We have cleaned commercial carpets across London since 2009: offices, shops, surgeries and the communal areas of managed buildings, in all 33 boroughs. We work around your opening hours, clean carpet tiles as readily as fitted broadloom, and quote by floor area with no call-out fee. Fully insured, DBS-checked, and backed by the same re-clean guarantee we give households.
Cleaning that works around your business
A closed office is the easiest carpet to clean, so most of our commercial work runs in the evening, overnight or at the weekend. Your floor is back in use by the time staff arrive. For a shop or reception that cannot close, we clean in zones and use low-moisture methods where a fast return to service matters more than a deep rinse.
We inspect the floor first, note the traffic lanes and any set-in marks, then match the method to the carpet. Hot-water extraction handles broadloom and heavy soil. Low-moisture encapsulation suits carpet tiles and quick turnarounds, and it dries within the hour. Both flush out the grit that grinds a commercial carpet flat in entrances, lift lobbies and corridors.
The floor your customers and staff stand on
A worn or grubby carpet undercuts an otherwise smart office, and it is the first thing a visitor feels underfoot in a reception. Ground-in grit dulls the colour, spills mark the traffic lanes, and the fibres hold dust that ends up in the air a room recirculates all day. A proper clean lifts the appearance back up and pulls that dust and allergen load out of the pile, which matters most in surgeries, salons and any room where people sit for a while. We finish so the floor looks even under office lighting, not cleaner in patches.
Where we work
Offices and co-working floors, shops and showrooms, dental and medical surgeries, salons and studios, and the shared carpets in managed blocks and student accommodation. If your floor takes daily public footfall, it is the kind of carpet we clean most weeks.
For managing agents and landlords we clean the communal carpets in blocks of flats, student accommodation and serviced offices on a schedule, and we invoice on account so a single contact covers every building on your books.
Why entrance carpets wear out first
Walk into any office and the carpet by the door and the lift is always the most worn. Foot traffic carries in grit from the street, and that grit acts like sandpaper at the base of the pile every time someone crosses it. Left alone, the fibres flatten and fray, and the only fix is replacement. A clean every quarter or half-year in those high-traffic zones flushes the grit out before it does that damage, so the floor lasts years longer than one cleaned only when it looks bad. For most sites that makes scheduled cleaning cheaper than the replacement it prevents.
What commercial carpet cleaning costs
Commercial work is quoted by floor area rather than by room, because a small back office and an open-plan floor are different jobs. Send a rough size or a floor plan and we give you a fixed figure, with no call-out fee. For a small office the residential rates are the starting point, carpet from £36 a room and one flight of stairs from £41. Larger floors and regular contracts are priced per square metre, and the rate comes down with volume.
Regular maintenance contracts
A one-off deep clean resets a tired floor. A scheduled clean every quarter or half-year after that keeps entrance carpets and lift lobbies from wearing out early, which is usually where a commercial carpet fails first. We hold your schedule, send the same cleaners so they know the site, and invoice for every visit.
Commercial cleaning questions, answered
Can you clean outside office hours?
Yes. Most commercial cleans run outside your opening hours, typically evenings or weekends, so there is no disruption to staff or customers. We arrange access and security with your facilities team before the visit.
Do you clean carpet tiles as well as fitted carpet?
Yes. Carpet tiles suit low-moisture encapsulation, which dries fast so the floor is walkable within the hour. Fitted broadloom and heavier soil get hot-water extraction. We choose on the day to fit your return-to-service time.
How much notice do you need?
A few days is usually enough for a one-off clean, and we can often fit a small office in sooner. For overnight or weekend work we confirm the slot and access in advance so your facilities team is not caught out.
Can you work in an occupied office?
Yes. Where a floor cannot be emptied we clean in zones, moving through the space so staff keep working around us, and low-moisture cleaning leaves each area walkable within the hour. For a full deep clean an empty floor is quicker, which is why most clients book after hours.
Do you move furniture?
We move light furniture such as chairs and small tables and clean underneath, then put it back. Heavy desks and cabinets stay where they are and we clean up to and around them. Tell us the layout when you book and we will plan the run.
Are you insured for commercial premises?
We are fully insured and our cleaners are DBS-checked, which matters in surgeries, schools and managed buildings. We can send our insurance details for your records before the first visit.
Do you invoice for commercial work?
Yes. We invoice every commercial job, and for regular contracts we set up billing on account, so a clean is a purchase order rather than a card payment at the door.
Every clean is backed by our re-clean guarantee, so if a spot comes back, so do we, at no charge. We are fully insured, our cleaners are DBS-checked, and we have cleaned London carpets since 2009. Call 020 8077 8090, 8am to 8pm, or send your floor size for a fixed quote.
