatment that neutralises the source. Most cases come up clean and odour-free, though very old or repeated accidents can need a second visit, which the guarantee covers.
Our garden backs onto the park. What can you do about the mud?
Quite a lot. Let the mud dry first, then we vacuum out the loose soil, pre-treat the trail from the back door and rinse it out with hot-water extraction. If a dog uses the same route every day, a clean every six months keeps the grit from wearing a path into the pile, and a washable mat inside the back door catches most of it.
Do you clean student lets near the park?
Yes. Student lets usually change hands in the summer, so that is when landlords and agents tend to book us. We clean each bedroom and the shared lounge and give the landlord a dated receipt for the deposit paperwork. Tell us the number of rooms and we will quote it as one fixed job.
Every clean comes with our re-clean guarantee: if a treated area does not come up as it should, we come back and put it right at no extra cost. We are fully insured, our cleaners are DBS-checked, and we have been cleaning carpets, upholstery and rugs across Avery Hill and the surrounding area since 2009.
