The semis on Thicket Road, beside Crystal Palace Park, stand three storeys high, each one entered up a flight of steps to a porch at the side, and many of them are flats today. At the top of the hill the Triangle, where Westow Street, Westow Hill and Church Road meet, sits about 112 metres up. London Carpet Cleaning has worked Crystal Palace since 2009, from those tall Victorian houses down to the park. Cleaning is priced from £36 a room, with carpets dry within 6 to 7 hours.

Top-floor flats are most of the week

The job we are asked about most up here is the top-floor flat. So many of the period villas have been converted that a fair share of our work is two or three storeys up a shared staircase, with the machine left at the kerb and the hose run up the stairs. We clean the bedrooms and the lounge and hand back a dated receipt for the inventory clerk, which is often what gets a deposit returned at check-out. Lower down towards Penge and Anerley the recurring work is the family lounge and stairs after a winter of park traffic, plus sofas and the odd mattress after a leak.

The park itself is the other factor. Mud off its grass and the wooded slopes is fine and dark, and it works deep into the base of a pale pile long before the lanes look worn. A fresh patch comes up well once we have pre-treated it and lifted the bulk. A mark that has been ground into a light wool all winter we can lighten, though not always remove, and we tell you which it is at the door.

Where five boroughs meet on the hill

Crystal Palace takes its name from the glass building that Joseph Paxton’s company rebuilt on the hill, opened in June 1854 and lost to fire in 1936. The park around it was carved out of 200 acres between Sydenham and Upper Norwood, and from the mid-1850s new roads of houses were laid out around its edge, turning the countryside into a fashionable suburb. The houses are mostly Victorian and Edwardian: tall bay-fronted terraces and double-fronted villas, a good number carpeted in wool with original stairs and landings. Many of the bigger villas off Church Road and up towards Gipsy Hill were split into flats long ago, so one road can hold a settled family house and a top-floor conversion that changes hands every year or two.

The Triangle is where five boroughs touch, and both the park and the station are on the Bromley side. Crystal Palace station on Anerley Hill opened on 10 June 1854 to carry visitors to the Palace, and it now has Windrush line trains on the London Overground and Southern services to London Bridge and Victoria. The grander houses thin out as you go down the hill into Anerley and Penge, in SE20, where there are more 1930s family houses and modern flats, often with synthetic carpet. The next new homes are coming at the park edge: in April 2025 Bromley completed the sale of two sites, Rockhills and Sydenham Villas, to Clarion Housing Group for around 210 homes, with the money going into restoring the park and its Victorian dinosaurs.

Mostly renters, mostly in flats. The census area is named after Crystal Palace Park and covers the Bromley streets around it, Crystal Palace and Anerley ward included. Flats make up 86.1% of homes, and more than half of all homes are rented: 34.7% from private landlords and 22.8% from the council or a housing association. That is the reason end-of-tenancy work runs all year here, and why a dated receipt matters as much as the clean. One-bedroom flats are common at 35.0%, so plenty of jobs are a bedroom and a living room off a hall.

The buildings split by age. Almost half the homes (44.0%) were built before 1919, the villas and terraces that were later carved up, while 14.9% date from 2000 or later, newer blocks with synthetic carpet that dries fast. Only 13.8% of homes are houses. For those, a three-bed terraced house with a living room and one flight of stairs comes to £192. Just 2.2% of homes lack central heating, so a top-floor flat dries in the usual time.

The hill, the steps and the parking

These streets are steep, parking rules change with the borough your side of the road is in, and the roads around the Triangle are permit-controlled. We plan the van and a long hose for wherever it can stop, and if it cannot pull in close, the hose still reaches. Tell us your road when you book and we will check the signs and permits before the day.

The houses add their own access questions. On Thicket Road and the older park-side roads the front door is at the top of a flight of outside steps, so the hose goes up those steps first and then up the communal stair. A lower-ground flat in the same house is the one that dries slowest, so we leave airflow running there. In a newer block, tell us about any lift booking or concierge sign-in. Clear the hall and stairs of bikes and buggies before we arrive, and the job starts on time.

