Hamsey Green Pond, called Wychemere in the Elizabethan manor rolls and named in boundary disputes as far back as the 13th century, still sits beside Limpsfield Road, and the streets around it are inter-war semis with stairs that turn on a half-landing. London Carpet Cleaning covers Hamsey Green, CR2 and CR6, on both sides of the Croydon and Surrey boundary. Prices start at £36 a bedroom, and the carpet is dry within 6 to 7 hours.

A village split by the county line
Hamsey Green is a village strung along the B269 Limpsfield Road, right where the London Borough of Croydon meets Tandridge in Surrey. The boundary runs through the village, and even the pond has changed sides: Tandridge restored it in the 1960s, and boundary changes in the 1990s brought it under Croydon council, which manages it today. People have lived by it for a very long time; there is evidence of Neolithic and Iron Age settlement around it, and Hamsey Green Farm and a wheelwright once used its water, the wheelwright driving carts through it to swell the wooden wheels inside their iron tyres.
Most of the village was built on the old Hamsey Green Farm estate, sold for housing in the 1920s, with a second wave of building in the 1930s that lowered the water table and shrank the pond. That means inter-war semis: bay fronts, generous hallways and stairs that turn on a half-landing. Wentworth Way marks the old northern edge of the farm, and roads like Kingswood Lane and Tithepit Shaw Lane carry the same 1930s pattern of brick semis set back behind their own driveways. In 1933 another piece of the farm became Hamsey Green Airfield, run privately by Richard and Gertrude Gardner and used by Air Training Corps gliding schools from 1942 to 1955; the land is now an equestrian centre and a sports ground. Riddlesdown Common lies to the west and Kings Wood to the east, so most homes are a short walk from open downland.
The census picture: Warlingham West and Whyteleafe
| Homes | Share |
|---|---|
| Detached houses | 30.5% |
| Semi-detached houses | 17.2% |
| Purpose-built flats | 36.9% |
| Built 1919 to 1944 | 20.1% |
| Built 2000 or later | 26.9% |
| Rented privately | 17.7% |
The figures need reading with care. The census area containing Hamsey Green sits on the Surrey side and is run by Tandridge, and it stretches down the hill to Whyteleafe in the valley, so it mixes the semis of Hamsey Green with Whyteleafe’s quite different streets. That is why flats look so common (36.9% purpose-built) and why 26.9% of homes date from 2000 or later. The inter-war share, 20.1%, is the part that matches the houses around the pond.
For a Hamsey Green booking, the semis (17.2%) and detached houses (30.5%) are the core of the work: a half-landing staircase, three or four bedrooms and a lounge that takes most of the traffic. For one of the inter-war semis off Limpsfield Road, three bedrooms, the front room and the stairs come to £192. Private renting at 17.7% brings steady check-out cleans. Only 0.9% of homes have no central heating, so drying is quick on both sides of the boundary.

Dog walks, Riddlesdown mud and wool lounges
The job we are called out for most is the after-effect of all that green space. Two commons and a wood on the doorstep means dog walkers, and dog walkers mean mud tracked up the hall and worked into stair carpet. We do a lot of stairs and landings here, often after a spaniel or a labrador has been out on Riddlesdown after rain. The other steady request is the inter-war lounge: wool or wool-mix carpet, cleaned by hot-water extraction to lift ground-in grit without over-wetting the underlay.
Set-in stains are the limit. A red wine spill or a pet accident that has gone down into a wool pile and dried can leave a faint permanent shadow, especially on a pale carpet or an old Persian rug. We will get the vast majority of it out, but on a set-in stain I would sooner tell you to expect a slight ghost than promise a miracle.
Parking either side of the boundary
Hamsey Green is outside every one of Croydon’s controlled parking zones, and there is no controlled zone on the Surrey side of Limpsfield Road either. Most semis have their own driveway or a wide grass verge, so the van usually pulls up right outside. The shopping parade by the pond is busier, and Limpsfield Road carries the main traffic through the village, so for a house fronting it we park in the side road and walk the kit round.
Half-landing stairs are easier to clean if the turn is clear, so take shoes, bags and the post off the landing before we arrive. Dog beds and leads by the back door can go out to the garden for an hour while the hall dries.

Corner sofas, Persian rugs and stairs
For the semis along Kingswood Lane and Buckland Way, our hot-water carpet cleaning lifts everyday soil and dog hair from bedrooms, halls and lounges without soaking the floor. Fabric corner sofas and armchairs go through the same low-moisture upholstery clean, which is what most families here book before Christmas or a family visit. A stained Persian or wool rug is cleaned in your home, the mark pre-treated first, with a photo beforehand for a very old piece. We cover the rest of Croydon too, and to the north we also clean across Sanderstead and Selsdon.
Hamsey Green questions
Which Hamsey Green postcodes do you cover on the Croydon and Surrey sides?
The whole of Hamsey Green across CR6 and CR2, including Limpsfield Road, Hillbury Road, Westhall Road, Downs Court Road and the roads running off towards Sanderstead and Warlingham Green. The village sits right where Croydon meets Tandridge, and we cross onto the Surrey side at no extra charge.
Is parking a problem for your van in Hamsey Green?
Rarely. Most Hamsey Green semis have their own driveway or a wide grass verge, and there is no controlled parking zone on either side of the boundary, so the van can usually pull up right outside. On the shopping parade near the pond it is busier, but we plan the day around each visit so we are not blocking anyone.
Do you get muddy dog prints out of stair carpet?
Yes, that is one of our most common jobs in Hamsey Green given how many homes back onto Riddlesdown and Kings Wood. Dried mud and paw prints on stairs and landings respond well to a pre-spray and hot-water extraction. Most carpets come up looking years fresher, and dry within 6 to 7 hours.
How long do carpets take to dry in a Hamsey Green 1930s semi?
Allow 6 to 7 hours, so a morning clean has the pile fully dry by the evening. We use hot-water extraction with a strong vacuum pass that pulls most of the moisture back out, so the underlay in these inter-war semis is not left sodden. Open a window or leave the heating ticking over and the carpet will be ready to use again that evening.
Our stairs turn at a half-landing. Does that make the job harder?
Not really, but it changes how we work. The turn and the half-landing have tight corners and short treads where the main wand will not sit flat, so we finish those by hand tool. That is also where grit collects, because every foot pivots there. Tell us about the half-landing when you book, and whether the stairs carry on up to a loft room, so the quote covers it all.
Do you cover the Kingswood Lane end, out by the old airfield?
Yes. Kingswood Lane and the roads off it are part of our usual round. The fields there were Hamsey Green Airfield from 1933, a private airstrip later used for gliding training, and are now an equestrian centre and a sports ground. Wherever the mud comes from, we pre-treat it in the hall and on the stairs before the main clean.
Every clean comes with a re-clean guarantee: if a spot you flagged comes back, we return and put it right. Insurance and DBS checks come as standard, and we have been cleaning in Hamsey Green, on both sides of the county line, since 2009.
