In 2025 demolition started on the last block of Robin Hood Gardens beside Blackwall DLR, clearing more ground for the Blackwall Reach flats, while a few minutes south the listed houses of Coldharbour still hold wool carpet and old rugs. London Carpet Cleaning handles both across Blackwall, E14, from £36 a room, and cleaned carpets are dry within 6 to 7 hours.

Blackwall Reach and the tunnel mouth
Blackwall sits on the north bank of the Thames in Poplar, around the northern mouth of the Blackwall Tunnel, and the DLR station, opened on 28 March 1994, stands very close to the tunnel entrance. Most of what we clean here is new-build. The biggest scheme is Blackwall Reach, the regeneration of the Robin Hood Gardens estate and the commercial land beside the station. Sanctuary is delivering it with the council and the Greater London Authority across eight hectares, and it will have more than 1,500 homes when finished. By 2025 over 600 were built, 214 of them for social rent.
Between Naval Row and Blackwall Way there are more towers and low-rise blocks. Almost all of these flats come with pale carpet in the bedrooms and hard floors everywhere else, so the carpet that does exist takes the full load of daily wear, and it shows first in the bedroom doorways.
Coldharbour, the last of the old hamlet
Coldharbour, the narrow riverside lane on the far side of Blackwall Basin, is all that remains of the old hamlet of Blackwall, and the council has protected it as a conservation area since December 1975. The basin itself, opened in 1802, is listed Grade I. On the lane, Nelson House at No. 3, made from two houses of around 1820, has a double-bowed front to the river, and Isle House was built in 1825 to 1826 for a dock official; both are listed. The Gun stands on a site that has held a pub since the 1710s, and the old Blackwall river police station of 1893 to 1894 was turned into homes in the early 1980s. Those houses hold proper wool carpet and antique rugs, a different job from the new flats entirely.
What the census says about these streets
| Homes | Share |
|---|---|
| Purpose-built flats | 96.9% |
| Owned outright | 7.1% |
| Shared ownership | 2.1% |
| Social rented | 12.5% |
| Two bedrooms | 33.5% |
| Electric heating only | 43.2% |
| Built 1973 to 1999 | 3.2% |
The census groups the streets east of Blackwall station with the Leamouth peninsula, and the result is almost entirely new flats: 96.9% purpose-built, with only 3.2% built between 1973 and 1999 and nearly all the rest since. Only 7.1% are owned outright, mortgage-free, which fits buildings this young, and 2.1% are shared-ownership flats. Social lets make up 12.5%.
Two figures matter on the day. A third of homes (33.5%) have two bedrooms, and 43.2% are heated by electricity alone, so a flat left cold in winter dries slowly unless the heating goes on first. In a one-bed flat at Blackwall Reach, the bedroom plus the living room costs £79. Lifts, fobs and concierge desks are the norm, so access is about timing more than stairs.
Figures: ONS Census 2021 (Tower Hamlets 034) and VOA council tax stock, March 2024.

Where the van waits
We never try to stop on Aspen Way or the tunnel approach. The streets south of East India Dock Road, Blackwall Way and Naval Row among them, sit in the council’s zone D, controlled Monday to Friday from 8.30am to 5.30pm, and Coldharbour, across the basin, falls in the same zone. Most blocks have podium or undercroft parking and a loading bay, which is the easiest option if you can book us a visitor space; otherwise we use the paid bay nearest your entrance.
In the blocks, tell us the entrance and the floor, and book the lift if the building asks for that. On Coldharbour the lane is narrow, so we unload quickly and park the van further along.
Light carpets, leaks and wool
The pattern here is high-rise living and small front doors. In the new flats the carpet is light and shows everything, so the recurring jobs are traffic lanes greying down a hallway, the odd red wine spill after a dinner, and musty smells when a leak has come through from the flat above. We deep-clean those, and on the smell jobs we treat the backing and underlay as well as the pile, because that is where the damp sits. On Coldharbour and the older streets it is wool care and runners worn pale by the front door.
On a riverside ground floor, and in a flat that has had a real soaking from above, drying runs slower than our usual 6 to 7 hours. With the windows open and the air moving, a heavily wetted carpet can take longer still and a mattress needs about 24 hours, and we tell you that on the day.
Our cleaning for carpets, sofas and rugs
The same van handles the lot. Our hot-water extraction carpet cleaning lifts trodden-in grey from a hallway or stairs and clears the smell after a leak. For settees and armchairs, including the felt-tip and toddler jobs, our upholstery cleaning works to the fabric in front of us. Larger wool runners are cleaned where they lie through specialist rug cleaning, which suits the bigger pieces in the Coldharbour houses, and an antique rug needs a photo sent first. The rest of the borough is on our Tower Hamlets carpet cleaning page, and we reach Custom House just across the Lower Lea.
Booking a clean in Blackwall: FAQs
Do you cover all of Blackwall, from Prestage Way to Coldharbour?
Yes, all of E14 Blackwall: the Blackwall Reach flats around Prestage Way, Blackwall Way and Naval Row, Prestons Road and the listed houses on Coldharbour, plus Saffron Avenue and the streets towards East India. We also cover neighbouring Poplar and the Isle of Dogs, so if you are nearby but unsure, send the postcode and we will confirm.
Can you park at the new Blackwall flats and the towers?
Usually, yes. Most blocks have podium or undercroft parking and a loading bay, which is easiest if you can book us a visitor space. The streets around are zone D, controlled on weekdays, so on a busy day we use the paid bay nearest your block. Let us know the entrance and we plan the unload before we arrive.
Do you clean wool carpet and antique rugs in the Coldharbour houses?
Yes. The listed houses along the river often keep wool carpet and older hand-made rugs, both of which need gentler chemistry and careful drying. We test for colourfastness first and use wool-safe products. For a large or delicate rug, send us a photo beforehand, and we will say whether it can be cleaned safely in the house, where we keep the wash and the moisture under control.
How long before a Blackwall carpet is dry and walkable?
A standard carpet in a new flat feels dry after 6 to 7 hours, and until then it is best to keep to socks, not shoes. A heavily soiled carpet, a riverside ground floor, or anything we have had to wet hard after a leak takes longer, so open a window and let the air move.
Water came through from the flat above. Can you help?
Yes, once the leak is fixed. We extract as much water as we can from the carpet, treat the backing and underlay against the musty smell, and set up air movement. If the underlay has been soaked for days it may need replacing, and we tell you so. Take photos before we start if an insurer or the managing agent is involved.
Is there anything to know about cleaning at Blackwall Reach?
Only the building routine. The blocks are new, so check whether your carpet is still under a builder’s or landlord’s warranty and whether the management team wants trades booked in. Give us the fob or concierge arrangement, and we clean bedrooms by the room, from £36 each.
If a mark we treated reappears as the carpet dries, ring us and the re-clean is free. We lay covers so nothing is walked back through the flat, every cleaner is insured and DBS-checked, and Blackwall and the wider Docklands have been on our list since 2009.
