The railway opened a station here on 1 July 1904 and called it Elmstead; four years later it was renamed Elmstead Woods, after the 85 acres of ancient oak and coppiced sweet chestnut beside the line. The roads around it hold big family houses, most of them owner-occupied. London Carpet Cleaning covers Elmstead Woods, BR7, from £36 a room, and carpets are dry within 6 to 7 hours.

Why is it called Elmstead Woods?

Because of the station and the wood beside it. Elmstead Woods station sits on the South Eastern Main Line between Grove Park and Chislehurst in fare zone 4, with Southeastern running two trains an hour to Charing Cross and two to Cannon Street off-peak, so the roads around it filled with commuter family houses. Elmstead Wood is ancient woodland, oak and coppiced sweet chestnut, with the Green Chain walk running through it and Sundridge Park Golf Club on its edge. The golf course was once the park of Sundridge Park mansion, a Grade I listed house designed by John Nash and built by Samuel Wyatt for Sir Claude Scott, who bought the estate in 1795; in 2020 plans were made to turn the mansion into flats.

The housing is mostly substantial: detached and semi-detached homes on generous plots. There are Edwardian houses and 1930s semis, but most of the homes here went up after the war. Elmstead Lane, Glen Road and Sundridge Avenue are typical, wide roads where the carpets are wool and the staircases see daily traffic. The lower paths through the wood sit on London clay and stay damp, which matters for the carpets in the houses that back onto it.

Clay on the stairs and wool in the bedrooms

Two jobs come up again and again here. The first is wool. Many of the older houses around Elmstead Lane and Chislehurst Road were carpeted in good wool long ago, and it cleans up well when it is treated as wool: we keep the water cool and the moisture low, so the pile dries soft. The second is mud and the worn stair track. Families walking dogs through Elmstead Wood and along the Green Chain bring the clay back on their boots, and on the stairs of a four-bedroom house that shows as a dark central run within a year or two. We can revive that track and lift the woodland grime, and most of the time it comes back looking fresh.

The limit is the old, set-in stain. A red wine or dye mark that has been sitting in an antique wool rug or carpet for years will usually lighten a great deal but can leave the faintest trace. We tell you that before we start, so nobody is promised a miracle.

Elmstead Woods shares its census area with Elmstead and the west side of Chislehurst, under the name Chislehurst West and Elmstead. Houses make up 78.0% of homes, and four in five (80.7%) are owner-occupied, which explains a lot about the work: long-lived carpets in bigger rooms, and owners who want them kept, not replaced. Three-bed homes are 25.0%, and twice as many again have four bedrooms or more, so a whole-house job usually means three or four bedrooms plus the landing and the stairs.

The houses are younger than the station. Only 12.8% of homes were built before 1919, and the VOA count puts the largest share, 41.3%, in 1945 to 1972, with 16.5% from 1973 to 1999. Private renting is modest at 14.6%, and among the flats, a two-bed with a living room comes to £115. With only 0.7% of homes lacking central heating, drying is rarely a problem, except in the ground-floor rooms that back onto the wood.

Getting to the door: drives, verges and the station roads

Parking is rarely a question here. Drives and wide frontages are the rule, so the van usually sits on the drive or at the kerb outside. The permit zone Bromley brought in for Chislehurst in 2023 covers the terraced streets off Chislehurst High Street. Water and power come from the van, so we need nothing from the house but a way in.

In a house backing onto the wood, the job starts with the hall. Leave boots in the porch, and if the dog has been out on the clay that morning, keep it off the stairs until we have finished. Upstairs, clear the landing and lift anything stored on the stair treads. In a ground-floor room on the woodland side, open the back windows once we finish, as those rooms dry slowest.

Hot-water extraction, sofas and antique rugs

For carpets and stairs we use hot-water extraction, our steam carpet cleaning, which rinses the fibre out properly and leaves it dry within 6 to 7 hours. Sofas and tub chairs, including the leather and pale fabric suites people keep in the bay-windowed front rooms here, are handled through our upholstery cleaning service. Antique and wool rugs get a careful on-site shampoo, with a photo first for the older pieces, so our rug cleaning is done in your home across BR7. If you are just over the boundary or elsewhere in the borough, we cover the rest of Bromley on the same fixed prices, along with neighbouring Chislehurst and Elmstead.

Elmstead Woods: before you book

Which roads and postcodes around Elmstead Woods do you cover?

We cover the whole of BR7, so every road around the station, from Elmstead Lane, Glen Road and Walden Road through to Sundridge Avenue, Beechwood Drive and up towards Chislehurst Road. If you are near Grove Park or Mottingham on the edge of the postcode, we still come out at the same fixed prices, with no extra charge for the distance.

Is parking a problem on your road?

Rarely. Most homes around Elmstead Woods have their own driveway or a generous frontage, and the residential roads here are largely unrestricted; the controls are nearer Chislehurst town centre. We carry our own water and power, so as long as we can pull up reasonably close to your door we are set, and we never charge a parking surcharge.

Can you get the muddy track off a stair carpet?

Usually, yes. The dark central run on a staircase here is woodland clay and foot traffic ground into the pile, and hot-water extraction lifts most of it, so the worn line looks much revived. A track that has been left for many years may not return fully to the colour at the edges, but the improvement is normally striking.

How long do carpets take to dry in a house backing onto Elmstead Wood?

Most carpets are dry within 6 to 7 hours, and we ask for clean socks only until then. Wool and the damper ground-floor rooms in houses backing onto the wood, where the lower paths sit on London clay, can take a little longer, so we set the airflow and moisture to suit and give you a fair time before we leave.

We are moving into a house near the station. Can you clean before our furniture arrives?

Yes, and it is the best time to do it. With the rooms empty we reach every edge and corner, and the carpet dries faster with nothing standing on it. Book the day before the van comes if you can. We price by the room as usual, and the stairs and landing are worth adding, since they take the removal traffic.

There is an old red wine stain on our wool stair carpet. Will it come out?

It will usually lighten a lot. Wine tannin in wool sets over time, so we pre-treat it with a tannin stain remover and then rinse and extract, more than once where the fibre allows. A stain that is years old can leave a faint pink shadow, which we point out before we start. Please do not try bleach or carpet shampoo on it first, as both make it harder to shift.

If a treated area is not right after we leave, our re-clean guarantee brings us back to put it right at no charge. We are fully insured and DBS-checked, and we have been cleaning carpets, upholstery and rugs across Elmstead Woods and the rest of Bromley since 2009.

What our customers say in Elmstead Woods.

★★★★★
We had the sitting room and study carpets cleaned before hosting a family lunch. A long-standing tea stain by my armchair finally came out and the wool looks wonderful. The gentleman was punctual, tidy and very professional throughout. Delighted.

Our cream leather suite in the drawing room had got grubby and dry over the years. They cleaned and conditioned it beautifully and it looks and smells like new. He was careful and clearly knew exactly what he was doing. Highly recommend.

Pale blue fabric sofas in the conservatory had marks from the dogs and a coffee ring on one arm. Everything came out and they look immaculate again. Booking was straightforward and they arrived exactly when they said. Thoroughly pleased.

Heavy interlined curtains in the sitting room bay had gathered years of dust. They cleaned them in place and rehung them the same day, no need to take them away. The fabric looks fresh and the room feels much lighter. Excellent work.

Had the staircase and landing carpet cleaned ready for guests over the weekend. Lovely result and the worn track down the middle of the stairs looks much revived. The young man did seem a little rushed as he had another job after, but he was perfectly courteous and the finish was very good.