Carpets, sofas and rugs from SE19 to SE26

We clean fitted carpets and stairs by hot-water extraction, which pulls the grit out of the base of the pile, and we match the water to the fibre, so the wool in the period homes gets a low-moisture clean and a tougher synthetic takes a deeper hot rinse. We also clean sofas and armchairs, colour-testing a hidden corner first, and clean wool rugs in your home as proper rug cleaning, asking for a photo first of any silk piece. Down the hill we cover Anerley and Penge, and for the rest of the borough see our Bromley carpet cleaning page.

Which postcodes around Crystal Palace do you cover, SE19 to SE26?

All of them. Crystal Palace straddles SE19, SE20 and SE26, and the Triangle is where five boroughs touch, so we clean from Westow Hill and Gipsy Hill across to the park and down towards Anerley and Penge. There is no call-out fee wherever you are.

Can you get a machine up to a top-floor conversion flat?

Yes, and we do it most weeks up here. So many of the period houses are split into flats that running the hose up two or three flights is routine, and we bring extra length where the stair is tight. Tell us the floor when you book and we plan the access before the day.

Do you handle end-of-tenancy carpet cleaning for landlords and tenants?

We do a lot of it around the station and the rented conversions. We clean the carpet through, lift the high-traffic lanes, and give you a dated receipt for the inventory clerk or agent. It is the same fixed price as any clean, with no call-out fee, and we can usually fit in before a tight check-out date.

How long do carpets take to dry in a Crystal Palace villa or flat?

Because the machine pulls the water back out of the pile, most carpets are dry within 6 to 7 hours. A heavy synthetic lounge carpet, common in the newer flats towards Anerley, can take a little longer into the evening. Wool in the Victorian terraces and villas is cleaned with less moisture, so it dries safely without shrinking or browning.

I rent a furnished flat. Can you clean the landlord’s sofa before I move out?

Yes, and it is a common add-on to an end-of-tenancy clean here. We dye-test a hidden seam, then clean the cushions and frame on the same visit as the carpets, so one receipt covers both. A two-seater starts from £57 and an armchair from £33. If the sofa has a care label that says dry-clean only, send us a photo first and we will tell you what we can do.

My flat is the lower ground floor of an old villa. Will it take longer to dry?

A little. Lower-ground rooms get less moving air and often sit against cooler walls, so we extract harder and leave an air mover running. The heating on low with a window cracked helps too. Expect it to sit towards the top of the 6 to 7 hour range, sometimes a bit beyond in a cold, wet week. Keep furniture off the carpet until it is fully dry.

Every clean in Crystal Palace is backed by our re-clean guarantee: if a spot comes back, so do we, at no charge. We are fully insured, our cleaners are DBS-checked, and we have cleaned carpets across SE19 and the rest of Bromley since 2009.

★★★★★
Top-floor flat, awkward stairs to lug the machine up, but he didn't grumble. The two bedrooms came up brilliantly after years of tenants. Got my landlord off my back at check-out too.

Bright orange retro sofa I was precious about. He tested a hidden corner for colourfastness before anything, which won me over. Came up vivid and clean. Really knew his trade.

Cleaned our mattress after a leak from the flat above left a damp, musty smell in the bedroom. Fresh and dry now, sleeping easier. Quick, friendly, sensible money. Thank you.

Long velvet curtains, the kind that hold every smell. Done on the rail, the cooking and candle smells lifted and the colour's richer. No shrinkage. Careful and reasonable.

Carpets are properly clean. The phone line was hard to get through on when booking, I left two messages, which nearly lost them the job. The actual service was prompt and good though.

Good job on the lounge. Drying took the whole evening, a bit longer than quoted, so plan round it. Friendly bloke, fair price, and the result is genuinely good once it's dry.
