In 1698 William III lent John Evelyn’s house at Sayes Court to Tsar Peter of Russia for three months, and the diarist’s famous garden came off badly; the house has long gone, but the small park that keeps its name is on Grove Street. London Carpet Cleaning has cleaned across Evelyn, SE8, since 2009, from the Pepys Estate towers to the terraces on Edward Street. Rooms begin at £36, and most carpets are fully dry within 6 to 7 hours.

A ward named after a diarist
Evelyn is the northern half of Deptford, the ward that runs down to the Thames. John Evelyn moved into his wife’s family home at Sayes Court in the early 1650s and laid out its garden from a plan he drew in 1653. After the estate was broken up, a descendant, William John Evelyn, bought back part of the site in 1869 and turned it into a recreation ground for his Deptford tenants, and what is left of the grounds now lies under Sayes Court Park and the Convoys Wharf site.
The housing is a mix. The Greater London Council built the riverside Pepys Estate between 1966 and 1973 on the old Royal Navy victualling yard, about 1,500 homes, and its Daubeney, Eddystone and Aragon towers still stand together; Aragon was sold to Berkeley Homes and refurbished as private flats with penthouses on top, so social and private flats share the same cluster. Behind the estate are solid Victorian and Edwardian terraces on streets like Edward Street and Watergate Street, and along the river a growing band of new apartments around Convoys Wharf and Deptford Landings. Floors run from old boards under wool carpet to pale builder-grade carpet in flats handed over a year or two ago.
Deptford station on the Greenwich line, open since 1836 and the oldest in London still in use, is a short walk south, with Deptford Bridge DLR beyond it.
How Evelyn’s homes break down
| Homes that are | Share |
|---|---|
| Flats of any kind | 85.6% |
| Socially rented | 53.4% |
| Rented privately | 23.6% |
| Owned outright or with a mortgage | 20.6% |
| Three-bedroom homes | 23.2% |
| Built before 1919 | 12.2% |
The census calls this area Deptford North. More than eight homes in ten (85.6%) are flats, and more than half of households (53.4%) rent from the council or a housing association, which is why so much of our Evelyn work is inside estate blocks: lifts, entry fobs and a walk from the visitor bay. Only one household in five (20.6%) owns its home.
The family homes are a smaller group but they shape the bigger jobs. Some 23.2% of homes have three bedrooms, and 12.2% of the stock predates 1919, which is the Victorian terraces on Edward Street and Watergate Street. For one of those terraces, three bedrooms, the front room and the stairs, the bill is £192. Private renters (23.6%) are spread across both, and their move-outs are where our end-of-tenancy receipts come in.

Permits since February 2025
Evelyn has been a controlled parking zone since Monday 3 February 2025, when Lewisham started enforcing its Sustainable Streets zone here. Zone EN runs Monday to Friday, 9am to 5pm, and outside those hours the bays are free. For a weekday booking we ask you to set up a visitor permit for the van, or we find a pay bay and carry the gear further.
On the Pepys Estate we use a visitor bay and take the kit up in the lift; in the newer riverside blocks there is usually a concierge desk or a gate code, so tell us about it when you book and we arrive ready. The Victorian terraces need nothing more than a clear hall. If you are moving out, book the clean after the furniture has gone, so every room can be done edge to edge.
Greige carpet, stairs and family sofas
The jobs split by building. In the new flats off Grove Street and along the waterfront it is light greige carpet that shows every footpath mark, and the odd ground-in stain a previous tenant left behind that people have already scrubbed at before they call us. In the terraces it is stairs and landings worn by young families and fabric sofas that have taken years of juice and chocolate. We get most marks out, and brightening a tired carpet is usually the easy win.
Wear is the limit. Where a stair carpet has been walked flat to the backing, or a pale carpet has greyed along the main route over years, cleaning lifts and freshens it but will not rebuild pile that has gone, and we say so on the doorstep.

Our services in SE8
The core of the work is hot-water extraction, our steam carpet cleaning, which rinses the dirt out and leaves the carpet clean, never soaked. The same machine handles sofas and armchairs through our upholstery cleaning, and wool rugs get rug cleaning in the room, with a photo first for anything delicate. We cover the rest of Lewisham too, along with neighbouring Deptford and Elverson Road.
Evelyn, Pepys Estate and riverside questions
Which parts of Evelyn do you cover, from Grove Street to Deptford High Street?
All of it. We work the whole Evelyn ward and the wider SE8 postcode, from the Pepys Estate and Grove Street down to Sayes Court Street, Czar Street and the terraces around Deptford High Street, plus the new riverside flats. If you are on the New Cross side or just over into Greenwich, that is fine too, since the price does not change by street.
Is parking a problem on the Pepys Estate or the side streets?
Evelyn became a controlled parking zone in February 2025, so the side streets need a permit on weekdays between 9am and 5pm. A visitor permit or a metered bay nearby is all we need, and on the estate we park in a visitor bay and carry the gear in. Flag any access gate or barrier when you book so we arrive ready.
Do you clean carpets in the new riverside flats?
Often, yes. The pale carpet in the newer blocks around Convoys Wharf and Deptford Landings marks quickly and greys along the walked routes. A hot-water rinse pulls that traffic film out and brightens the whole room, and because we leave it only damp it suits a flat where you cannot lift everything off the floor.
How long will carpet in a riverside Evelyn flat take to dry?
Most carpets are dry within 6 to 7 hours and fully dry by the evening, helped by the ventilation we set up. A thick wool carpet or a mattress takes longer, sometimes most of the day, and ground-floor flats near the river, around the Pepys Estate or Convoys Wharf, can hold damp, so we open up and tell you what to expect before we start.
Can you clean a maisonette with its own internal stairs?
Yes, and on the estates it is a common layout. We clean the internal flight as stairs, from £41, and the bedrooms upstairs at £36 each, so a three-bed maisonette is priced like a small house. Tell us whether the front door is on the upper or lower floor, because it changes where the hose comes in.
Can you clean a rug in a flat with no parking outside?
Yes. The rug is cleaned in the flat, so there is nothing to carry down to the van. If the van cannot stop by your block, we park nearby and bring the machine in by hand, and you can tell us about the entrance or concierge desk when you book. Clear the floor around the rug first and we will move light furniture for you.
Should a treated patch not come up right, the re-clean guarantee means we return and fix it free. We are fully insured and DBS-checked, and we have cleaned carpets and upholstery across Deptford and the rest of Lewisham since 2009.
