Boston Manor station’s tall brick tower, with its strip of glass bricks lit after dark, is how most people place Boston Manor, W7 and TW8. Around it run interwar terraces and semis on roads like Boston Gardens, with Boston Manor House and its park just to the south. London Carpet Cleaning works both sides of the borough line, from £36 a room, and carpets are dry within 6 to 7 hours.

A station tower, a Jacobean house and the interwar roads

Boston Manor sits where Hounslow meets Ealing, and the station stands on the boundary itself, with the W7 streets rising towards Hanwell and the TW8 ones dropping down to Brentford and the park. It opened as Boston Road in 1883 and was rebuilt in 1934 to a Modernist design by Stanley Heaps, working with Charles Holden; the building has been Grade II listed since 2002. Most of the housing round it went up between the wars, when the old fields between the manor and the railway were built over. Hounslow’s own conservation appraisal describes the area east of the park as early interwar estates of two-storey semis and terraces with a lot of open space, served by the station and the buses on Boston Manor Road.

The manor gives the place its name. Boston Manor House was built in 1622 and 1623 for Dame Mary Reade, and James Clitherow bought it in 1670; his family kept it for about 250 years, which is where Clitherow Road (TW8) and Clitherow Avenue (W7) get their names. Brentford Urban District Council bought the house and its grounds in 1923, and the park opened to the public on 11 September 1924. The house reopened in July 2023 after six years of repairs. The elevated M4, built across the park in the early 1960s, still runs overhead on its viaduct, which is why so many ground floors near it pick up road dust as well as the usual foot traffic.

What do we clean most in these houses?

The job that comes up most is the interwar through-room and the stairs that go with it. These houses often keep one carpet running from the front bay to the back window, so spills, pet traffic and a busy hallway all land on the same few square metres, and the stairs and landing take the worst of the coming and going. We lift food spills, drink rings and the grey lanes that build up in front of sofas and along the turn of the stairs. Plenty of homes near the park bring us wool rugs the dog has had an accident on, and on those we treat the odour at its source, down in the backing.

Felt-tip and biro is the mark we warn people about. Ink that has had time to set into a pale carpet often will not lift completely, and on a stair or landing we tell you that before we start, so the result is the one you were promised.

How the census area around the station breaks down

Homes in the Brentford Central census area, south of Boston Manor station (Hounslow 006)
Homes that areShare
Terraced houses26.4%
Purpose-built flats45.7%
Flats in converted houses8.5%
Rented privately28.6%
Built before 191925.5%
Built in 2000 or later35.9%

The census does not draw a Boston Manor boundary. The area it uses runs from the TW8 streets by the station down into central Brentford, so it mixes three kinds of home. The interwar roads are only part of it; the older Brentford terraces add the 25.5% built before 1919, and the towers at the Great West Road crossroads, the first tall buildings drivers see coming in on the M4, help explain why 35.9% of homes date from 2000 or later. Purpose-built flats make up 45.7% of the total.

For the houses, that means stairs. A two-storey semi or terrace has one flight, usually carpeted to match the landing, and that flight takes more wear than any room. For an interwar semi off Boston Manor Road with three bedrooms, a living room and the stairs, the total is £192. More than a quarter of homes (28.6%) are rented privately, and those lets bring a steady run of move-out cleans, with a dated receipt for the agent.

Parking in the Boston Manor zone

The streets nearest the station are permit-controlled. Hounslow’s Boston Manor zone (BM) covers Boston Gardens, Clitherow Road, Manor Vale, The Ride and part of Boston Manor Road, and it runs Monday to Friday, 9am to 6pm, to stop commuters parking for the Piccadilly line. After a residents’ petition the council asked households in early 2026 whether those hours should change, so we check the signs on your road before the day. Many of the semis have a drive, and where you can let us use it the van sits a few metres from the door and the hose goes straight in.

