Edwin Lutyens laid out Central Square with St Jude’s Church, the Free Church and the Quaker Meeting House, and many houses near it still have their original herringbone parquet under the rugs. London Carpet Cleaning has worked Hampstead Garden Suburb, N2, since 2009, from the square down to the Market Place parades on Falloden Way. We clean from £36 a room, and the carpets are dry within 6 to 7 hours.

Moss-green wool carpet on the landing and oak stairs of a 1920s house

A suburb built in two halves

Henrietta Barnett founded the Suburb in 1906, with Raymond Unwin and Barry Parker drawing the plan. Building began in 1907 on 243 acres of the old Wyldes estate, bought from Eton College. That first phase, the Old Suburb, is the Edwardian part. In the Artisans’ Quarter off Finchley Road you get Arts and Crafts cottages in terraces and linked pairs, with steep tiled roofs and small rooms, and the houses grow larger as the ground climbs to Central Square, where Lutyens’ Institute now houses Henrietta Barnett School.

By 1914 work had started on the land running north to Falloden Way and on towards East Finchley station. The First World War pushed building costs up, and after it the developers aimed at a wealthier buyer, so the New Suburb on the N2 side is mostly detached and semi-detached houses, some of them close to modernist. Market Place grew into the second shopping parade as the Suburb spread north between the wars. The last addition came in 1930, when Winnington Road and Ingram Avenue were taken in for very large houses on big plots, and building across the Suburb ran on to 1938.

The flats start along Lyttelton Road. Belvedere Court there is a block of 56 flats designed by Ernst L. Freud and built in 1937 and 1938, with central heating fitted from the start. The Suburb has been a conservation area since 1968, with an Article 4 Direction on top and the Trust’s Scheme of Management in force since 1974, so outside changes are tightly controlled and a lot of the interiors are still close to how they were built. East Finchley and Golders Green stations on the Northern line sit at either end, with the H2 bus looping the streets between.

For once the census area and the place are the same thing: Barnet 033 is the Suburb, in the Garden Suburb ward. Nearly half the homes (48.8%) have four or more bedrooms, which is rare for London. A typical house job here is several bedrooms and a long staircase. Four bedrooms, a through-lounge and one flight of stairs in a Suburb house cost £246 in total.

The build dates explain the carpets. Two-thirds of homes (66.2%) went up between 1919 and 1944, the New Suburb years, and only 13.3% before 1919, so the commonest room we clean is in a 1920s or 1930s semi or detached house, often with wool fitted wall to wall. Purpose-built flats are 31.8% of homes, and a quarter (25.5%) are rented privately, which keeps end-of-tenancy work coming in all year from the flats and the larger family lets. Only 1.3% of homes have no central heating, so with the heating on low a wool carpet dries on time in winter too.

What the Suburb’s floors need

The job here is usually wool. The period and inter-war homes were laid with wool carpet and wool rugs, and that fibre is worth cleaning properly, so we test it first and use a method that will not felt or shrink the pile. We clean a lot of wool rugs laid on parquet, with a photo first for the antique and hand-knotted ones, and the bigger houses bring long staircases and landings. Upholstery in a formal lounge has often not been touched in years.

Mud is the other regular. Big Wood and Little Wood are 18 acres of public woodland and the Heath Extension is 74 acres of grass. The Lyttelton Playing Fields beside Mutton Brook add another 23 acres. After a wet walk it all comes home along the hallway and settles deepest at the foot of the stairs. One limit we tell people about at the door: on an old wool carpet, years of sun fade along a south-facing bay or a worn traffic lane will not come back with cleaning. We can lift the dirt and even out the look, but the fibre itself is bleached or flattened.

Parking, drives and the midday zones

Most Suburb roads are quiet and residential, and many of the larger houses have a drive we can use if you are happy for us to. Where there is no drive, the van goes on the road. The Garden Suburb zone (GS) only runs Monday to Friday from 1pm to 2pm, and zone H2, part of the Golders Green controls, covers some Suburb roads on weekdays from 11am to 1pm. Outside the middle of the day most kerbs are free. On the N2 edge by East Finchley it is different: zone M runs Monday to Saturday from 10am to 6.30pm, so there we ask for a visitor permit or use a paid bay.

The wide grass verges are no help. London’s pavement parking ban has been in force since 1974 and covers verges as well as footways, so we park on the road and run the hose across. In the Lyttelton Road flats, tell us your floor and whether there is a lift when you book. Schools set the morning: Henrietta Barnett School on Central Square and the Suburb’s primary schools fill the roads around the square at drop-off, so we aim to arrive after it.

Cleaning old wool and antique rugs

Our hot-water extraction carpet cleaning suits both the small cottage rooms and the bigger villa floors, and with the water and heat turned down it is the safe choice for old wool. For sofas, armchairs and headboards we offer fabric and leather upholstery cleaning done in the home. Delicate or valuable rugs get specialist rug cleaning in your home, after a photo tells us it is safe to do on site. We cover the rest of Barnet as well, and neighbouring Finchley on the same day where the diary allows.

What people in N2 and NW11 ask us

Do you cover both the N2 and NW11 sides of Hampstead Garden Suburb?

All of the Suburb, from N2 on the East Finchley side to NW11 around Central Square and Falloden Way. That takes in Market Place, Bigwood Road, Meadway, Temple Fortune and the Artisans’ Quarter cottages. If you are on the edge towards East Finchley or Temple Fortune, we still cover you at the same fixed price.

Where will the van park on these streets?

Usually on the road outside, or on your drive if you have one. The Garden Suburb zone only applies from 1pm to 2pm on weekdays, and the H2 roads from 11am to 1pm. Near East Finchley, zone M runs all day except Sundays. Tell us your road when you book and we will sort the right spot before we arrive.

Can you clean an old wool carpet or an antique rug safely?

Yes, and it is most of what we do here. We identify the fibre and check for dye that might run, then turn the heat and moisture down for wool so the pile does not felt. For an antique or hand-knotted rug, send us a photo first and we will say whether it can be cleaned safely on site. If it can, we vacuum it, test the dyes and clean it in the room with the heat kept down.

How long do carpets take to dry in a Hampstead Garden Suburb house?

Hot-water extraction leaves carpets dry in roughly 6 to 7 hours, in an Artisans’ Quarter cottage or a Central Square villa alike, and until then it is best to use them carefully, in clean socks. Thick wool or a cold room takes longer, so on a damp winter day we set up air movers and crack a window to bring the drying time down.

My house is listed. Do I need consent for a carpet clean?

No. The Suburb has two Grade I, 41 Grade II* and 740 Grade II listed buildings, and the listing and conservation rules (the Trust’s Scheme of Management included) govern changes to the building. Cleaning a fitted carpet or a stair runner counts as maintenance and needs no consent. We protect the parquet and the stair joinery while we work, and we never lift or re-fix a fitted carpet.

Can you clean the carpets in a 1930s flat on Lyttelton Road?

Yes. A two-bed flat with a living room comes to £115, and we work room by room so you keep a dry route through the flat. Tell us the floor and whether the block has a lift. If the landlord or managing agent is paying at the end of a tenancy, we address the dated receipt to them for the inventory check.

Every clean comes with our re-clean guarantee: if a spot you pointed out does not come up, we come back and do it again at no charge. We are fully insured, our cleaners are DBS-checked, and we have cleaned carpets, sofas and rugs across Hampstead Garden Suburb and the rest of Barnet since 2009.

Two mattresses cleaned, fresh after. Fair price. The drying took longer than the overnight mentioned, still a touch damp next morning. Otherwise a tidy job.
