All Saints Church, Teulon’s Grade II* building on Angel Hill, opened in 1863, the same year Benhilton became a parish of its own, and the Victorian villas of Benhill Avenue and All Saints Road grew up round it, many now split into flats. London Carpet Cleaning cleans across Benhilton, SM1, from £36 a room, and a villa stair carpet is usually dry within 6 to 7 hours.

Villas on the high ground of north Sutton

Benhilton is the high ground of north Sutton: Angel Hill stands at about 53 metres, Benhill, near where Oakhill Road meets Thicket Road, at about 60, and Great Grennell, where St Helier Hospital and Greenshaw High School sit, at up to 64. The name comes from Benhill Farm, once the largest farm in Sutton, which stood near the corner of Benhill Street and the High Street. Once Benhill Wood was enclosed in the 1850s, the landowner, Thomas Alcock, laid the area out as an estate for upper-class housing, and by 1868 there were some 29 large residences with views across to the Crystal Palace ridge. The two detached houses on All Saints Road and Benhill Road either side of Grennell Road date from the 1870s and are probably the oldest in the parish.

The bones of that are still here. Along Benhill Avenue, All Saints Road and Benhill Wood Road you find tall Victorian and Edwardian villas, many split into flats, with deep hallways and the original stairs. East of the High Street, round Brunswick Road, the Benhill Estate is low-rise council housing built between 1965 and 1974 and refurbished between 2011 and 2013. Inter-war semis fill the streets between, and the Poets Estate by Erskine Village, Byron Gardens, Milton Avenue and Browning Avenue, is almost all semis. Rosehill Recreation Ground gives the area its green edge, and to the south the SM1 postcode gives way to SM5 round Sandy Lane North and the Carshalton Road corner. Sutton Common station is a short walk west of Angel Hill, over the footbridge across the railway cutting.

Purpose-built flats66.8%
Flats in converted houses5.5%
One-bedroom homes33.2%
Rented privately34.7%
Rented from the council12.7%
Built before 190010.9%
Built since 200033.0%

The census puts Benhilton in a larger neighbourhood it calls Sutton Central, which runs down to the High Street, and that pulls the figures towards flats. Two-thirds of homes are purpose-built flats (66.8%), and a third were built since 2000 (33.0%). The Victorian parish shows up too: 10.9% of homes are older than 1900, and 5.5% are flats carved out of converted houses, the split villas with one shared stair carpet for every flat above it.

Renting is the norm. Private tenants make up 34.7% of households and council tenants 12.7%, with more in housing association homes, so we do a lot of moving-day work: one-bedroom flats (33.2% of homes) handed back before an inspection, and two-beds turned round between tenants. In one of the split villas, a two-bed flat’s bedrooms and living room cost £115 together. Heating matters here too: 27.6% of homes are electric-only, so on a cold day we open a window or a vent while the carpet dries.

Figures: ONS Census 2021 (Sutton 012) and VOA council tax stock, March 2024.

Communal stairs and long hallways

The villa flats are where most of our carpet work happens. Communal stairs and long internal hallways take a beating, and the middle of a staircase goes grey years before the edges do, so that is the strip we spend the most time on. In the lounges it is the usual life of a home: red wine gone in next to the sofa, candle wax from a celebration, a greasy patch where a chair headrest meets the wall. Two-seaters and matching armchairs clean up well, headrest marks included.

The older hall rugs round here bring one particular problem. A cooking stain that has had time to set, turmeric or a curry sauce above all, will lift and fade a great deal but can leave a faint cast you catch in strong light. We say on the doorstep whether it is a full lift or a big improvement, before any money changes hands.

Parking on the villa streets

Much of Benhilton is inside the Sutton Controlled Parking Zone, Monday to Saturday, 8am to 6.30pm, and the colour depends on the road. Benhill Wood Road, Benhill Road, Oakhill Road, Thicket Road and Benhilton Gardens are Blue; Benhill Avenue is Red up to number 63 and Green above it; Brunswick Road is split between Red and Blue. Each household gets 50 free visitor hours a year, and the vouchers are now added online, so a session for our van is the simplest way. Otherwise we take a pay bay of the right colour and bring the long hose.

