Colyers Lane runs 1.5 km east to west through north Bexley, with 1930s semis along much of it and, towards the Avenue Road end, the Lesney Farm Estate that Erith Borough Council started building in 1946. London Carpet Cleaning has worked Colyers, DA8, since 2009, from Carlton Road and Hurst Road across to Belmont Road. Prices are fixed from £36 a room, and carpets are dry within 6 to 7 hours.

Two kinds of street off one lane
Colyers is the middle of north Bexley, the wedge of family streets between Erith, Northumberland Heath and Barnehurst. It had a council ward of its own from 2002 to 2018, with 11,128 residents at the 2011 census, and its spine is Colyers Lane. All of this was farmland within living memory; Myrtle Farm stood at the foot of the lane. The western fields filled first, in the interwar boom, with bay-fronted three-bedroom semis, most with a drive and one straight flight of stairs, and many with the two reception rooms since knocked into one. The clearest break in that run is at the Hurst Road junction, where a flying bomb landed in July 1944 and nine wrecked houses had to come down, so a short row of post-war rebuilds sits among the originals.
The eastern side went another way. Avenue Road follows the old path to Lesney Farm, and at its western end Erith Borough Council built council housing straight after the war. The first 28 houses of the new Lesney Farm Estate went up facing Avenue Road in 1946. Valence Road became the estate’s spine, Frinstead Road was laid out in the 1946 to 1949 phase, and Twigg Close came later. The census area for this page takes in that estate, and its homes look nothing like the semis on the lane.
Schools shape the lane itself. Colyers Primary fronts onto it, the Leigh Academy Bexley campus fills the ground near the Avenue Road end, and opposite the academy is Colyers Open Space, a small walled green that passes for the local park. For trains, the western end uses Barnehurst on the Bexleyheath line, whose tracks marked the old ward’s southern edge, and the eastern end walks down to Erith on the North Kent line.
Party stains, sun-faded bays and old smoke
Family houses fill the diary. The classic Colyers job is the front room carpet after a children’s party, juice and cake trodden into a pale twist, cleaned and dry again by bedtime. Behind that come knocked-through lounges with the stairs done on the same visit, and corner sofas with grubby seat panels and headrests. Curtains are a steady line here too: we clean them hanging on the rail, and in houses bought from long-term owners that is usually what finally shifts the old cigarette smell. When a lounge turns out to be a through room, we price it as one before we start.
Cleaning removes soil; it cannot put colour back. A bleach spot by the radiator, or pile faded by twenty summers through a south-facing bay window, will still be pale when the carpet is clean, because the dye itself has gone. We check suspect marks at the door and tell you which kind you are looking at, so you can decide before any money changes hands.
The Lesney Farm and Colyers East census area
| Homes that are | Share |
|---|---|
| Semi-detached houses | 46.3% |
| Purpose-built flats | 33.6% |
| Rented from the council or a housing association | 36.8% |
| One bedroom | 19.2% |
| Built 1945 to 1972 | 43.4% |
| Built 1973 to 1999 | 30.4% |
The census groups this page’s streets with the Lesney Farm Estate, so the figures lean towards the post-war side of Colyers. Only 12.5% of homes date from the interwar years; 43.4% went up between 1945 and 1972, and another 30.4% between 1973 and 1999. A third of homes (33.6%) are purpose-built flats, and 36.8% are rented from the council or a housing association. Semis still make up 46.3%, which is the lane and the older roads off it.
For a carpet clean that means two different jobs within a few hundred metres. In the flats the booking is small, a bedroom or two and a living room (19.2% of homes have just one bedroom), often carpeted in a hard-wearing synthetic laid by the landlord. A two-bed flat with a living room comes to £115. The semis take longer, with the stairs and a through-lounge on top of the bedrooms. Shared ownership accounts for 3.9% of homes, and those buyers look after a carpet the way any owner does, since replacing it is their bill. Only 2.3% of homes have no central heating, so drying is rarely held up.

Vans, school gates and upper floors
Parking is the easy part. Bexley’s list of controlled parking zones has no entry for Colyers Lane, Belmont Road, Northway or Valence Road (the Carlton Road and Hurst Road on that list are the Sidcup ones), so the van parks on a drive or at the kerb without a permit. The one stretch to watch is part of Barnehurst Avenue, which the council lists inside a zone; there we read the sign on the day. The real pinch is the school run, when the roads around Colyers Primary and the academy fill for half an hour, so we avoid booking arrivals for 3pm on a weekday.
In the blocks, tell us the floor when you book. On a second or third floor we carry the machine up and work from your landing. Clear the hall of buggies and shoe racks so the hose has a straight path, and move small items off the floor; we deal with the sofa and the beds.

Our services across Colyers and DA8
The workhorse service here is steam carpet cleaning, hot water extraction that suits both the wool-mix carpets in the older semis and the synthetic twist laid through refurbished ones. Our sofa and upholstery cleaning covers corner units, armchairs, dining chairs and mattresses in the same appointment, and rug cleaning is done in your home on the same appointment, with the floor cleared first. The same crew covers Northumberland Heath next door, Slade Green towards the marsh, and the rest of Bexley beyond that.
What Colyers customers ask us
Do you cover both sides of Colyers Lane and the roads off it?
Both sides of the lane, end to end: Carlton Road, Hurst Road, Belmont Road, Northway and Barnehurst Avenue, plus the closes and crescents off them and the Lesney Farm roads. If your address reads Erith or Barnehurst, nothing changes; it is the same DA8 round at the same fixed prices.
What is parking like for your van?
Easy, most of the day. These streets have drives and free kerbside space, and the council’s zone list leaves Colyers Lane and its side roads out. The one pinch is the school run, when the roads around Colyers Primary and the academy fill for half an hour, so we avoid booking arrivals for 3pm on a weekday.
Do you move furniture in a through-lounge?
Yes. We shift sofas, coffee tables, dining chairs and light furniture, clean beneath, and set everything back on protective pads while the carpet dries. Full bookcases and pianos stay put, as do units wired into a television, and we clean carefully up to their edges. Emptying small items ahead of us speeds the visit.
How long does everything take to dry?
Carpets are dry within 6 to 7 hours in a warm, aired room. Mattresses hold more moisture, so we clean them first and suggest allowing until the evening, or a night in the spare room, before you make the bed up. We give you a realistic time for each item on the day.
I rent from a housing association. Can I book you myself?
Yes. Over a third of homes in this part of Colyers are council or housing association lets, and plenty of tenants book us direct, for a move-out or just because the carpet needs it. You pay the same fixed prices as anyone else. If you are moving out and need proof of the clean for the housing officer, we leave a dated receipt listing every room we did.
My flat is on the second floor with no lift. Is that a problem?
No. We work walk-up flats all the time. We park as close to the entrance as we can and carry the machine to your landing, so the hose only has to cross your own front door, and the communal stairs stay clear for your neighbours while we work. Mention the floor when you book so we allow the extra few minutes, and the price stays the same.
Every Colyers job carries our re-clean guarantee: if anything is not right within 24 hours, we come back and put it right free of charge. The team is fully insured and DBS-checked, and we have cleaned London homes street by street since 2009.
