Hacton straddles the River Ingrebourne. On the Hornchurch bank is the council-built estate whose roads take the names of racecourses; on the Upminster bank, Hacton Lane runs past interwar semis towards the fields. London Carpet Cleaning has worked on both sides since 2009, with fixed prices from £36 a room and carpets dry within 6 to 7 hours.

Racecourse roads on the old Hacton Farm

Hacton was a farm before it was a suburb. Hacton Farm on Hacton Lane was rebuilt in the late sixteenth century, and in 1594 it was one of the principal houses of Hornchurch, the seat of John Jackman. The farmhouse was demolished in the last century. In 1936 Hornchurch Urban District Council bought the land and laid out the Hacton Lane estate, 548 homes in all, built in the years either side of the Second World War. Whoever named the streets followed the turf: Kempton, Plumpton, Chepstow, Goodwood, Haydock, Epsom, Lingfield, Doncaster and Newbury all turn up, and Gatwick Way is named after the old racecourse, not the airport.

The estate is mostly semis. Some of the post-war ones are Airey houses, the prefabricated concrete type, and on Newmarket Way you can see one in its original state beside neighbours that have been refaced. Older 1930s bay-fronted semis line the through-roads around it, Hacton Lane, Wingletye Lane and Abbs Cross Lane among them. Over the river, the Upminster end of Hacton Lane is the old hamlet, with interwar houses running on towards Corbets Tey. The nearest station is Emerson Park, a single platform and the only stop between Romford and Upminster on the Liberty line of the London Overground.

What the census says about the RM14 side

Three-bedroom homes47.1%
Owned, outright or with a mortgage93.1%
Rented privately5.4%

Built 1945 to 197215.3%

The census splits Hacton along the river. The RM14 postcodes on the Upminster side fall in the area it calls Upminster South and Corbets Tey, and the estate roads on the Hornchurch bank are counted with neighbouring areas, so read these figures as the east side of the Ingrebourne. They describe a suburb of one type. Almost three homes in four (73.1%) are semi-detached, and the same share (73.0%) went up between 1919 and 1944. In practice that means a hall, one straight flight of stairs, a landing and, in a lot of these houses, a front and back room knocked into one long lounge. The three-bedroom house is the most common size, at 47.1%.

Ownership is near total: 93.1% of homes are owned, and only 5.4% are rented privately. Moving-out cleans for landlords are a small part of our work on this side of the river. Most bookings are owners getting the stairs and lounge done before Christmas or a family party, or after a winter of the dog coming in off the fields. A three-bedroom semi off Hacton Lane with a through-lounge and one flight of stairs comes to £210. With only 0.7% of homes lacking central heating, a lounge cleaned in the morning is usually dry well before the evening.

Stair carpets, dog paths and the greenway

The estate homes were built to last, and plenty still have a long-serving stair carpet, which is where the wear shows first. We do a steady run of stairs and landings here that have gone grey down the middle from a dog padding up and down. Cleaned with the edges done by hand, they come back close to their proper colour. The Ingrebourne Valley Greenway is on the doorstep, a hardened path of about 4km from Hornchurch Stadium, just north of Hacton Lane, down to Hornchurch Country Park. The path itself is firm, but the dogs go off it into the grass and the reed beds, so hall carpets and lounge runners take a beating in the wet months.

Old stains get a plain warning. A wine or coffee mark that has sat in a pale carpet or a cream sofa for months will lift most of the way, but it can leave a faint shadow you notice when the light catches it, and we tell you that before we start.

Getting the van to your door

Most of the semis have a drive, so the van usually goes on yours or at the kerb outside, and the hoses run straight in. Permits are the one thing to check. Havering’s permit list gives the Hacton ward one controlled parking zone, HX1, and Upminster ward none, so if your road has zone signs at its entrance, tell us when you book and keep a visitor permit for the van. Over the river, where Hacton Lane runs out between fields, we pull in where it is safe and carry the kit the last few yards.