The Great West Road (the A4) is a busy dual carriageway, so for flats on the main road we park in the nearest side street and carry the kit round. Move cars, bikes and bins off the drive if you can, and clear the hall and the bottom stair before we come; a through-room with the sofa pulled forward takes far less time.

Upholstery, rugs and carpets on both sides of the line

For carpets we use hot-water extraction, the steam carpet cleaning method that rinses the spill out of the pile and leaves it dry within 6 to 7 hours. The same visit can take in your sofas and upholstery, fabric and leather alike, and wool rugs are cleaned in your home through our specialist rug cleaning; for a delicate piece, send a photo first and we will say whether it is safe on site. For the TW8 side and the rest of the borough, see our Hounslow carpet cleaning page; we also work in neighbouring Hanwell and Drayton Green, just up the W7 hill.

Before you book in Boston Manor

Do you cover both the W7 and TW8 sides of Boston Manor?

Yes, all of it. That runs from Boston Road and Clitherow Avenue up near Hanwell down to Boston Manor Road, Boston Gardens and the roads beside the park. Brentford High Street and the streets towards the Grand Union Canal are well within our patch, so one visit can cover homes either side of the station.

Is parking easy for the van on Boston Manor’s interwar roads?

On weekdays the roads by the station are in the BM permit zone, 9am to 6pm, so we use your drive, a visitor permit or a paid bay. Further from the station the roads are easier, and plenty of the semis have their own drive. Tell us the road when you book and we plan the kit and the timing around it.

Can you get pet smells out of a wool rug?

Usually yes. A dog accident on a wool rug needs the urine treated down in the backing, and a spray on top will not reach it, so we pre-treat the marks, then shampoo and rinse the rug in your home by hot-water extraction, with the same machines we use on fitted carpet. Clear the floor first and we move the light furniture for you.

How long do carpets take to dry near Boston Manor Park and the M4?

Carpets are dry within 6 to 7 hours, which gets a morning clean back to normal by the evening. A dense wool through-lounge takes a little longer, and ground-floor rooms by the park and the motorway can hold damp when the air is still, so we leave a window cracked and the pile groomed to help it along.

Can you do the through-room, the stairs and the bedrooms in one visit?

Yes, and in an interwar semi that is the usual booking. Three bedrooms, a through-lounge and the flight of stairs come to £210 at our fixed prices, and the whole house is done in a morning. We start upstairs and work down, so the stairs and the through-room are the last to be walked on.

We rent our flat. Can you clean before the check-out?

Yes. Private renting accounts for 28.6% of homes in this census area, and move-out cleans are regular work for us here. Book us for after the furniture has gone, and we clean every carpeted room, the hall included, then leave a dated receipt you can pass to the agent or landlord with the inventory.

Every clean is backed by our re-clean guarantee: if a treated patch does not come up the way we promised, we come back and put it right. We are fully insured and DBS-checked, and we have cleaned carpets, sofas and rugs on both sides of Boston Manor station since 2009.

What our customers say in Boston Manor.

★★★★★
Cleaned the front room carpet before Eid when the whole family was coming round. It had food spills and grubby high traffic patches and came up looking lovely and fresh. Polite, prompt and a fair price. The house felt ready for visitors.

Our settee had taken a battering with the kids, mainly squashed chocolate and a felt tip line along one cushion. They got it all out and the scatter cushions too. Friendly service and it dried by the evening. Very happy with it.

Got the children's mattresses cleaned after a tummy bug went round the house and they were both poorly in the night. They were thorough and kind about it and the mattresses look and smell properly clean again. Really reassuring service.

Good clean of the stairs and landing, which had got really grubby with everyone coming and going. They look much better. There was a felt tip mark on the landing that didn't fully shift, although they did warn me it had probably set. Still a tidy job for the price.

Brown leather sofa was looking tired and there was a coffee ring on the arm. They cleaned and conditioned it and it came up well, the ring gone. They were running late by about half an hour due to traffic on the A4 and didn't ring to say, but the work was good.
