Spotless carpets without the wait: dry by the evening after a morning clean, fully guaranteed.

From £36 a room · no call-out feeor call 020 8077 8090

In 1915 the Crayford Cottage Society started building homes north of the River Cray for workers at the Vickers armaments factory, in blocks of two, four, six and eight. Crayford, DA1, still mixes those cottages with Victorian terraces on the hill, interwar semis and newer flats by the station. London Carpet Cleaning cleans right across it from £36 a room, and carpets are dry within 6 to 7 hours.

Four layers of housing in one small town

The oldest layer sits on the hill. Bexley’s Iron Mill Lane Conservation Area, designated in 1985, covers the hilltop around St Paulinus Church, which dates from the 12th to 15th centuries and was restored in 1862. Almshouses went up close by: Mrs Stables Almshouses of 1866, and Pim’s Almshouses of 1910 at 9 to 11 Iron Mill Lane. Below the church the High Street runs in a cutting, and the 19th century terraces and semis along it sit high above brick retaining walls, reached by stepped paths. Those houses tend to have narrow, steep staircases.

The second layer is the munitions village. To house the Vickers workforce, the society built about 800 homes across its estates at Barnes Cray, Whitehill and Northumberland Heath, designed by Gordon Allen and laid out on garden city lines. Every one had three bedrooms, a parlour, a living room and a kitchen with a bath. Then came the semis of the 1920s and 1930s, filling the roads between Bexleyheath and the Dartford boundary, and most recently the flats around the station and Waterside.

Crayford station is in Zone 6 on the Dartford Loop Line, with Southeastern trains to Charing Cross. Our vans pass Hall Place most weeks, the Grade I Tudor house of 1537 whose gardens sit on the Cray at Bourne Road, and Tower Retail Park on Crayford Road. The greyhound stadium on Stadium Way held its last meeting on 19 January 2025, after almost ninety years of dogs in the town.

Crayford’s homes, counted

Homes in the census area the ONS calls Crayford, Crayford ward (Bexley 019)
Homes that areShare
Terraced houses29.2%
Purpose-built flats21.8%
Rented from the council or a housing association18.0%
Rented privately16.4%
Built before 191922.2%
Built 2000 or later17.1%

No single era owns Crayford. The VOA count splits the homes almost evenly between pre-1919 (22.2%), the interwar years (25.0%) and 1945 to 1972 (21.8%), and a further 17.1% have gone up since 2000, far more new building than in the semi suburbs to the west. Terraces are common at 29.2%, the cottage rows and the Victorian streets by the High Street among them, and nearly half of all homes (48.5%) have three bedrooms, which is exactly what the 1915 cottages were built with.

A third of homes are rented: 18.0% from the council or a housing association and 16.4% privately. That shows up in the diary as end-of-tenancy cleans, mostly in the purpose-built flats (21.8% of homes), where the carpet is a hard-wearing synthetic and the job is usually a bedroom and the living room. In the houses it is the whole of the downstairs and the stairs. Three bedrooms, a through-lounge and one flight of stairs comes to £210.

Towpath clay and tired stair carpet

The classic house booking, on roads like Crayford Way and Maiden Lane, is the lounge and the stair run in one visit. The stairs take the worst of it. Dog mud is the other constant, because the Cray towpath and the grounds at Hall Place are proper walking country, and the clay that comes back ends up in hall runners and the first metre of every lounge carpet. We pre-treat it and rinse it out of the base of the pile. We also clean a lot of suites here, fabric two-seaters, plus tan leather that has gone sticky over the years and needs a gentle clean and a feed.

Stair carpet in the older semis and the hill terraces is usually worn as well as dirty. Where the pile has flattened and greyed on the tread edges, a clean lifts the soil out but cannot rebuild pile that has worn away. We tell you at the door which is which, before any money changes hands.

Zone E and the High Street steps

Crayford has its own controlled parking zone. Zone E runs Monday to Friday, 9am to 11am, so on those streets we either book from 11am or park on a visitor scratch card from your booklet during the controlled two hours. Outside the zone, most semis and many of the cottages have a drive or free kerbside space.

