There was never a college in College Park: the name comes from All Souls College, Oxford, which owned the land before Waldo Road, Letchford Gardens and Kenmont Gardens were laid with bay-fronted terraces in the late 1800s. London Carpet Cleaning covers College Park, NW10, from £36 a room, with carpets dry within 6 to 7 hours.

Bay-fronted terraces between the canal and Harrow Road

College Park is a small residential pocket of Kensal Green, in the far north of Hammersmith and Fulham, with Brent across Harrow Road to the north and Kensington and Chelsea to the east. All Souls College’s ownership still shows in the names around it; College Road and All Souls’ Avenue are just over the line in Brent. On the Hammersmith side, Waldo Road, Letchford Gardens, Rigeley Road, Valliere Road and Kenmont Gardens were all built up by 1894. The dominant house is the Victorian terrace, two or three storeys with a bay at the front, often with original floorboards under a fitted lounge carpet and a narrow stair that turns at one or two half-landings.

Kenmont Primary has stood on its corner since 1883, built for the London School Board, and the Mayhew animal home has been on Trenmar Gardens since 1886. Kensal Green and Willesden Junction stations sit either side, both on the Bakerloo line, with the Lioness and Mildmay Overground lines too, so a good number of the terraces are split into flats for renters and young families. The southern edge, down by the Grand Union Canal and Scrubs Lane, is changing fast, with tall build-to-rent blocks such as Mitre Yard beside the Old Oak regeneration. The carpet we are asked to clean runs from century-old wool in a family terrace to brand-new pile in a sixth-floor rental.

What the census figures mean for a clean here

Homes in Old Oak and Wormwood (Hammersmith and Fulham 001), the census area that includes College Park
Homes that areShare
Terraced houses29.7%
Flats in converted houses8.5%
Rented privately25.5%
Three-bedroom homes25.1%
Built before 19008.7%
Built 2000 or later50.5%

College Park is too small for a census area of its own. The ONS puts it in with Old Oak and Wormwood Scrubs, a mix of Victorian terraces, interwar cottage estates and a great deal of new building. Half the homes in that area (50.5%) went up in 2000 or later, the blocks by Scrubs Lane and the new estates further west, while 8.7% are older than 1900, which in College Park means the bay-fronted terraces themselves.

That splits our College Park work down the middle. Terraced houses make up 29.7% of homes, so a lot of bookings involve stairs, landings and a lounge with a bay, and 25.1% of homes have three bedrooms. A three-bed terrace on Waldo Road with the front room and one flight of stairs cleaned comes to £192. Another 8.5% are flats carved out of houses, where a shared stair carpet takes the traffic of two or three households. Private renting runs at 25.5%, enough to keep end-of-tenancy work steady in the conversions and the new blocks. In the terraces a lot of the old wool is still down, and we clean it with less water than the synthetic in the rentals.

Figures: ONS Census 2021 (Hammersmith and Fulham 001) and VOA council tax stock, March 2024.

Parking in Zone AA and getting up the stairs

The College Park streets are in Hammersmith and Fulham’s Zone AA, controlled Monday to Friday from 9am to 5pm, with no weekend controls. On a weekday we pay for a bay near your door, so you do not need a visitor permit for us; outside those hours the bays are free to use. The terraces have no front drives, so the van sits at the kerb and the hose comes up the path and through the front door.

Inside, the narrow turning stairs are the slow part of the job. We clean them by hand, tread by tread, and work round the spindles, so allow a little longer for a house with two flights. In the build-to-rent blocks by the canal the lift and a concierge desk do the work; tell the building manager we are coming if the block asks for contractor details in advance. Clear the stairs of shoes and post before we arrive, and move anything fragile off the window sill in the bay.

The jobs College Park books us for

The job we are booked for most here is the working-from-home lounge: a fitted carpet by the sofa marked with coffee rings and the dark traffic lane where a desk chair lives. Terraced staircases are the other regular, runner or fitted carpet with black scuffs all the way up from shoes. Rental turnovers bring spot problems that owners assume are permanent, like nail varnish in a bedroom corner, and most of those lift. We also get a steady run of upholstery, settees that carry a previous tenant’s pet smell, which a deep clean removes at the source. On the oldest wool, years of foot traffic crush and wear the pile; cleaning lifts the dirt and revives the colour, but yarn that has worn thin stays thin, and we point out which marks are dirt and which are wear before we start.

