King John granted Barnet its market charter in 1199, and the market still trades behind The Spires on Wednesdays and Saturdays, a short climb from the terraces below the station. London Carpet Cleaning has worked High Barnet, EN5, since 2009, from the flats over the High Street shops to the cottages along Wood Street. Cleaning is from £36 a room, dry within 6 to 7 hours.

A coaching town on top of the hill
High Barnet sits about 427 feet up, the highest town on the old Great North Road between London and York, with the parish church of St John the Baptist at the point where Wood Street forks away from the High Street. The “Chipping” in Chipping Barnet means market. The tube station at the foot of Barnet Hill opened as a Great Northern Railway terminus in 1872 and has been the last stop on the Northern line since 1940, so most journeys home end with a climb; the station is step-free, but the paths up to it are steep from both directions.
That geography shapes the housing. The centre keeps its coaching-era shape. Wood Street, with its Georgian and early Victorian frontages, became a conservation area in 1969 and runs out towards Arkley, taking in Ravenscroft Park and the Courthouse gardens. The northern end of the High Street was added to the Monken Hadley Conservation Area in 1979 for its Victorian shops and houses. Cottages fill the lanes behind the church, and flats sit above the shops around The Spires, the shopping centre built around the twin steeples of the old Methodist church.
Off the hill the stock changes: late Victorian terraces on the roads around the station and off Barnet Hill, then wider 1930s semis with drives further out towards the Meadway estate. Hadley Green and the Georgian houses of Monken Hadley are ten minutes on foot from the church, so we treat the whole hilltop as one patch.
Flats over shops and terraced streets: the numbers
| Homes that are | Share |
|---|---|
| Purpose-built flats | 23.6% |
| Flats in converted houses | 6.1% |
| Flats over shops or in other conversions | 4.4% |
| Terraced houses | 18.9% |
| Homes with one bedroom | 15.5% |
| Built 1919 to 1944 | 24.7% |
| Rented privately | 24.1% |
The town centre shows up clearly in the census. A third of homes are flats, and 4.4% are flats over shops or in other converted buildings, which is the High Street showing up. Another 6.1% are flats carved out of houses, where the shared stair carpet carries every resident. Terraces make up 18.9%, largely the late Victorian streets around the station, and 24.7% of homes went up between the wars, the era of the semis on the way out to Meadway.
Private renting accounts for 24.1% of homes, and 15.5% have a single bedroom, so a lot of our town-centre work is a small flat at the end of a tenancy, often reached by a run of stairs from a street door. A two-bed flat with a living room comes to £115, and a flight of stairs adds £41. Only 1.5% of homes have no central heating, so the flats dry quickly once the heating is on.

Where can the van park near the High Street?
The town centre and the roads near the station sit in controlled parking zones, and the hours vary street by street. The Chipping Barnet (D) zone only applies from 2pm to 3pm on weekdays, which stops all-day commuter parking, and Barnet cut the charges outside the Mays Lane shops to that same hour in August 2026. The zone round Barnet Hospital runs Monday to Saturday, 8am to 6.30pm. We use your drive if you have one, or a visitor voucher in the nearest bay.
The High Street is the hard part. If you live above a shop, the way in is often a side door or a rear yard, so tell us when you book and we will plan the unload for a quiet hour, away from the Wednesday and Saturday market. Stairs in these buildings are steep and narrow, so clear anything stored on them. The station car park may not last either: TfL wants to build about 300 homes on it, and although Barnet refused an amended scheme in 2025, the plan may still go to the Mayor.
Stairs on every job
High Barnet means stairs. The terraces and cottages here stack their living space over two or three floors, so stair carpets take the hardest wear in the house. A typical booking off the High Street is a lounge and a flight or two cleaned together. In the older houses along Wood Street and the lanes behind the church we find a lot of wool, which needs a low-moisture, wool-safe clean and a proper rinse, and plenty of mattress and sofa work comes with it. Walkers bring the outside in: mud from Hadley Green and the Dollis Brook fields below the hill ends up in hall carpets every winter.
Where a stair carpet has worn flat after twenty years of feet, cleaning takes out the grey soil line but it cannot put worn pile back. We tell you on arrival if a carpet is past the point where a clean makes sense.

Upholstery and rugs from EN5
Most High Barnet jobs are hot water extraction carpet cleaning, which reaches the grit a domestic vacuum leaves at the base of the pile. We also handle sofa and upholstery cleaning, from family fabric sofas to armchairs and dining seats, and rug cleaning done in your EN5 home on the visit. The same crew covers the rest of Barnet whenever you need us beyond the hilltop.
High Barnet: what customers ask
Do you cover all of High Barnet, from The Spires to Underhill?
All of it. The town centre and the flats around The Spires, the streets off Wood Street and the High Street, Underhill below the station, and the semi-lined roads out towards the Meadway estate. Monken Hadley, Barnet Gate and Arkley sit on the same rounds, so the whole EN5 hilltop is covered.
Is parking hard for the van near High Barnet station and The Spires?
Rarely. Much of the town centre and the roads near the station sit in controlled parking zones, so we use your drive or a visitor voucher in a nearby bay. If you are on the High Street itself, perhaps above a shop, tell us when you book and we will plan the unload.
Can you clean curtains without taking them down?
Yes. We clean lined and interlined curtains in place at the window, which avoids shrinkage and means no rehanging. That suits the period houses along Wood Street, where full-length curtains do real draught duty. Book them alongside a carpet or sofa clean and we handle everything in one visit.
How long do carpets take to dry up here?
dry within 6 to 7 hours for most synthetic carpets, a little longer for dense wool. We extract the bulk of the moisture as we clean and leave airflow moving before we go. In winter, an hour of background heating and a window opened a crack finishes the job.
Can you get the kit up to a flat above a shop on the High Street?
Yes. Our machine and hoses come apart into pieces one person can carry, so a narrow stair from a side door is fine. What we need is somewhere to stop the van for ten minutes to unload, ideally in a side street or a rear yard. On market days we come early or after the stalls pack up.
My flat is in a converted house with a shared stair carpet. Will you clean that too?
We can, as long as the freeholder or the other flats agree, since it is shared property. It is priced as a flight of stairs, from £41, and we clean it on the same visit as your own rooms. If a managing agent pays for the common parts, give us their details and we will address the invoice to them.
Every clean is backed by our re-clean guarantee: if something is not right, we come back and put it right free of charge. Our technicians are fully insured and DBS-checked, and we have cleaned carpets in High Barnet and across north London since 2009.
