The clock tower of the old Metropolitan Cattle Market, opened by Prince Albert in 1855, still stands 46 metres tall in Caledonian Park, and the streets around it run from Victorian terraces with wool on the stairs to the low-rise houses of the Westbourne Estate. London Carpet Cleaning works across Caledonian, N7, and the Camden streets over York Way. Prices are fixed from £36 a room, and carpets are dry within 6 to 7 hours.

A cattle market, a conservation area and an Eric Lyons estate

Caledonian takes its name from the Caledonian Road, the Cally, which runs north from King’s Cross through Islington; York Way, to the west, is the line where Islington meets Camden. The City of London Corporation opened its cattle market just off the road in June 1855, and the last markets on the site closed in 1963. The clock tower and the railings are most of what survives, now inside Caledonian Park. The rest of the ground became housing: the GLC’s Market Estate, finished in 1967, and the York Way Estate, finished in 1969. The Market Estate passed to Southern Housing in 2005 and has since been rebuilt as new streets.

West of the road, in Islington’s Hillmarton Conservation Area, Hillmarton Road and Hungerford Road are lined with tall Victorian terraces of three and four storeys over basements, and plenty still have original wool down the stairs and landings. These are settled homes where a carpet has been down for years and the wear shows in the same lanes every time.

East and north of the road the picture turns to estates. The Westbourne Estate on Westbourne Road was designed in the 1970s by Eric Lyons with Cadbury-Brown, Metcalf and Cunningham: 268 houses and 132 flats under slanted roofs, with communal gardens, a sheltered home and a medical centre. There are post-war blocks along Roman Way and Market Road, and the Edwardian Caledonian Estate up by Pentonville Prison. Caledonian Road station brings the Piccadilly line into the middle of it all, and Caledonian Road and Barnsbury, on the Mildmay line of the London Overground, is a few minutes south.

The census does not draw a neighbourhood called Caledonian around this page’s map point. The nearest one is the area the ONS names Camden Road South, on the Camden side of York Way around Camden Square, so read these figures as the picture just over the borough line; N7 itself is counted with Islington.

Over there, half the homes (50.6%) are purpose-built flats and 38.8% are rented from the council or a housing association, so a typical booking is a two or three-room flat in a block. A third (33.3%) are let privately, and those turn over with every tenancy. The building dates split two ways. Almost half (47.4%) of homes went up before 1900, the terraces and villas with wool on the stairs, while 18.8% have been built since 2000, with newer synthetic carpet that shows traffic lanes early but cleans up fast. One home in nine (11.0%) has four or more bedrooms. A three-bedroom house with a living room and one flight of stairs, on the Westbourne Estate or in a Hillmarton terrace, comes to £192.

Figures: ONS Census 2021 (Camden 015) and VOA council tax stock, March 2024.

Parking either side of York Way

The streets east of York Way are Islington’s, and each Islington zone keeps its own hours. Hungerford Road is in Zone D, Holloway West, where controls run 9.30am to 4.30pm on weekdays and not at all at weekends, so an early start or a Saturday booking there often means a space outside the door. Estates are a separate matter: Islington runs estate parking apart from the street, and an estate can need its own visitor permit or voucher. If your block has a barrier or estate bays, tell us when you book and we will ask you for a visitor permit.

On the Camden side, the streets around Camden Square fall in Camden’s CA-N zone, which is permit and paid bays during controlled hours. Camden Road, which the Cally meets at its northern end, is a TfL red route, so we never stop on it to unload. The Caledonian Road itself is not on TfL’s red route network. Where the van cannot sit close, we run a long hose; tell us your floor and whether there is a lift.

Park mud, tenancy turnovers and basement flats

Mud is the steady job here. Caledonian Park, Market Road Gardens and Freightliners City Farm are all close by, and the Regent’s Canal towpath runs along the southern end of the road, so boots and paws carry fine, dark grit back into hallways and down stair runners. We do a lot of entrance-hall and runner cleans for exactly that, the muddy-winter look on a carpet near the front door. In the flats the recurring work is the end-of-tenancy clean, where a synthetic carpet needs handing back fresh and fast with a dated receipt for the inventory.

