Pevsner called the half-timbered houses and flats of the Hanger Hill Garden Estate “the beau ideal of romantic Metroland”, and they still line Queens Drive and Links Road much as they were built. London Carpet Cleaning has worked across Hanger Hill, W5, since 2009, on the Garden Estate and the Haymills crescents north of the A40 alike. Prices are fixed from £36 a room, and carpets are dry within 6 to 7 hours.

Two estates from the same years
Hanger Hill is two interwar estates with very different looks, both started in 1928. The Hanger Hill Garden Estate sits between Western Avenue and the Piccadilly line, on land that was an airfield in the First World War. The architects Douglas Smith and Barley designed it, and by 1936 it held 258 flats in three-storey blocks along Queens Drive, Links Road and Monks Drive, and 361 houses, built as short terraces, on Links Road, Queens Drive, Monks Drive, Vale Lane, Princes Gardens and Tudor Gardens. It has been a conservation area since 1969, with an Article 4 direction since 1976.
North of the A40, the Haymills estate was built on the grounds of Hanger Hill House, home to Hanger Hill Golf Club until 1930. Haymills bought the land in 1927 and hired the architects Welch, Cachemaille-Day and Lander, and the result is detached and semi-detached houses on large plots along curving, hilly roads: Chatsworth Road, The Ridings, Ashbourne Road and Corringway, with Beaufort Road, Heathcroft and Rotherwick Hill close by. Number 37 The Ridings stands on the old fifth tee. That estate became a conservation area in 1996, and Park Royal station at Hanger Green, now Grade II listed, sits at its north-east corner.
Hanger Lane station on the Central line and Park Royal on the Piccadilly bracket the area, with the Hanger Lane gyratory, where the A40 meets the A406, on its eastern edge. Hanger Hill Park lies in the middle, with a pitch-and-putt course on its northern half, and Fox Wood nature reserve keeps a remnant of old oak woodland. Most of these homes still have generous original stairs and landings, and a fair number keep proper wool carpet.
What does the census say about Hanger Hill?
| Homes in the area | Share |
|---|---|
| Flats in purpose-built blocks | 45.6% |
| Semi-detached houses | 22.6% |
| Detached houses | 9.2% |
| Four or more bedrooms | 19.8% |
| Rented privately | 48.2% |
| Built 1919 to 1944 | 48.9% |
The census area here is Hanger Hill East, and the figures follow the two estates closely. Nearly half of all homes (48.9%) were built between the wars. Purpose-built flats are the largest group at 45.6%, while semis (22.6%) and detached houses (9.2%) are mostly the Haymills side. One home in five (19.8%) has four bedrooms or more. A three-bedroom house on the Garden Estate, with its living room and the stairs, comes to £192.
The surprise is renting. Almost half of homes (48.2%) are rented privately, so many flats here are let, and a lot of our Hanger Hill bookings are check-out cleans before an inventory. The owner-occupied houses on the Haymills roads are the opposite: long-term homes where wool stair carpet has been down for years. About one home in ten (10.8%) relies on electric heating only, so in a cold flat we take extra water back out.

Two zones, two sets of hours
Hanger Hill is split between two Ealing parking zones, and they run at different times. The Haymills roads (Ashbourne Road, Audley Road, Beaufort Road, Chatsworth Road, Corringway, Heathcroft, Rotherwick Hill and The Ridings, with Hanger Green) are in zone O, controlled Monday to Friday from 9am to 10am and 3pm to 4pm. The Garden Estate roads, Queens Drive, Links Road, Monks Drive, Princes Gardens, Vale Lane and Tudor Gardens, fall in zone Z (West Acton), controlled Monday to Friday from 10am to 11am and 2pm to 3pm. Outside those hours, and at weekends, anyone can park.
On the Garden Estate, the service lanes behind the blocks are for residents, so we load from the front and carry in. The blocks are three storeys, and a long hose up a shared stair is the norm; let your neighbours know. On the Haymills side most houses have a drive, and if you are happy for the van to use it, say so when you book.

Wool stairs, flat hallways and family settees
The recurring job is stairs and landings in the 1930s houses, where the carpet is often wool, sometimes a runner held by rods, and the wear funnels down the middle of the flight. Wine and felt-tip on stair carpet, a dog on the lounge settee, and the muddy stretch by the patio doors after a walk in the park are all standard callouts. The Garden Estate flats have their own pattern, with the worst wear on the hallway runner just inside each front door. A limit we explain up front: where a pale wool stair carpet has been walked grey for years, the shading on the front edge of each tread can stay faintly visible after cleaning, because the fibre itself is worn and flattened.
Our hot-water extraction carpet cleaning suits the wool and the older synthetic carpets in these houses, lifting ground-in dirt while keeping drying short. We also handle sofa and upholstery cleaning for settees that take a battering from family and pets, and specialist rug cleaning done in the home for wool runners and larger pieces. Nearby in Pitshanger or Ealing Broadway, or anywhere else across the rest of Ealing, the routes and prices are the same.
Hanger Hill: common questions
Which Hanger Hill postcodes do you cover, Garden Estate and Haymills included?
All of W5 around Hanger Hill, plus the part of the Garden Estate that falls into W3. On the Garden Estate that means Queens Drive, Links Road, Monks Drive, Princes Gardens, Tudor Gardens and Vale Lane. North of the A40 we cover the Haymills roads, Corringway, The Ridings, Chatsworth Road, Beaufort Road and Ashbourne Road among them, and the streets round Hillcrest Road.
Is parking a problem on the estate?
Only for an hour or two on weekdays. The Haymills roads are in zone O (9am to 10am and 3pm to 4pm) and the Garden Estate in zone Z (10am to 11am and 2pm to 3pm). Tell us the road when you book and we will sort a visitor permit, a drive or a timed arrival. The service lanes behind the Garden Estate blocks are residents-only, so we load from the front.
Can you get red wine and felt-tip out of a stair carpet?
Usually, yes, and these are two of our most common W5 jobs. Fresh wine on a cream stair carpet responds well to prompt treatment, and a child’s felt-tip on a tread often lifts completely. The result depends on the dye and how long it has set, so we test first and tell you what to expect before we start.
How long will wool carpet take to dry in a Hanger Hill house?
Most carpets are dry within 6 to 7 hours, because hot-water extraction pulls the bulk of the moisture back out. Thick wool and stair carpet, common on the original stairs and landings here, take a little longer. We air the rooms, open a window where we can, and a morning clean is dry by the evening, with the stairs used carefully until then.
Our dog has had accidents on the lounge carpet. Can you get the smell out?
Mostly. Urine runs through the pile into the backing and underlay, which is where the smell lives. We treat each spot with a urine-neutralising solution, then rinse and extract. A few recent accidents usually go completely. Where an underlay has been soaked many times, the smell can come back in warm weather, and only replacing that piece of underlay cures it.
We have a rug on a wooden floor. Can you clean it without marking the boards?
Yes, we clean it on site, so the boards are the thing to plan for. Tell us the floor type when you book, and we set the machine and hose to keep water off the wood as far as we can. The rug is vacuumed, pre-treated, shampooed and rinsed by hot-water extraction. Rugs up to 3m² start at £35, and we give you a price for bigger pieces when you send the size.
Every clean is backed by our re-clean guarantee: if a treated area is not right, we come back and put it right at no charge. We are fully insured and DBS-checked, and we have cleaned carpets, upholstery and rugs across Ealing since 2009.