Benhill Avenue is a wide road, a legacy of the trams that ran along it from 1906 and the trolleybuses that followed until 1959, which makes it easier to stop and unload than most. In the villa flats we carry the kit up the communal stairs, protect the banisters and the landing carpet on the way, and need only your front door open.

Cleaning services for Benhilton flats and houses

Most bookings are hot-water extraction, our steam carpet cleaning, which rinses the dirt out of the pile and leaves it dry within 6 to 7 hours. We also handle sofas, armchairs, dining chairs and headboards through upholstery cleaning, and hall runners and wool rugs get proper rug cleaning in the home, on the spot where they lie. Over the SM5 line, or for a neighbour, we cover Carshalton and Rose Hill too, along with the rest of Sutton.

Benhilton questions and answers

Which Benhilton roads and postcodes do you cover?

All of them. We work the SM1 core round Benhill Avenue, Angel Hill, All Saints Road and Greenwood Road, and carry on down to the SM5 streets towards Carshalton, including Sandy Lane North and the Carshalton Road end. In north Sutton you are inside our patch, and the price is the same wherever you sit.

Where will the van park on the villa streets?

Benhill Avenue, Benhill Wood Road and most of the roads round them are in the Sutton CPZ, Monday to Saturday, 8am to 6.30pm. A visitor session from you, or a pay bay in your zone’s colour, sorts it; some of the bigger villas also have a drive. Tell us your road when you book. It does not change the price.

Can you get a mattress fresh after someone has been ill?

Yes. We clean and sanitise mattresses, a common job here after a spell of illness in bed. We treat the marks, then deodorise so the whole thing smells clean again. It dries quickly with the windows open, and it is a tidy way to freshen a bed without buying a new one.

How long until the carpet is dry in a Benhilton villa flat?

dry within 6 to 7 hours for most carpets, a little longer for dense wool or a cool ground-floor flat in a split Victorian villa. We extract as much moisture as the machine will pull, so you are walking on it the same day. Stairs and landings, the busiest jobs round Benhilton, are usually the first areas back in use.

Do you clean the shared stairs in a converted villa?

Yes. In a villa split into flats the communal stair carpet takes every resident’s traffic, and it is often the dirtiest carpet in the building. It is priced as stairs, from £41 a flight, and your own flat can follow on the same visit. If a freeholder or managing agent is paying, tell us and the receipt goes to them.

Do you work in the new blocks near the High Street?

Often. A third of homes in this part of Sutton have been built since 2000. Give us the building’s access details when you book, and if there is a concierge or building manager we will confirm the time with them and use the lift where there is one. We protect the corridor carpet on the way in and out.

Every clean comes with our re-clean guarantee: if a spot you were happy with on the day comes back, we return and redo it free. We are fully insured and DBS-checked, and we have been cleaning carpets across Sutton since 2009.

What our customers say in Benhilton.

★★★★★
Cleaned our lounge carpet before the family came over for a christening. There was a red wine stain by the sofa from New Year that I thought was permanent and it's gone completely. Delighted.

Our two seater and matching chair were looking tired and had a few greasy headrest marks. Both came up like new and the chap was careful with the cushions. Tidy and professional throughout.

Stairs carpet was grubby down the middle from years of use. After they cleaned it the colour came back and it looks years younger. Quick, reasonable and a nice bloke.

Got the mattress done after my husband had been poorly in bed for a fortnight. It came up fresh and the marks went, smelled lovely afterwards. Really put my mind at rest.

Had our hall rug cleaned which had a turmeric stain from cooking. It faded a lot which I was pleased about, though you can still catch a very faint mark in the right light. Honest about it and friendly.

Cleaned the lounge and landing before Diwali. Good job on the whole and a candle wax spill came out nicely. The booking got moved by a day which was slightly annoying with guests coming, but the result was worth it.