For fitted carpets and staircases we use hot-water extraction, a steam carpet clean that rinses the dirt out of the pile and leaves it dry within 6 to 7 hours. The same machine on a softer setting handles sofa and upholstery cleaning, which is what most College Park settees and pet-smell jobs need. Loose rugs get our specialist rug cleaning in the home, so a wool or viscose rug is shampooed and rinsed where it lies once you have cleared the floor. We cover the rest of Hammersmith and Fulham on the same fixed prices.

College Park customers ask

Do you cover College Park from Waldo Road to the Scrubs Lane blocks?

Yes, all of College Park in NW10, including Waldo Road, Letchford Gardens, Kenmont Gardens, Hythe Road, Mortimer Road and the Scrubs Lane new builds such as Mitre Yard, plus the Kensal Green and Old Oak streets around them. If you are on the Brent or Kensington side of the boundary, such as College Road, we still come. Give us your postcode and we will confirm.

Is parking a problem for the cleaner?

Not usually. The terraces are in Zone AA, controlled on weekdays from 9am to 5pm, and there are no front drives, so we pay for a bay close to the door while we work. Tell us your road when you book. The area is well north of the Congestion Charge zone, so there is no extra charge to reach you here.

Can you handle a tenancy turnaround at short notice?

Yes. End-of-tenancy carpet cleaning is a big part of the work in College Park, with so many terraces let as flats. We can do a front room and two bedrooms in a single visit, treat any spill marks the outgoing tenant left, and leave the carpets dry enough for new tenants or an inventory check the same day.

How long will a carpet take to dry in a College Park terrace?

A steam-cleaned carpet is dry within 6 to 7 hours and fully dry within the day if you crack a window or run the heating, whether it is old wool in a terrace or new pile in a rental flat. A thick wool rug holds water longer and can take longer than the carpet around it, and we will give you a realistic time on the day.

Can you clean the shared stair carpet in a converted terrace?

Yes. In a house split into an upper and lower flat, the hall and stairs are often shared, and they take the dirt of both households. We clean the stairs as a flight, from £41, and can do it on the same visit as either flat. If the freeholder or both flats are splitting the bill, we can send each of you a receipt for your half.

Is the carpet in the new canal-side rental blocks different to clean?

It is usually a pale synthetic, hard-wearing but quick to show traffic lanes from the lift to the sofa. It takes a hot rinse well and dries fast in a warm, sealed flat. Check whether your tenancy or the building’s management asks for a professional clean at the end of the let; many do, and we leave a dated receipt for exactly that.

Each College Park clean is covered by our re-clean guarantee: if a treated mark returns, we come back at no charge. We are fully insured, our cleaners are DBS-checked, and we have cleaned carpets, sofas and rugs in this corner of NW10 since 2009.

What our customers say in College Park.

★★★★★
Bay fronted Victorian terrace with the original boards and a big lounge carpet that had seen better days. Coffee rings everywhere by the sofa from working from home. All gone now. Friendly and quick.

Two seater settee that smelled of the previous tenant's cat when we moved in. The lad deep cleaned it and the smell has properly gone, not just covered up. Made the whole flat feel fresher. Brilliant.
Aoife DonnghueMortimer Road, NW10 · Sofa & upholstery cleaning
★★★★★
Narrow Victorian staircase, three flights, all done in one visit. The runner had black marks all the way up from shoes. Came up beautifully and he was careful round the banister spindles. Top job.
Joseph IwobiHythe Road, NW10 · Stairs & landing carpet
★★★★★
Landlord wanted the carpets done before new tenants. Front room and two bedrooms. The bedroom one had a nail varnish spill in the corner that I assumed was permanent, but they sorted it. Reasonable and reliable.
Hannah LiddingtonWrottesley Road, NW10 · Carpet cleaning

Had my big lounge rug cleaned. Looks lovely and feels soft again. Drying took a bit longer than I expected so I had it draped over chairs for a day and a half, but no complaints on the actual result.
Daniela FerreiraKenmont Gardens, NW10 · Rug cleaning
★★★★★
King size mattress cleaned ahead of guests staying. Did the job well and it dried fine. Booking did get moved once on their end which was slightly annoying, but they were apologetic and the result was good.
