Beckton takes its name from Simon Adams Beck, who ran the Gas Light and Coke Company when work on the gasworks began here in November 1868, and almost every home you see today went up after those works closed. London Carpet Cleaning has cleaned Beckton since 2009, across E6, E16 and the IG11 edge, with prices from £36 a room and carpets dry within 6 to 7 hours.

From Europe’s biggest gasworks to brick cul-de-sacs
For a century this was industrial ground. The gasworks were the largest in Europe and supplied the capital until Britain switched to North Sea gas; they shut in 1976. The spoil heap left behind became the Beckton Alps, landscaped in the 1980s and for a while a dry ski slope opened by Diana, Princess of Wales. It stands derelict now, but it is still the one hill you notice on the drive in.
The housing came with the London Docklands Development Corporation, which ran Beckton from 1981 to 1995 and built the homes and the DLR together. Roads such as Stansfeld Road, Kingsford Way and Savage Gardens show the pattern: short streets and cul-de-sacs of compact brick terraces and semis, small front gardens, a narrow hall and one straight staircase. Many of them have a driveway or an allocated bay. Closer to the water and around Beckton District Park the newer blocks of flats take over, with a fresh greige carpet the usual floor.
The DLR shaped the place as much as the builders did. The Beckton branch opened on 28 March 1994, with Beckton at the end of the line and Cyprus two stops back, beside what is now the university campus. Beckton Park, on the southern side, gives its name to the 1980s and 1990s streets that run down from its station towards the dock.
Beckton’s homes in census figures
| Homes that are | Share |
|---|---|
| Terraced houses | 21.0% |
| Semi-detached houses | 11.8% |
| Purpose-built flats | 61.5% |
| Rented from a housing association or the council | 40.4% |
| Three bedrooms | 23.4% |
| Built 1973 to 1999 | 40.7% |
| Built 2000 or later | 53.9% |
Two numbers tell you most of what you need. Only 1.6% of homes here were built before 1919, and nearly all the rest date from 1973 onwards, split between the LDDC years (40.7%) and everything since 2000 (53.9%). So there is almost no old wool in Beckton. The carpet is a modern synthetic, which takes a hot rinse well and dries fast.
The second number is the houses. About a third of homes are terraces or semis (21.0% and 11.8%), and each has a staircase that takes the whole family’s traffic, usually darkest on the bottom three treads and the turn onto the landing. For one of those terraces off Tollgate Road, three bedrooms, a lounge and the single flight of stairs, the bill is £192. Social renting is high at 40.4%, mostly through housing associations, and private renting adds another 32.0%, so move-out cleans run through the year. Only 2.3% of homes lack central heating, which keeps drying on schedule even in winter.

Permits and Saturday mornings
Beckton has its own resident parking zone, and its hours are shorter than most in Newham: Monday to Friday, 9am to 6.30pm, and on Saturdays only from 11am to noon. Streets added to it in 2017 form the Beckton Extension zone, controlled Monday to Friday from 10am to 2pm. Outside those hours anyone can park, so an early start or a Saturday job is the easy option. Inside them we use a shared-use bay paid by phone, or a visitor permit if you have one to give us.
In practice the van often goes on your drive. Most of the 1980s houses came with one, or with a bay in a small parking court, and the hose runs from there through the front door. In the newer blocks we need the visitor bay or the loading area and the lift, so give us the block name when you book.
Saturday has one wrinkle. Beckton parkrun starts at 9am in Beckton District Park South, off Stansfeld Road, so the roads by the park fill early; we book those streets for later in the morning. Before we arrive, clear shoes and bags off the stairs and lift anything stored under the beds. We move the sofa and the bigger pieces ourselves.

Steam cleaning, sofas and rugs across E6
Fitted carpets get a hot-water extraction clean, which rinses the soil and the detergent out of the pile so nothing sticky is left to attract fresh dirt. The usual Beckton job is traffic wear: the dark lane from the front door to the lounge, the scuffed nosings after a sofa came up the stairs, the paw prints from a walk round the park in November. On a light synthetic, red wine or a strong fruit juice that has dried in can leave a faint shadow; we lift the bulk and tell you before we start if a trace may stay.
For a dog-worn three-seater or tea-spotted cushions, our upholstery cleaning brings the colour back and dries quickly. Loose rugs are cleaned on your floor with specialist rug cleaning across E6 and E16, with the floor cleared first. Over the borough line we work Creekmouth and Barking on the IG11 side, and the rest of the borough is on our Newham carpet cleaning page.
Questions from Beckton households
Which Beckton streets do you cover, from Tollgate Road to Beckton District Park?
All of Beckton, across E6, E16 and the IG11 edge by Creekmouth. That takes in Tollgate Road and the streets off it, Frobisher Road, Kingsford Way, Savage Gardens and the newer blocks by Beckton District Park, plus the Beckton Park side towards the Royal Docks. The same fixed prices apply everywhere, with no travel charge.
Is parking a problem for the van in Beckton?
Rarely. Most houses have a drive or an allocated bay, so we pull up close. The Beckton permit zone runs 9am to 6.30pm on weekdays and only 11am to noon on Saturdays, so outside those hours the street is free. For a flat without its own space, a visitor permit or a paid bay nearby sorts it. Tell us the setup when you book.
Do you handle end-of-tenancy carpet cleaning here?
Yes, a lot of it. Beckton has plenty of rented flats and houses, especially near the retail parks and the DLR, so move-out carpets are a regular job. We clean to the standard letting agents and landlords look for, and we give you a dated receipt for the deposit return.
How long do carpets take to dry in a Beckton 1980s house?
Usually 6 to 7 hours on the mid-tone synthetics in these houses. A thick wool rug or a heavily spotted patch can take longer, sometimes most of a day in a cool flat with the windows shut. Open a window and the airflow speeds it up. We never leave a carpet soaking, and stairs are best used carefully, with shoes off, until the carpet is dry.
I rent from a housing association. Can I book the carpet clean myself before I hand back the keys?
Yes. Four in ten homes in this part of Beckton are socially rented, and tenants book us before a move or a transfer all the time. You pay us directly, we clean the rooms you choose, and the dated receipt shows the carpets were done. If your landlord fitted the carpet, check your tenancy terms first; some associations arrange their own clean between lets.
Can you clean the stairs and landing without doing the whole house?
Yes, and in a Beckton terrace it is often the part that needs it most. The stairs are priced as one flight from £41, and we can add the landing or a single bedroom on the same visit. The straight staircases in these houses are quick to work, so it is usually a short appointment.
Every clean is backed by our re-clean guarantee: if a treated area does not come up as agreed, we come back and put it right. We are fully insured, our cleaners are DBS-checked, and we have worked across Beckton and the rest of east London since 2009.