Many of the conversion flats off the Caledonian Road are basement or lower-ground, and a room down there with little airflow holds moisture longer, so a heavy wool carpet can need extra drying time even though we extract hard. We bring an air mover for those rooms and tell you at the start if a thick pile in a cold basement will need the heating on for the evening.

  • Through-lounge, from £61

Settees, rugs and fitted carpets in N7

We clean fitted carpets and stairs by hot-water extraction, which pulls the grit out of the base of the pile, and we match the water to the fibre, so the wool in the conservation-area terraces is cleaned low-moisture while a tougher synthetic on the estates takes a deeper hot rinse. We also clean settees and armchairs, including the odd wine-stained cushion, clean wool rugs where they lie with proper rug cleaning (a photo first for any silk or very old piece), and freshen mattresses and curtains. Over the border, see our Camden carpet cleaning page, or our Barnsbury and Holloway pages next door.

Answers for households around the Cally

Which N7 streets do you cover around the Caledonian Road?

All of them. We work the conservation streets west of the road like Hillmarton and Hungerford, the estates on Roman Way, Market Road and Westbourne Road, and everything down to the canal and up past the clock tower. There is no call-out fee wherever you are in N7, and we have cleaned this corner since 2009.

How do you park on the estates and the main roads?

We plan it when you book. Camden Road at the top of the Cally is a TfL red route with no stopping, the side streets are in controlled zones, and estate bays often need their own permit, so we find the nearest legal spot and bring a long hose when the van cannot sit at the door. Tell us your road on the call and we sort the access first.

Can you get a pet accident out of a bedroom carpet for good?

Usually, yes. A cat or dog accident leaves both a stain and an odour, so we treat the smell at the source with an enzyme product, then extract it out. On a fresh accident the carpet comes back clean and odour-free; one that has soaked into the underlay can need a second visit, and we tell you that before we start.

How long will my carpet take to dry in a flat?

Most carpets are dry within 6 to 7 hours, because we pull the water back out of the pile. A lower-ground or basement room holds damp longer, so we run an air mover and ask you to keep the heating on low that evening. Open a window where you can and the room is back in normal use the same day.

Is parking easier at certain times on Hungerford Road and Hillmarton Road?

Yes. Hungerford Road is in Islington’s Zone D, where the controls only run from 9.30am to 4.30pm, Monday to Friday, with none at weekends. An 8am start or a Saturday slot usually lets the van park close, which shortens the hose run up a four-storey terrace. Inside the hours we use a paid bay and nothing is added to your quote.

Do you clean the houses on the Westbourne Estate?

Yes. Most of the estate’s homes are houses, 268 of them against 132 flats, so a quote there usually includes a flight of stairs, from £41. Tell us your house number when you book, and whether you hold an estate visitor permit, and we will plan the parking around it.

Every clean in Caledonian is backed by our re-clean guarantee: if a spot comes back, so do we, at no charge. We are fully insured, our cleaners are DBS-checked, and we have cleaned carpets, sofas and rugs across N7 since 2009.

What our customers say in Caledonian.

★★★★★
Our hallway carpet in the flat had taken a beating over winter with muddy boots. They got it back to a colour I'd forgotten it was. Easy to book, turned up on time and were really friendly. Couldn't be happier.

Cleaned our settee which had got grubby and had a red wine splash on one cushion from new year. Both arms and the seats came up lovely. Quick, tidy and smelled fresh after. Great service.

Booked them for the whole flat before family came to stay. The bedroom had a pet accident stain from the cat that they got out properly, smell and all. Very thorough and respectful of the place. Brilliant from start to finish.

Had two mattresses cleaned in the flat after one of the kids was poorly in the night. Quick, no chemical smell afterwards and dry by bedtime. The chap was lovely with the children too. Would use again without hesitation.

Took my hallway runner to clean as it had a stubborn coffee stain right in the middle. Came back much improved, just the faintest mark left if you look closely. They were honest about it beforehand. Took a day longer than quoted to return but worth the wait.
