By 2005, over half of the 800-odd homes here were park and mobile homes, on sites such as Surrey Hills Residential Park, alongside flint cottages from the 1800s. London Carpet Cleaning brings the same vans up the Zig Zag Road to Box Hill, KT20, that it runs in town, and has done since 2009. Rooms start at £36, and even up on the hill a cleaned carpet is dry within 6 to 7 hours.

A village of flint cottages and park homes
Box Hill is the village on the high ground east of the famous hill, not the National Trust viewpoint itself, and its housing is unusual for Surrey. The oldest properties are flint cottages from the 1800s, and much of the rest went up in the first half of the twentieth century along Boxhill Road and Old London Road. What sets the village apart is the park homes. By 2005 there were more than 800 dwellings here, and over 500 of them were mobile homes, on sites such as Surrey Hills Residential Park and the parks off Boxhill Road. A job here is as likely to be a compact two-bedroom park home as a detached house.
The village takes its post from Tadworth and sits in Mole Valley district. Underneath is chalk, with clay and flints on the higher ground, and Headley Heath to the north is rare chalk heath. The nearest station is Box Hill and Westhumble, at the foot of the hill. A few newer detached houses have gone up too, with the pale modern twist carpet that marks out almost every new build.
The census area around Box Hill
| Homes that are | Share |
|---|---|
| Houses of any kind | 77.2% |
| Flats of any kind | 7.7% |
| Homes with two bedrooms | 27.1% |
| Owned outright | 51.8% |
| Built before 1900 | 17.6% |
| Heated by oil only | 4.9% |
The census area runs well beyond the village, taking in Brockham and the parishes along the foot of the Downs, so it softens Box Hill’s park homes into a wider picture. Even so, they show. Houses make up 77.2% of homes and flats 7.7%, which leaves about one home in seven counted as a caravan or other mobile home, the census heading for park homes. Two-bedroom homes are 27.1% of the total, and a two-bedroom park home with its living room comes to £115.
The other side of the area is old. 17.6% of homes were built before 1900, the flint cottages in the village and the older houses in Brockham, where we expect wool and solid floors. More than half the homes (51.8%) are owned outright, so most bookings come from owners who plan to stay. Off the gas main, 4.9% of homes heat with oil only, and 0.8% have no central heating at all; in those homes we extract harder and leave a window open so the carpet still dries the same day.

Cyclists, chalk and a busy hall carpet
The biggest factor here is the hill and the people who climb it. An estimated 850,000 people visit Box Hill each year, and the Zig Zag Road is ridden by hundreds of cyclists every weekend; the 2012 Olympic men’s road race went round a 15.5km Box Hill circuit nine times. Halls and stair carpets near Old London Road and the foot of the Zig Zag Road take the brunt of it, taking in grit and chalk carried in off the Downs, and dog walkers back from Headley Heath bring plenty of mud through the door. We see a lot of stairs, landings and hallways for that reason, plus wool rugs that need a proper clean.
A word on old stains. The local water is hard and chalky, and while we can lift the dirt and the grey traffic lane, a long-standing oily or curry stain by a sofa seam will fade without vanishing completely. We say that before we start, so nobody is promised a miracle.

Getting onto the sites and up the hill
On the park-home sites, the van parks on the site road or the bay beside your home, and the hose goes in through the door; tell us if the site has its own rules on where visitors’ vans can stop. In the cottages and houses along Boxhill Road and Old London Road, there is no controlled parking and most homes have a drive or kerb space. The climb is the variable. The hill gets very busy at weekends and on fine evenings, and the Zig Zag Road can be slow behind riders, so we book Box Hill on weekday mornings where we can.
Park homes are compact, so clear the floor in each room before we arrive and move small tables and plant stands out of the way; we shift the larger furniture ourselves. In a cottage, take shoes and coats off the stairs and leave the back door free, since that is usually where the chalk comes in.
What we clean in Box Hill homes
Most jobs here are hot-water extraction, the method most people call steam carpet cleaning, which rinses the grit and chalk out of the base of the pile. We also clean settees and armchairs in the home through our upholstery cleaning service, and wool and delicate rugs get specialist rug cleaning in your home. Box Hill is just outside London, so it is covered as part of our Surrey round alongside the rest of the Kingston area, and we also work the nearby villages of Tadworth and Kingswood.
Box Hill bookings: your questions
Which Box Hill postcodes and roads do you cover?
We cover the whole of KT20 around the village, including Boxhill Road, Old London Road, Zig Zag Road, Flint Hill, Lodge Close and the park-home sites, and out towards Headley Common Road. The village is filed under Tadworth for post, and we treat the surrounding Mole Valley lanes the same way, with no extra charge for the distance over the boundary.
Can you reach the park and mobile homes on the village sites?
Yes. A good share of our Box Hill work is in park homes on the residential sites off Boxhill Road, and our portable machines and hoses reach rooms a lorry-mounted system cannot. We work room by room in compact layouts, move what we safely can, and keep the kit tidy so narrow hallways and site roads stay clear.
Is access ever a problem with the cyclists and hill traffic?
The climb gets very busy at weekends and on fine evenings, and the Zig Zag Road in particular can be slow behind riders, so we usually book Box Hill on weekday mornings where we can. If traffic on the hill is holding us up we ring ahead before the appointment, so you know where the van has got to.
How long will carpets take to dry in a Box Hill park home?
In a park home, allow 6 to 7 hours for the carpet to dry. We extract as much moisture as the machine will pull, so a morning clean is dry by the evening, with socks, not shoes, until then. Thick wool and the heavier rugs from the older flint cottages hold more water and can want a few hours longer, especially in cooler weather, so we leave windows cracked and air moving.
My park home has a lightweight floor. Is your machine too heavy for it?
No. The main machine stays in the van and only the hose and a hand tool come inside, so there is no heavy weight on your floor. We use less water on a park-home carpet, because the floor deck is lighter than in a house, and we extract with extra passes. Lift any loose floor mats first so we can see the joins.
We live in one of the flint cottages with solid floors. Will the carpet take longer to dry?
A little, sometimes. A carpet laid over a cold solid floor loses heat downwards, so on a winter day it can run past the usual 6 to 7 hours. We keep the water low, extract hard and ask you to keep the heating on for the afternoon. In spring and summer, a cottage with its windows open dries as well as anywhere.
Our re-clean guarantee holds on the park sites and in the cottages alike: a treated area that is not right gets a free second visit. We are fully insured, every cleaner is DBS-checked, and our vans have been coming up the hill since 2009.
