Heath Park was laid out from about 1908 on the far side of the Romford to Upminster branch, the single-track railway that is now the Liberty line, and most of its bay-fronted houses were finished between the wars. London Carpet Cleaning covers Heath Park, RM1 and RM2, one of the older estates on the Romford side of Hornchurch, from £36 a room, with carpets dry within 6 to 7 hours.

An Edwardian estate beyond the branch line

By 1908 Romford’s building had spread south to Clydesdale Road, and farther east, beyond the Romford to Upminster line, the large Heath Park estate was being developed. Like Squirrels Heath to the north, it takes its name from the heath that once covered this side of the parish. Building began in the Edwardian years and carried on through the 1920s and 1930s, so the estate mixes early houses with interwar ones. From 1965 to 2002 Heath Park had its own council ward.

The dominant house is the bay-fronted family home with a hall, a front room and a through reception behind, set back from the pavement with a short drive. Heath Park Road is the main residential spine. The single-track line on its western edge is the Liberty line now, with Emerson Park its one stop between Romford and Upminster; Romford station, on the Elizabeth line as well, is a short walk away, and Gidea Park station is not far to the north. Raphael Park and its lake are a short walk north in Gidea Park, and in wet months the walk back from it tracks mud up the hall and stairs.

Stairs, front rooms and leather suites

The jobs here follow the age of the houses. Stairs and landings are the wear points, one flight up to three or four bedrooms, and the front room often holds an older wool carpet or a wool rug that has kept its colour but dulled with traffic. We get a steady run of leather three-seaters that have gone tired and want cleaning and conditioning, plus fabric settees and armchairs, and the occasional mattress or tiled kitchen floor with grey grout.

On a wool carpet that has been walked on for twenty years, we lift the dirt and revive the pile, but permanent shading and fibre worn down in the traffic lanes will not come back to new. We tell you on the day what will shift and what is set in.

Where does the van go on Heath Park Road?

Most Heath Park houses have their own drive or a hardstanding, so the van pulls in off the road and the hose goes straight to the door. On Heath Park Road itself there are council pay-and-display bays, running from 8.30am to 6.30pm with a three-hour limit; the first half hour is free once a day across the borough. If your drive is full or you live by the bays, tell us when you book and we will plan the stop, with a dispensation if the job will run past three hours.

Inside, the through reception is the room to clear. These are long rooms, often with furniture down both sides, so lift small items off the floor and clear the space under the dining table if you can. We move sofas and chairs ourselves and put them back on pads so the damp pile is not marked.

What the census says about Heath Park’s houses

Built before 19198.3%

Terraced houses31.4%
Detached houses15.3%
Homes with four or more bedrooms28.5%
Owned outright43.5%
Rented privately12.7%

The census does not use the name Heath Park. Heath Park Road and the streets around it fall in the area the ONS calls Romford East (Havering 014), which runs south to Hylands; the town-centre flats west of the railway are counted separately, and they are a very different picture. Here, more than two homes in three (69.8%) were built between the wars and another 8.3% before 1919. In practice nearly every job here includes a staircase.

The house types are mixed. Terraces make up 31.4% of homes and detached houses 15.3%, with semis making up most of the rest. Bigger homes are common: 28.5% have four or more bedrooms. For a three-bed house, with the bedrooms, the front room and one flight of stairs cleaned, the bill is £192. Ownership runs deep, with 43.5% owning outright, so we meet a lot of long-kept wool carpet. Private renting is lower than in the town (12.7%). Almost every home has central heating (only 0.9% have none), and a radiator on low dries a front room in the usual time.

Our cleaning services for Heath Park homes

Most bookings here are hot-water extraction, and our steam carpet cleaning is the method behind the 6 to 7 hour drying time. For leather and fabric suites, our sofa and upholstery cleaning covers the clean-and-condition work the older houses often need, and larger wool rugs from the front room are cleaned in place with specialist rug cleaning during the visit. We cover the rest of Havering too, and the RM1 streets up at Rise Park.

Heath Park questions, with answers

Do you cover Heath Park from Heath Park Road to the railway?

Yes, all of Heath Park, from Heath Park Road across to the roads that back onto the Liberty line, whether your postcode is RM1 or RM2. We also cover the town side of the railway and Hylands to the south, so a booking that sits over a boundary is no problem.

Is parking a problem for the cleaners here?

Rarely. Most houses have their own drive or forecourt, so the van pulls in off the road. Heath Park Road has pay-and-display bays in the daytime, and closer to Romford town centre the controls tighten up, but on most of the estate access is easy, and we bring long hoses if the drive is full.

Can you clean a whole house before an event?

Yes, and it is a common request here. Two of us work through the bedrooms, stairs and reception rooms in a single visit, room by room, so everything is done and drying well ahead of a party or a family gathering. Book a few days before the date and the carpets will be dry and settled in good time.

How long do carpets take to dry in a Heath Park semi?

Usually 6 to 7 hours to dry with hot-water extraction, a little longer for a dense wool carpet or a cold through reception at the back of a bay-fronted house. We leave the pile damp, not wet, groom it as we finish, and we ask for socks, not shoes, and the furniture kept off until it is dry.

Our house is Edwardian. Does that change how you clean it?

A little. The earliest Heath Park houses date from around 1908, and houses of that age usually have suspended timber floors under the carpet, sometimes with gaps between the boards. We keep the water low near the edges and over any known gaps, so nothing runs through to the ceiling below, and we take more care on a wool carpet of that age. The price is the same.

Can you clean just the stairs and landing?

Yes. In a house that has had its rooms re-carpeted but kept an older stair carpet, the stairs are often the only thing that needs doing. One flight is from £41. It is a short job, and the stairs are dry within 6 to 7 hours, with socks, not shoes, until then.

Every clean comes with our re-clean guarantee: if a spot returns or you are not happy, we come back and put it right. We are fully insured and DBS-checked, and we have cleaned Heath Park carpets, suites and rugs since 2009.

Whole house carpets done before my mum's 80th at ours. Two lads, methodical, and a stubborn coffee stain in the lounge came right out. Everything dry and spotless for the party. Booked them again for the spring.

Settee and an armchair cleaned, they came up nearly new. Only gripe, they moved the booking once the day before which threw my plans a bit. The actual work was spot on and the lad was polite.