On the High Street the retaining walls are the problem, not the parking. The front doors there can be a flight of outside steps above the pavement, so we bring longer hoses and carry the machine parts up by hand. In the newer flats near the station, give us the entry code when you book and tell us where the van can wait while the hoses go up. Move shoes and coats off the stairs before we arrive and the clean starts on time.

  • Living room carpet from £43
  • Through-lounge from £61
  • Stairs, one flight, from £41
  • Two-seater sofa from £57; armchair from £33

Extraction cleaning and leather care

Our steam carpet cleaning is hot water extraction, the method that pulls river-path clay and years of foot traffic out of a carpet and into the machine. For sofas and armchairs there is upholstery cleaning, with a separate process for leather. Loose rugs go through rug cleaning in your own home, shampooed and rinsed while we are there. We cover the rest of Bexley on the same price list, and you can read the local pages for North Cray up the valley and Erith downstream.

Crayford bookings: the usual questions

Do you cover the whole of DA1, including the Dartford side?

Yes. Crayford and Barnes Cray are the London side of DA1, Waterside flats included, and the same team carries on over the boundary into Dartford itself at the same fixed prices, so either side of the borough line books the same way.

Where does the van park?

Usually on the drive or at the kerb outside. The exception is zone E, Crayford’s controlled zone, which runs on weekdays from 9am to 11am; inside it we book a late-morning start or use one of your visitor scratch cards. For the flats around the station and the High Street, mention it when you book and we sort hoses and access before the day.

Do you clean mattresses in Crayford?

Yes, and it is a common request in family homes here. We deep clean the mattress and treat stains and odours, and it is dry enough to sleep on the same night. Most people book it alongside the bedroom carpets while the machine is already in the house.

How long will carpets take to dry in a Crayford semi?

dry within 6 to 7 hours is typical, including the fitted stair and landing carpet most Crayford houses still have. A dense wool twist or a cold, shut-up room can stretch that towards the evening, so we say so on the day and set up airflow to move it along. Walk on it in clean socks once it feels dry.

My house on the High Street sits up a flight of outside steps. Can you still clean it?

Yes. A lot of the 19th century houses along the High Street stand above brick retaining walls, so the front door is a climb from the pavement. We run the hoses up from the van, which reach further than most people expect, and carry the lighter kit by hand. It adds a few minutes to the setting up and nothing to the price.

We are leaving a rented flat near the station. Can you clean it for the check-out?

Yes, and with a third of homes in this part of Crayford rented, it is a job we do every week. We clean every carpeted room to the standard an inventory clerk looks for and treat any marks the deposit hangs on. You get a dated receipt. Book it after the furniture has gone, and leave us the keys if you have already moved out.

Every Crayford job carries our re-clean guarantee: if you are not happy, we come back and do it again at no charge. Our technicians are fully insured and DBS-checked, and we have cleaned for households on this side of Bexley since 2009.

Lounge, stairs and landing in one go. The fella worked solidly and the difference is night and day, the stairs especially. Honest price too. Recommended to my brother already.

Fabric two seater and a footstool cleaned, both look like new. He was chatty without dragging the job out, knew exactly what he was doing. Lovely.

Cleaned the mattress after the little one was poorly all over it, bless him. No stain, no smell. Quick and reasonable, and good about working round nap time.

Tan leather suite cleaned and fed. Felt sticky before, supple now. Not the cheapest but you can tell it's done properly. Glad we kept it rather than replacing.

Carpets are clean and the bloke was sound. Took a couple of tries to get hold of them to book, that's my only grumble. Once arranged it ran smoothly and on time.
Clive MasonIron Mill Lane, DA1 · Carpet cleaning

Decent clean on the bedrooms. The drying took longer than the few hours quoted, nearly overnight, so we tiptoed about. Friendly lad and fair on price, so I'd still use them.
