When the road through Cheam was widened in 1922, the timber-framed Old Cottage was taken apart peg by peg and put back up out of the way, and the 1930s semis that now fill Cheam went up in the years that followed. Most of what London Carpet Cleaning cleans in Cheam, SM3, is that three-bed semi, often with wool over the original boards, from £36 a room. Expect each carpet to be dry within 6 to 7 hours.

A medieval village inside a 1930s suburb

Cheam is old. Henry III made it a town by charter in 1259, and the village core still holds buildings from long before the suburb arrived. Whitehall, at 1 Malden Road in the village centre, was built around 1500 as a wattle and daub house for a yeoman farmer; its weatherboarding is 18th century, the Killick family lived there from 1741 to 1963, and it is now a Grade II* listed museum run by the council, reopened in June 2018. The Lumley Chapel, in the old churchyard, is the oldest standing building in the borough. Sutton made the village a conservation area in 1970, taking in the historic parkland, houses of many ages and the mock-Tudor shopping parades.

The railway reached Cheam on 10 May 1847, on the line from Croydon to Epsom, and Southern still runs it to London Victoria one way and Epsom the other. But the big change came between the wars. Whole avenues of semi-detached houses went up then, three-bedroom homes with two reception rooms and a hall. South Cheam holds the grander detached houses, on roads such as The Drive and Golf Side, where the lounges are larger and deeper-pile carpet is common.

Nonsuch Park and Cheam Park are both on the doorstep, so half the year brings muddy paws and boots through the back door, and grit trodden in a line from the front door to the lounge.

Cheam’s houses by the numbers

Homes in the Cheam High Street census area, around the village crossroads (Sutton 016)
Homes that areShare
Semi-detached houses44.6%
Detached houses15.0%
Three-bedroom homes36.1%
Four or more bedrooms34.7%
Owned outright, with no mortgage41.2%
Built 1919 to 194456.1%
Built 2000 or later11.3%

The census confirms the doorstep picture. Semis make up 44.6% of homes and detached houses another 15.0%, and the VOA dates more than half of all homes (56.1%) to the years 1919 to 1944. Houses here are roomy: 36.1% have three bedrooms and 34.7% have four or more. For a typical 1930s three-bed semi near the village, with the through-lounge and the stairs, the clean costs £210.

Cheam is also a settled place. Four households in ten (41.2%) own their home outright, which usually means the carpets have been down a long time and the soil is deep in the base of the pile. Wool is common in houses of this age, and we clean it with controlled moisture so it keeps its size and colour. The newer layer is small: 11.3% of homes were built since 2000. Only 1.2% of homes are without central heating, so drying is quick.

Park Lane, Peaches Close and the rest of Cheam

Most of Cheam has no permit parking. The exceptions are small and specific. On Park Lane, Sutton’s newest controlled parking zone, CH1, started on 1 December 2025 and covers odd numbers 1 to 9 and 13 to 29, enforced Monday to Saturday, 8am until 6.30pm. The Peaches Close area, zone CH, is a permit parking area enforced Monday to Friday, 8am to 6.30pm. For an address in either, the van goes on your visitor allowance or on a nearby road with no restrictions.

Elsewhere the semis and detached houses usually have their own drive or plenty of kerb, so we park close and run the hose straight in. The village crossroads is busy, so on a High Street or Broadway address we unload on a side road. Have the hall and the bottom of the stairs clear when we arrive, and take anything fragile off the lounge floor. Sofas, beds and the sideboard we shift ourselves.

Carpets, three-piece suites and treasured rugs

Most bookings are hot-water extraction carpet cleaning, which rinses the pile and pulls the soil out under suction so the carpet is dry within 6 to 7 hours. We also handle sofa and upholstery cleaning, fabric three-seaters and cream leather suites alike, cleaned and conditioned in the home. Wool and delicate rugs get specialist rug cleaning across SM3 on site, and for a treasured rug a pet has had an accident on, a quick photo beforehand lets us say what to expect. We cover the rest of Sutton too, and the neighbouring roads of Sutton Common and Stonecot Hill.

Cheam customers often ask

Which parts of Cheam do you cover, from the village to South Cheam?

All of the SM3 streets, from the village core around St Dunstan’s and the conservation area out to South Cheam, The Drive and Golf Side, and the avenues bordering Nonsuch Park. We also reach the SM2 and SM1 fringes where Cheam blends into Belmont and Sutton, so if you are near the boundary it is worth a quick call to confirm.

Is parking a problem for the van in Cheam?

Rarely. Most of the semis and detached homes have a driveway or free kerb space, so we can park close and run the hose straight in. The controlled exceptions are part of Park Lane (Monday to Saturday) and the Peaches Close area (weekdays), and there we use a visitor session or a nearby road.

Our 1930s semi has wool carpet. Will it shrink?

No. Wool needs care, which is why we use hot-water extraction with controlled moisture and never a soaking wet method. The carpet is rinsed, the water is drawn back out, and the pile depth and colour are protected. It is the safe choice for the older wool and wool-mix carpets common in Cheam’s inter-war homes.

How long until we can use the room again?

Carpets are dry within 6 to 7 hours, so a lounge or bedroom is usually back in normal use the same day. Upholstery can take a little longer, and a thick fabric sofa is best left overnight before you sit on it. We give you a realistic time for your fabric before we pack up, so there are no surprises that evening.

We live on Park Lane. Does the new parking zone affect our booking?

Only if your house is one of the numbers inside zone CH1, the odd numbers 1 to 9 and 13 to 29, which came in on 1 December 2025. Those households can use visitor sessions for the van between 8am and 6.30pm, Monday to Saturday. Tell us your house number when you book and we will plan the parking before the day.

Our carpet has been down for twenty years. Is it worth cleaning?

Usually, yes. In this census area 41.2% of homes are owned outright, and long-laid carpets are common. Years of fine soil sit low in the pile and dull the colour, and a hot-water clean lifts a good deal of it. Where the pile has worn thin on the stair nosings, cleaning will freshen it but not rebuild it, and we will tell you which is which on the day.

If a spot reappears after drying, our re-clean guarantee brings us back to treat it again, free. We are fully insured, our cleaners are DBS-checked, and Cheam has been part of our Sutton work since 2009.

What our customers say in Cheam.

★★★★★
Cleaned the whole ground floor before we hosted Christmas. An old coffee ring in the lounge and a juice spill in the dining room both vanished. Lovely work and very polite young man.

Our cream leather sofa had gone dull and sticky over the years. They cleaned and conditioned it and it feels and smells brand new. Worth every penny, really professional service.

Stairs and landing done and what a difference. Years of trampling up and down gone and it looks freshly fitted. The chap was friendly and worked really efficiently. Very happy.

Fabric three seater cleaned before relatives came to stay. Came up well and a sauce stain on the seat lifted out. It took a bit longer to dry than I'd been told so we couldn't sit on it that evening, but pleased with the clean.

Cleaned the lounge and bedrooms, got a felt tip mark out of the bedroom carpet that my daughter had done. The price went up a touch once the rooms were measured, but he explained it clearly so I was alright with it.