Hacton Primary School is on Chepstow Avenue, one of the racecourse roads, so we avoid the surrounding roads at the morning drop-off and book those homes from mid-morning. Before we arrive, clear shoes and bags off the stairs and take ornaments off any low tables in the lounge.

Sofas, rugs and the rest of the house

Carpets get our hot-water extraction method, the deep steam carpet cleaning that rinses the grit out of the base of the pile. For sofas and armchairs, our upholstery cleaning is matched to the fabric, which matters on the cream two-seaters that are common round here. Loose rugs get proper rug cleaning in your home across RM14, with the hot water and machines that do the stairs. We cover the rest of Havering too, and we regularly work in Heath Park and Coldharbour.

Asked by Hacton households

Do you cover every racecourse-named road on the Hacton estate?

Yes. We cover all of RM14 on the Hacton side and the RM12 fringe where the estate meets Hornchurch. That takes in Hacton Lane, Wingletye Lane, Abbs Cross Lane, Bramble Lane and Suttons Lane, plus every road from Goodwood to Gatwick Way. If you are unsure which patch you fall in, give us the postcode and we will confirm.

Is parking easy for the van on the Hacton estate roads?

Rarely a problem. Most homes have a drive, so we either pull onto yours or park at the kerb close to the door on the estate roads off Hacton Lane. Havering lists one controlled zone (HX1) for the Hacton ward, so if your road is in it, we will ask you for a visitor permit. Our gear runs from the van on a long hose, so we do not need to be right outside, and we carry enough reach for upstairs rooms at the back.

Do you handle end-of-tenancy carpet cleaning?

Yes. Lettings are a small share of homes on the Upminster side of Hacton, but we clean rented semis and flats here when a tenancy ends, to the standard Havering letting agents look for. You get a dated receipt for the deposit return, and it helps to book with a little notice near the end of the month.

How long do carpets take to dry in a Hacton semi?

Usually 6 to 7 hours to dry. Our machine pulls most of the moisture back out, so a lounge or set of stairs done in the morning is dry by the evening. In colder months we suggest opening a window a crack or running the heating low, and we point out where to tread lightly on deeper pile until it is fully dry.

Our 1930s semi has a knocked-through lounge. Is that priced as one room?

Yes. A front and back room opened into one is our through-lounge price, from £61, and it is the most common lounge we clean in Hacton’s interwar semis. If the knock-through also runs into an extension or a conservatory, mention it when you book and we will price the extra floor area up front, so there is no surprise on the day.

We walk the dog on the Ingrebourne every day. How often does the hall carpet need cleaning?

For a hall and stairs that take a muddy dog twice a day, once or twice a year keeps the grit from cutting the pile, with a vacuum every couple of days in between. A mat inside the door and a towel for the paws do more than anything we can sell you. If the hall has gone grey in a line, book it before the line becomes worn fibre.

Every clean is backed by our re-clean guarantee: if a spot dries back, we return and put it right. We are fully insured, DBS-checked, and we have been cleaning carpets and upholstery across Hacton and the rest of Havering since 2009.

Had the lounge, dining room and stairs done before the family came at Christmas. Two of them, thorough and careful round the furniture, and a wine stain in the dining room lifted out. Dry by the evening. Really pleased, book them every year.

Carpets cleaned for the end of tenancy on my late mum's flat and the agent passed it, full deposit back. Did it properly and left it looking smart. Good value at a difficult time. Thank you.

Two mattresses cleaned, quick, no fuss and a fair price. Came when they said they would. Everything smells fresh again. Would have them back.

Stairs and landing cleaned, they'd gone grey with the dog going up and down. The proper colour now and the edges done nicely. No mess, dry by teatime. Good value for the work.

Cleaned a cream two seater with a coffee stain in the middle. Most of it lifted, there's a very faint shadow if the light catches it. Still far better than it was and the lad was honest and apologetic. Otherwise a tidy job.

Kitchen and conservatory floor cleaned and sealed, looks much better and the grout's come up well. He ran late, traffic he said, and did phone ahead. Good honest job once he was here and a fair price.
