In 1926 a seven-foot brick wall, topped with broken glass, went up across Valeswood Road where it met Alexandra Crescent, dividing the new Downham Estate from the private houses beyond it; Bromley Council only took it down in 1950. The estate’s two and three-bedroom houses are still there, each with a straight staircase rising from a small hall. London Carpet Cleaning has cleaned them since 2009, with fixed prices from £36 a room, and carpets are dry within 6 to 7 hours.

A cottage estate across two boroughs

The Downham Estate is a London County Council cottage estate, built in the late 1920s to rehouse families out of inner London, after a 1923 law let government money pay for council housing. It covered 522 acres: 461 in what was then the Metropolitan Borough of Lewisham and 61 in the Municipal Borough of Bromley, the BR1 slice this page covers. In all, 5,659 homes went up, laid out at fewer than 20 houses to the acre with front and back gardens, and by around 1930 it was being called a garden city. One of the first completed houses was opened by King George V in 1927.

Most homes are two and three-bedroom semis and short terraces of the same era, with the original straight staircase rising from a small hall. Valeswood Road, Shroffold Road and Rangefield Road are typical of the layout. Moorside Road marks the eastern end of the Downham Woodland Walk, a linear park and local nature reserve on the Lewisham side; its stretch between Moorside Road and Downderry Road has been there since at least 1805 and still has ancient-woodland plants such as wood anemones. Grove Park station is the usual rail link into Charing Cross and Cannon Street, with Beckenham Hill and Bellingham over towards Catford for trains to Blackfriars, and Forster Memorial Park and Beckenham Place Park are both close.

Where does the van go on the estate?

Right outside, nearly always. There are no permit bays on the Bromley streets of the estate, and Lewisham’s published list of zones has none for Downham either, so the SE6 side is the same. The van stops at the front gate on most roads; in the deeper cul-de-sacs we may leave it at the mouth of the close and run a longer hose.

The houses are easy to work in. A small hall and a straight flight mean the machine stays at the kerb and only the hose comes in, and a whole house is usually done in a morning. Before we come, clear shoes and coats off the hall floor and lift anything stored on the stairs. If the dog has a favourite rug, put it to one side and we will look at it first; a rug with a pet accident gets its own pre-treatment before the shampoo.

Garden mud, pets and worn stair noses

The job we are called to most here is mud and pet mess on lounge and hall carpets. Gardens back onto the woodland walk and the parks, and dogs bring half of it indoors over a wet winter. We lift that and most old traffic-lane greying, and a pet accident on a rug usually clears completely once it has been pre-treated and rinsed out on site.

The stairs are where we set expectations. On a 1920s flight the original carpet, or one that has been down for decades, often has a worn strip at the nose of each tread where the pile has thinned. A clean makes that far less obvious and brings the colour back, but it cannot rebuild fibre that is no longer there, and we say so before we start.

Two-bedroom homes40.2%

These figures do not describe the estate, and it is worth knowing why. The postcode this page is filed under sits in a census area named after Bromley North and Sundridge, and that is a different place. There, 59.0% of homes are flats, 36.9% were built before 1900, and only 6.1% date from 1919 to 1944, the years when the Downham cottages went up. Private renting is high at 31.5%, and two-bedroom homes are the most common at 40.2%.

For the estate itself, think of the classic 1920s council house, two or three bedrooms over a straight flight. Cleaning a three-bed terraced house of that kind, with its living room and one flight of stairs, costs £192. If you live in a flat nearer Bromley North, the town-side numbers above fit you better. Across the census area only 1.4% of homes lack central heating, and the estate houses dry on time with the heating on low.

Garden soil, three-piece suites and pet-marked rugs

We hot-water extract carpets and stairs with our steam carpet cleaning, which is the method that shifts ground-in garden soil from a busy hall. Three-piece suites and well-used armchairs get upholstery cleaning at home, and bigger or more delicate pieces, including wool and pet-marked rugs, are cleaned in your home through rug cleaning, with a photo first for anything fragile. We cover the rest of Bromley on the same fixed prices, and neighbouring Downham and Sundridge sit on the same rounds.

Downham Estate: what people ask us

Which Downham Estate roads do you cover, from Valeswood Road to Glenbow Road?

The whole estate across BR1, both the BR1 4 and BR1 5 ends, from Valeswood Road and Northover round to Glenbow Road and the Downham Way shops. Houses on the Lewisham side in SE6 get the same prices, because the cottage semis and short terraces are identical whichever side of the old boundary they fall.

Can you park on the estate roads?

Almost always, yes. Most of the estate is open kerbside parking with no controlled parking zone, so we pull up close to the front gate and run the hose straight in. The deeper cul-de-sacs off Downham Way can be tight at school run time, so an early or mid-morning slot tends to be easiest if your road is one of those.

Do you do end of tenancy carpets here?

Often. A good number of the estate houses are now let, and we clean carpets between tenancies on Shroffold Road and around the BR1 5 streets before new beds and furniture go in. We can work to a check-out date and leave the carpets bright for the inventory, and an itemised receipt comes with every job for the agent or landlord.

How long do carpets take to dry in a Downham Estate cottage?

Carpets on the straight staircase and in the bedrooms are dry within 6 to 7 hours, because the final pass extracts most of the water. Thick wool or a soiled lounge can run longer in cold weather. Mattresses are slower, so we tell you how long to wait before the bed goes back, and you will not find it damp at night.

The dog has had an accident on our rug. Can you get it out?

Usually, yes. We vacuum the rug, pre-treat the accident, then shampoo it and rinse it out by hot-water extraction, in your home during the visit. A fresh accident clears completely in most cases. An old one that has changed the dye may leave a faint mark. Rugs up to 3m² start from £35.

Our stair carpet is worn at the edge of each step. Is it worth cleaning?

Often, yes. A clean lifts the grey traffic soil and brings the colour back across the whole flight, and the worn noses become much less obvious. It cannot replace pile that has gone, so if the backing is showing through on several treads, a new stair carpet is the better spend, and we will tell you that at the door. A flight is from £41.

Every clean comes with our re-clean guarantee: if a treated area dries back not right, we return and put it straight. We are fully insured and DBS-checked, and we have cleaned carpets, sofas and rugs across Downham and the wider Bromley borough since 2009.

What our customers say in Downham Estate.

★★★★★
Front room carpet that the dog had brought half the garden in on over the winter. The mud and a couple of old stains have gone completely and it smells fresh. The chap was polite, on time and didn't leave a drop of water. Lovely job.

Had the three piece suite cleaned before the family came over for Easter. Years of life on it with the usual marks on the arms. He brought it right back and was no bother at all. Fair price and a good worker. Very pleased.

Two bedrooms and the hallway done before we moved the new beds in. The carpets had years of grime and came up looking far brighter. The young man was respectful, tidy and quick. Honestly great value for three rooms.

Stairs and landing carpet cleaned, looks much fresher and the worn bit at the top is far less noticeable. Only gripe is the booking got moved once which was a faff to rearrange around work. The clean itself was good though and fair money.

Got two mattresses cleaned and they look and smell much better. The man knew his stuff and was friendly. They took a good while to dry, longer than I'd planned for, so the kids were in with us a night. He did warn me though. Decent.
