In 1967 the government listed 356 Bedford Park buildings at Grade II in a single decision, and the red-brick streets Jonathan Carr began in 1875 still run down to St Michael and All Angels church by Turnham Green station. London Carpet Cleaning covers Bedford Park, W4, on both sides of the Ealing and Hounslow line, hall runners and landing carpets included, from £36 a room. Carpets are dry within 6 to 7 hours.

The first garden suburb, split between two boroughs
Bedford Park was laid out from 1875 by Jonathan Carr, with Richard Norman Shaw as estate architect, and most of it went up by 1886. It is often called the first garden suburb, and it still reads as one estate. The three original roads, The Avenue, Woodstock Road and Bath Road, all lead to the church by the station. The houses are Queen Anne Revival and Arts and Crafts: red brick, tall sash windows, steep stairs and floor plans that put a hall runner and a first-floor landing carpet in nearly every property.
The estate has never had one council. The western half is in Ealing, in Southfield ward, and Ealing made it a conservation area in 1969; Hounslow did the same for the eastern half, around Bath Road and the church, in 1970. Ealing’s side carries Article 4 Directions dating from 1970, 1985 and 2008, so porches, front walls, gates and exterior paintwork are all under planning control. Streets such as Blenheim Road, Queen Anne’s Gardens, Esmond Road and Marlborough Crescent keep the pattern. Turnham Green runs the District line all day, with Piccadilly trains stopping only early and late, which is worth knowing if you are planning around the school run.
What the census says about Bedford Park
| Type or age of home | Share |
|---|---|
| Semi-detached houses | 14.5% |
| Purpose-built flats | 19.9% |
| Flats in converted houses | 19.4% |
| Four or more bedrooms | 34.8% |
| Built before 1900 | 32.8% |
| Built 1919 to 1944 | 6.6% |
| Built 2000 or later | 5.9% |
The census area carries the Bedford Park name, but it is drawn on the Ealing side only; the Hounslow half around Bath Road falls in Hounslow’s figures. Read the table as the Ealing half and the streets around it in Southfield ward.
The houses are big. More than a third of homes (34.8%) have four or more bedrooms, and 80.0% of the stock was built before 1919, with 32.8% dating from before 1900. That means wool on the stairs and, in the taller houses, two or three landings to do. For a four-bedroom Bedford Park house with a through-lounge and the main staircase, the clean comes to £246; a second flight is priced as more stairs.
The surprise is the flats. Purpose-built flats are 19.9% of homes and flats in converted houses another 19.4%, so roughly four homes in ten are flats, and many of the grand semis (14.5% of homes) have been divided. Where a house has been split, the shared hall and stair runner is often the most worn carpet in the building. Building since the war has been light: 6.6% between the wars and 5.9% since 2000. Just 1.7% of homes lack central heating, which keeps drying times short even in the large rooms.

Permits, steps and listed interiors
On the Ealing side, Bedford Park is Zone B, controlled Monday to Friday from 9am to 6pm. The zone takes in Blenheim Road, Queen Anne’s Gardens, Marlborough Crescent, Esmond Road and parts of The Avenue and Woodstock Road. Visitor sessions are bought through PayByPhone against the van’s registration; we send it with your booking. Weekends are outside Zone B’s hours, so a Saturday slot on the Ealing streets needs no permit. The Hounslow half is run by Hounslow, with its own permits, so tell us which side of the line you are on.
The houses sit behind front gardens, so the hose goes up the path and through the front door. Allow for the length of a deep hall and a tall staircase; we bring enough hose to reach the top landing. Before we come, roll up any loose rugs that sit over the fitted carpet and take shoes and umbrellas off the hall runner. A Grade II listing covers the whole building, inside and out, so we never lift pinned runners or fix anything to the original joinery; the runner is cleaned where it lies.
Woodsmoke, stair runners and old rugs
The carpets and rugs in these houses tend to be good wool, and wool rewards proper hot-water extraction: it lifts dirt from the pile without the crunchy residue a cheap shampoo leaves behind. Two jobs come up again and again. One is the staircase, where a runner takes the whole household plus the dog and shows every mark after the decorators have been in. The other is the drawing-room rug, often an older Persian. Open fires are common here, so curtains and rugs pick up a faint woodsmoke smell over winter that a vacuum will not touch.
A hand-knotted wool rug can hold a lot of water and dry slowly. In a cool front room it may take two to three days to dry fully, and we would sooner tell you that at the start than promise it back the same day and be wrong.

Runners, settees and Persians
For stairs, landings and living-room carpets we use hot-water extraction, the method set out on our steam carpet cleaning page, which suits the wool that runs through most of these houses. Linen and leather settees, the two-seaters and Chesterfields that fill Bedford Park front rooms, go through our sofa and upholstery cleaning service; leather is cleaned and conditioned so the arms are not left sticky. Older Persians and other delicate pieces go through specialist rug cleaning on site once a photo has shown us they can be cleaned safely. The rest of the borough is on our Ealing carpet cleaning page, and nearby Chiswick and Turnham Green are covered on the same rates.
Questions from Bedford Park households
Which Bedford Park streets do you cover, on the W4 and W3 sides?
All of Bedford Park, including The Avenue, Bath Road, Woodstock Road, Blenheim Road, Queen Anne’s Gardens, Esmond Road and Marlborough Crescent, right up to Bedford Park Corner. The suburb straddles the Ealing and Hounslow boundary, and we clean both sides, so a W4 or W3 address near Acton Green is no problem.
Where do you park on these streets?
On the Ealing side we park in Zone B, which is controlled from 9am to 6pm on weekdays, using a PayByPhone visitor session you book for the van. Near the station a pay-and-display bay is sometimes enough to run the hose in. We confirm the arrangement when you book, so there is no doorstep surprise.
Can you get pet smells out of a stair runner?
Usually, yes. A dog being sick on a wool runner leaves an odour that sinks into the backing as well as the pile, so hoovering never clears it. We treat the affected area with an enzyme that breaks the odour down at its source, then extract, and in most cases the smell has gone once the runner is dry.
How long do carpets and rugs take to dry in a Bedford Park house?
A wool bedroom or living-room carpet in one of the Queen Anne Revival houses is dry within 6 to 7 hours, so a morning clean is ready to walk on by the evening. A thick hand-knotted rug is slower, especially in cooler weather, so keep a window open and stay off it until it feels dry all the way through.
My house is one of the listed ones. Is a carpet clean safe?
Yes. Listing covers the whole building, inside and out, so an original staircase or tiled hall is protected as much as the front elevation. We clean fitted carpets and pinned runners in place and keep the water low near exposed timber and tiles. Nothing is lifted or refixed. A clean like ours needs no consent; altering the fabric would.
Does it matter whether I am on the Ealing or the Hounslow side?
Only for parking. Prices, drying times and the guarantee are identical. The Ealing streets are in Zone B, controlled 9am to 6pm on weekdays with visitor sessions through PayByPhone, while the eastern streets around Bath Road and the church follow Hounslow’s permit rules. Give us your road at booking and the van is planned around the right council.
Our re-clean guarantee covers every job: if a treated spot is not right, we come back and put it right. Every cleaner is DBS-checked and every job insured, and both halves of Bedford Park have been on our books since 2009.
