Killewarren Way sits on what was the home ground of Cray Wanderers, the oldest football club in London, until the land was sold for redevelopment in 1973. Around it, Meldrum Close and Cotmandene Crescent hold a steady run of terraces, semis and maisonettes, most with a drive. London Carpet Cleaning covers Derry Downs, BR5, between St Mary Cray and Orpington, from £36 a room; expect the carpet to be dry within 6 to 7 hours.

Built on downland and a football ground
Derry Downs sits in the Cray valley, south of St Mary Cray, west of Kevington, north of the Ramsden estate and east of Orpington town centre. The road that gives the area its name is the oldest part: its first houses went up in 1866, and building carried on slowly to the end of the century, mostly large, individually designed homes. Some of those still stand among the later housing.
The homes we usually clean are newer. The open land filled with suburban housing through the twentieth century, and the estate roads came late. Cray Wanderers played at Grassmeade from 1955 until 1973, when their landlord sold the ground, and Killewarren Way and its closes were laid out on it. Meldrum Close, Augustine Road and Cotmandene Crescent belong to the same post-war push, a mix of terraces, semis and maisonettes. These are settled family homes, and a carpet is often years into its life, with the wear showing in the same places.
Hoblingwell Wood is the green on the doorstep. The council lists it as a Site of Borough Importance for Nature Conservation: ancient woodland and meadows with a pond and a stream, and sports pitches next door that Orpington Rugby Club has used since the 1970s.
Derry Downs in the wider Orpington East figures
| Home type, tenure or age | Share |
|---|---|
| Terraced houses | 14.6% |
| Two-bedroom homes | 27.0% |
| Owned outright, no mortgage | 46.2% |
| Rented privately | 10.1% |
| Built 1945 to 1972 | 32.1% |
| Built 1973 to 1999 | 14.2% |
The census does not draw a line round Derry Downs. Its numbers sit inside Orpington East, a larger area that also covers Goddington and Ramsden, so read them as the neighbourhood around you. Even so, the estate shows through. The council tax records put 32.1% of homes in 1945 to 1972 and another 14.2% in 1973 to 1999, the years Killewarren Way and its neighbours went up. Terraces make up 14.6% of homes, and two-bedroom homes 27.0%, which fits the smaller houses and maisonettes on the estate roads.
Almost half of homes (46.2%) are owned outright, with no mortgage left. That usually means people who bought decades ago and stayed, and carpets laid many years ago. Private renting is low at 10.1%, so end-of-tenancy work is occasional here; the regular booking is a family home freshened up. A three-bedroom house off Killewarren Way, with its through-lounge and one flight of stairs, is a £210 job. Central heating is missing from just 1.1% of homes, which keeps drying quick in any season.

How easy is it to park on the estate roads?
Easy, as a rule. Bromley runs no permit scheme in Derry Downs, and most homes around Killewarren Way and Augustine Road come with a driveway or a grass verge out front, so the van usually sits by the door.
The maisonettes need a little more planning. An upstairs maisonette has its own internal staircase, so tell us the floor and we bring enough hose to reach it from the van. In a house, empty the hallway and the stair treads, and if you have a dog, keep it in the garden or a closed room while we work so the damp carpet stays clear of paws for the first hour.
Long-lived family carpets
Because so many people own and stay, we are usually cleaning something that has been down a good while: a beige stair carpet with a darker worn line down the middle, a lounge that has taken years of daily traffic, a cream suite that has met one too many takeaway nights. Stairs and landings are the job we are asked about most, and we clean a fitted runner in place so the edges and skirting stay dry. Mud walked back from Hoblingwell Wood is a regular caller too, and that fine dark grit works into the base of the pile before the surface even looks dirty.
Where a staircase has had a traffic line worn into it for a decade, the fibre in that lane is often worn as well as dirty. We lift the soil and the line comes up far better, but where the pile itself is flattened we can improve it, not make it new. We say so at the door.

Our cleaning services in Derry Downs
Fitted carpets and stairs get hot-water extraction: the machine flushes grit out of the base of the pile and draws most of the water back up, so the carpet is dry within 6 to 7 hours. We also clean sofas, settees and armchairs, including the cream and pale fabrics that show every mark, and clean wool and other delicate rugs in the room they lie in through our specialist rug cleaning, with a photo sent first for anything fragile or antique. Our Bromley carpet cleaning page covers the rest of the borough, and next door we work St Paul’s Cray and Orpington too.
Derry Downs customers often ask
Which roads and postcodes do you cover around Derry Downs?
All of the BR5 streets here, from Killewarren Way and Meldrum Close across to Augustine Road, Cotmandene Crescent and the road called Derry Downs itself, and out to the Cray Avenue and Sevenoaks Way side. We have worked here since 2009 and know the estate roads, and no call-out fee is charged anywhere in BR5.
Is parking and access easy for you here?
Usually, yes, which is a real plus in this part of Orpington. Most homes have a driveway or a verge, so the van parks right outside and there is no long hose run or permit to sort out. Traffic on the A20 and Cray Avenue is the thing we plan around, and we phone if it is slowing us down.
Can you get older family stains out of a pale sofa?
Often, yes. Curry, other greasy food marks and tea spills on a light settee respond well to the right pre-treatment and a controlled hot-water clean, and we test the fabric first so a cream or linen cover is cleaned safely. Some dye-based and very old stains will lighten without vanishing, and we tell you which is which before we start.
How long does a carpet take to dry in a Derry Downs family home?
Most carpets in the homes around Killewarren Way and Meldrum Close are dry within 6 to 7 hours; the machine extracts the bulk of the water as it goes. A heavy lounge carpet or a thick wool rug can take a little longer. With a window open you can use the room again that afternoon.
Do you clean upstairs maisonettes with their own stairs?
Yes. The internal flight up to an upper maisonette is priced as stairs, from £41, and the rooms above are priced as usual. Tell us it is an upstairs maisonette when you book so we know to bring the longer hose. If the entrance hall carpet is shared with the flat below, we can clean that too once both households agree.
My son plays rugby at Hoblingwell. Can you get pitch mud out of the hall carpet?
Yes, once it is dry. Pitch mud is clay and grit, so let it dry hard, vacuum up the loose crust, and leave the rest to us. We pre-treat the stain, agitate it out of the base of the pile and rinse. A whole season trodden into a pale hall carpet may leave a faint shadow, and we will show you before we start which marks should go completely.
If a spot we treated in Derry Downs comes back, we return and clean it again for free; that is our re-clean guarantee. Our cleaners carry full insurance and DBS checks, and BR5 has been part of our round since 2009.
