Brownswood Road, Queens Drive and Gloucester Drive are lined with tall late-Victorian houses, most of them split into flats, inside a Hackney conservation area designated on 24 February 2020. London Carpet Cleaning has worked in Brownswood, N4, since 2009, from these conversions to the new flats at Woodberry Down. Prices start at £36 a room, and carpets are dry within 6 to 7 hours.

Brownswood Park and Woodberry Down, side by side
Brownswood Park is the pocket of N4 between Blackstock Road and Green Lanes, on the Hackney side of Finsbury Park, and it splits cleanly into two kinds of home. Most of it is a late-Victorian suburb laid out from the 1860s onwards, with what Hackney calls a clear hierarchy of house types: tall houses on the main roads, smaller terraces on the back streets. Brownswood Road and Queens Drive are typical, and most of the big houses have been split into flats over the years while keeping their original floors and staircases. Since 2020 an Article 4 Direction has protected the original windows, doors, brickwork and porches, so the fronts look much as they did. Inside is where the change shows, with three or four front doors off one hall.
The other half is Woodberry Down, the post-war council estate of about 2,000 homes beside the two reservoirs. It is being rebuilt by Hackney Council and Berkeley Homes with their partners over some 20 years from 2009, and will hold more than 5,500 new homes when it is finished. The East Reservoir became Woodberry Wetlands in 2016, a free London Wildlife Trust reserve, and mud off the reservoir paths ends up on the hall carpets of the new blocks. Manor House station on the Piccadilly line sits at the top corner.
Where the van parks in Zone G
Brownswood falls in Hackney’s parking Zone G, Brownswood and Manor House, which runs Monday to Friday from 8.30am to 6.30pm. On weekdays we park in a pay-by-phone or visitor bay and allow for it in the booking. On a normal Saturday or Sunday the bays are free, which makes weekend slots easy. The exception is an Emirates Stadium event: the zone then runs until 8.30pm on weekdays and from midday to 4.30pm at weekends and on bank holidays, and the streets nearest the stadium fill up. We check the fixture list before we confirm your date.
In the converted houses the hose goes in through the front door and up the common stair, and we protect the stair edges and the banister as it goes. In the Woodberry Down towers we use the resident lifts, so give us the block name and floor when you book, and warn the front desk or building manager if your block has one.
What the census says about Brownswood
| Homes that are | Share |
|---|---|
| Flats in converted or shared houses | 40.6% |
| Flats in purpose-built blocks | 44.7% |
| Rented privately | 40.0% |
| Rented from the council or a housing association | 27.9% |
| Two bedrooms | 37.5% |
| Built before 1900 | 48.2% |
| Built since 2000 | 15.1% |
Here the census area takes the neighbourhood’s own name. Almost half its homes (48.2%) were built before 1900, and 40.6% are flats inside a converted house, the split villas of Brownswood Road and Queens Drive. Purpose-built flats are slightly more common still, at 44.7%, which takes in the council blocks and the 15.1% of homes put up since 2000. Woodberry Down itself is counted in the next census area to the north, so the new towers there add more again.
Only 29.3% of households own their home. Four in ten (40.0%) rent privately and 27.9% rent from the council or a housing association, so end-of-tenancy work and landlord bookings fill a lot of our Brownswood diary. Two-bedroom homes lead at 37.5%. In a two-bed conversion flat off Queens Drive, both bedrooms and the living room come to £115. Few homes lack central heating (2.4%), though 12.9% rely on electric heating alone, and in those flats an open window shortens the drying time.

Hallways, common stairs and pale new-build carpet
Two job patterns dominate here. In the converted houses it is the hall and stair carpet that takes the beating, because the ground-floor flat catches everything walked in off Green Lanes and Blackstock Road, and a single communal hall often serves three or four front doors. In the Woodberry Down flats it is pale, builder-grade carpet that shows every mark within a year or two, plus the odd pet stain and the wear that follows a young household. We lift the traffic lanes and most stains on both.
The limit is shading and pile crush in a busy hallway. A hot-water extraction clean brings back the colour and texture, but where years of footfall have flattened the pile for good in the doorways, cleaning revives it and does not make a worn carpet new. We point those patches out before we start.
How much does carpet cleaning cost in Brownswood?
Prices are fixed, there is no call-out fee, and the figures are the same in Hackney as in every other London borough we cover.
- Carpet cleaning, per bedroom, from £36
- Living room from £43
- Through-lounge from £61
- Stairs, one flight, from £41
- Two-seater sofa from £57; armchair from £33
- Rug up to 3m² from £35
For one of the rare whole houses, three bedrooms, a living room and a flight of stairs come to £192. We measure on arrival so the figure matches the room, and you have a clear price before any work starts. Get a free quote, or call us on 020 8077 8090.
One van for carpets, sofas and rugs
The same van handles the lot. Our hot-water carpet cleaning suits both the period wool in the conversions and the synthetic carpet in the newer flats, and we clean sofas and armchairs in the home with fabric upholstery cleaning. Loose rugs, including older wool pieces and anything with a pet accident, get specialist rug cleaning in your home and are left fresh. For homes in the rest of Hackney, or just over the border in Finsbury Park and Manor House, the booking and the prices are identical.
Brownswood bookings: common questions
Which Brownswood streets do you cover, from Blackstock Road to Woodberry Down?
We cover the whole of N4 around Brownswood Park, from Blackstock Road and Mountgrove Road across to Green Lanes, taking in Brownswood Road, Queens Drive, Gloucester Drive and the Woodberry Down blocks by the reservoirs. The neighbouring stretches of N5 and N16 are the same booking, so a flat that sits on a postcode boundary is no problem.
Can you reach a flat in one of the Woodberry Down towers?
Yes. The machine stays in the van and we run hose lines to your door, so high floors and the newer blocks are no trouble. We use the resident lifts and follow the building’s loading arrangements, and there is no extra charge for an upper floor. Just let us know the block and floor when you book.
Do you clean the wool carpets in the older converted houses?
Often, yes. Many of the period flats off Brownswood Road still have wool or wool-mix carpet on the stairs and landings. We clean it at a gentler heat with a wool-safe solution and careful moisture control, so colours hold and the pile is not over-wetted. Older fitted runners on original staircases are part of the regular work here.
How long does carpet take to dry in a Brownswood conversion flat?
Usually 6 to 7 hours for an upstairs room, a little longer for a heavily soiled hallway or a ground-floor flat that gets less air. We extract as much water as the machine will pull on the final pass, which keeps drying short. On a damp day, open a window or run a fan, and a morning clean will be dry by the evening.
Is it cheaper to book on a weekend because of the parking?
The price is the same any day of the week. A Saturday or Sunday is simply easier for us in Zone G, because the bays are free at weekends, unless there is an event at the Emirates, when the zone runs from midday to 4.30pm. If you want a weekday slot, we pay for the bay ourselves and it never appears on your bill.
Can you clean the communal hall and stairs for the whole house?
Yes. In a Brownswood conversion the shared hall and stair carpet is often the dirtiest in the building. We charge it as stairs, from £41 a flight, and can do your own flat on the same visit. If a freeholder or managing agent is paying, tell us who the receipt should go to.
Every clean comes with our re-clean guarantee: if a treated area is not right, we come back and put it right at no cost. We are fully insured and DBS-checked, and we have cleaned carpets, upholstery and rugs across Brownswood and the rest of north London since 2009.
