Step out of Finsbury Park station on the Islington side and the first streets are Wells Terrace and Fonthill Road, with the big council estates of Andover Road and Six Acres just behind and tall Victorian terraces up Charteris Road. London Carpet Cleaning has covered Finsbury Park, N4, since 2009, from £36 a room, and carpets are dry within 6 to 7 hours.

Three boroughs, one station
Finsbury Park is a place where boroughs meet. The park itself and Stroud Green Road’s far side belong to Haringey, Wilberforce Road across Blackstock Road is in Hackney, and the streets south and west of the station are Islington. This page covers the Islington side, which is where most of our N4 bookings come from.
The station is one of north London’s busiest interchanges, with the Piccadilly and Victoria lines crossing the Great Northern trains to Moorgate and King’s Cross, and that keeps the nearby flats turning over. The park opened in 1869 and the New River still runs through it, and between the park, Gillespie Park and the Stroud Green Road traffic there is a steady supply of mud and grit walked back indoors.
Estates built on cleared streets
Much of the Islington side was rebuilt by the councils between the 1960s and the 1980s. Campbell Road, once known as the worst street in north London, was cleared after the war and its site became the Six Acres estate, opened in 1969 with 356 family flats and maisonettes in seven four-storey blocks plus a six-storey and a twelve-storey block. West of Durham Road the Greater London Council built the Alsen Road estate in the 1970s, more than 1,000 homes reaching to Hornsey Road and joining the older London County Council blocks on Andover Road; together they are known today as the Andover Estate. South of Seven Sisters Road the Harvist estate, 432 flats in tower blocks, was finished in 1970.
The Victorian streets that survived, such as Charteris Road and Lennox Road, are tall two- and three-storey terraces, plenty of them now a maisonette over a garden flat. Near the station, on Wells Terrace and Fonthill Road, the turnover is quicker still, with one-bed conversions and rented rooms that change hands often.
The numbers behind an N4 booking
| Homes that are | Share |
|---|---|
| Flats in purpose-built blocks | 69.3% |
| Rented from the council | 41.3% |
| Rented privately | 25.8% |
| One bedroom | 40.4% |
| Built 1973 to 1999 | 27.4% |
| Heated by electricity only | 18.7% |
The census area here is Finsbury Park West, which takes in the Andover, Six Acres and Harvist estates. That is why 69.3% of homes are flats in purpose-built blocks and 41.3% are rented straight from the council, with a further 25.8% let privately. Only a small share of homes, 6.5%, are owned outright. The VOA count splits the age of the stock three ways: 26.5% built before 1900, 25.6% between 1945 and 1972, and 27.4% between 1973 and 1999.
In practice most N4 jobs here are flats, often one bedroom (40.4% of homes), with a hall and a lounge and few or no stairs. The estate carpet is usually a hard-wearing synthetic that takes a hot rinse well, and the lane from the front door to the kitchen is where the dirt sits. A two-bed estate flat, both bedrooms and the living room, comes to £115. Drying needs a little thought: 18.7% of homes are heated by electricity alone, often storage heaters that have run cold by the afternoon, so we leave a window or door open for an hour to move the air.

Match days, Zone J and the lifts
The Islington streets around the station are in the Finsbury Park zone (Zone J), and it is one of the longer ones: controlled from 8.30am to 6.30pm Monday to Saturday. On Arsenal match days the hours stretch to 8.30pm on weekdays and run 12 noon to 4.30pm on Sundays and public holidays. Andover Road, Durham Road, Charteris Road and Lennox Road are all inside it. We pay for a bay or use a visitor voucher, and we avoid booking jobs near the stadium for the hours before a home kick-off.
On the estates, lifts decide how long the carry takes. Tell us the block, the floor and whether there is a lift when you book; on the four-storey blocks without one we bring the hose up the stair. Transport for London began building segregated cycle lanes along Seven Sisters Road for Cycleway 50 in 2023, so the van loads from the side streets.

What N4 carpets need
The job we are asked about most around here is the hallway and the stairs. In the flats off Stroud Green Road and Blackstock Road the front door opens straight onto the carpet, and the buggy wheels and the school-run mud all land in the same strip by the door. We pre-treat that lane, lift the bulk and bring the colour back. In the conversions near the station the recurring work is the end-of-tenancy clean, where a carpet needs handing back fresh and fast with a dated receipt for the agent and the deposit.
A lot of the rented carpet in N4 is a mid-grey or beige synthetic that has been walked hard for years, and where the traffic lane has actually worn flat the pile is gone, not dirty. A clean lifts the grime and the marks and brings the colour back, but it cannot put back fibre that has worn away, and we say so at the door.
Cleaning carpets, sofas and rugs in Finsbury Park
We clean fitted carpets and stairs by hot-water extraction, which pulls the grit out of the base of the pile, and we match the water to the fibre so a wool carpet in a period flat is cleaned low-moisture while a tougher synthetic takes a deeper hot rinse. We also clean sofas and armchairs, clean wool and other rugs in your home through specialist rug cleaning, and freshen mattresses. In the same N4, see our Stroud Green and Manor House pages, and for the rest of the borough there is our Islington carpet cleaning page.
Finsbury Park questions
Do you cover all of Finsbury Park, from Wells Terrace to Stroud Green Road?
Yes, the whole of N4, from the flats around the station and Wells Terrace out to the park gates, along Blackstock Road and up Stroud Green Road, taking in Charteris Road and, over the Hackney line, Wilberforce Road. We have cleaned this corner of north London since 2009, so the team knows the estates and the parking. There is no call-out fee anywhere in the area.
Is parking a problem on the controlled streets?
It is manageable. On the Islington side the Finsbury Park zone (Zone J) runs from 8.30am to 6.30pm, Monday to Saturday, so we pay for a bay or use a visitor voucher and plan the van around it. Where a street is tight near the station, we bring a long hose so the kit reaches your door from wherever the van can sit.
Can you get a flat carpet ready for an end-of-tenancy check?
Yes, and it is a big part of the work in N4. We clean every room and the stairs, lift the everyday marks and traffic lanes, and give you a dated receipt the agent or inventory clerk will accept for the deposit. Book it for the day before your check-out and the carpet is dry and handed back in good order.
How long will my carpet take to dry in a Finsbury Park conversion?
Most carpets are dry within 6 to 7 hours, because we extract the water back out and leave very little in the pile. That matters in a converted flat or garden flat where airflow is limited, so we lift as much moisture as we can on the day. With a window open or the heating low, a morning clean is ready for traffic by the evening.
Is an Arsenal home game a bad day to book?
It can be, near the station. Zone J’s match-day controls run until 8.30pm on a weekday and from noon to 4.30pm on a Sunday, and the roads fill well before kick-off. We book morning slots on match days and finish before the crowds arrive, or move you to another day. Check the fixture list when you book and tell us if it clashes.
Do you clean flats on the Andover and Six Acres estates?
Every week. Most are one- or two-bed flats with synthetic carpet and a short hall, and a two-bed flat with its living room comes to £115. Give us the block name and floor, say whether the lift is working, and let us know if the flat is a maisonette with its own stair, which is priced as one flight.
Every clean in Finsbury Park is backed by our re-clean guarantee: if a spot comes back, so do we, at no charge. We are fully insured, our cleaners are DBS-checked, and we have cleaned carpets across N4 and the rest of Islington since 2009.
