Hillmarton Road, built in the 1860s behind Camden Road, is broad and lined with lime trees, its big rooms hiding original floors under the carpet, and a few streets away Peabody is building more than 900 homes on the site of Holloway prison. London Carpet Cleaning cleans the Victorian conversions and new blocks of Holloway, N7, from there down to Lower Holloway and the Caledonian Road. Rooms are cleaned from £36 each, and most carpets are dry within 6 to 7 hours.

Lower Holloway, old and new

Holloway is Victorian at heart. The name Lower Holloway took over from Ring Cross in the 1820s, and the streets back from Camden Road and the Caledonian Road filled with terraces and tall semi-detached villas through the middle of the century, most of them long since split into one and two-bedroom flats. The south-west side of Hillmarton Road went up in the 1860s and is the textbook example, and Islington made the Hillmarton conservation area in 1990. Mackenzie Road and the turnings around it follow the same pattern.

The new building is just as visible. The Emirates Stadium opened in 2006 with a large housing scheme around it, and homes built since 2000 now make up 44.8% of this census area. On Parkhurst Road, the site of the former Holloway prison is being rebuilt by Peabody as Holloway Park: more than 900 homes in three phases, 415 of them for social rent, with the first residents due in 2027.

Two stations on the Piccadilly line sit either end of the district, Caledonian Road and Holloway Road, both in Zone 2, with Caledonian Road and Barnsbury on the Overground’s Mildmay line a short walk west. A cleaner heading to a job here passes Caledonian Park and its clock tower, the surviving piece of the Victorian cattle market.

The census calls this area Lower Holloway, and it runs from Hillmarton Road and Mackenzie Road across to Holloway Road and the stadium. Almost every home here is a flat: 93.0%, with houses still in one piece down to a few streets. One in five homes (20.4%) is a flat in a converted Victorian house, and 26.5% of homes were built before 1900; the rest is mostly modern blocks.

That shapes the work in a simple way. Most jobs are a one-bedroom flat (38.9% of homes) or a two-bed, with a hall, a living room and no private stairs, but in the converted villas there is often a long shared staircase and a lot of wool. Owners hold 23.9% of homes and the council rents out 16.9%, so the bulk of the carpets belong to landlords and housing associations, and the tenancies set the calendar. For a two-bed garden flat in a split villa, bedrooms plus living room, we charge £115. Only 2.9% of homes have no central heating, though a basement flat with little air still dries slower than a top floor.

Parking from Hillmarton Road to Mackenzie Road

Two Islington zones cover most of our Holloway jobs, and they behave very differently. Around Hillmarton Road the streets are in Holloway West (Zone D), controlled only from 9.30am to 4.30pm on weekdays, with no weekend or match-day hours. Further east, Mackenzie Road is in Barnsbury North (Zone N): controlled 8.30am to 6.30pm on weekdays and 8.30am to 1.30pm on Saturday, with longer hours when Arsenal are at home. We sort a bay or a pay-by-phone space outside your place before we start.

In the converted villas the hall and stair are shared, so let the other flats know we will run a hose through for an hour or so, and clear bikes from the hall. In the new blocks, check whether the managing agent wants contractors booked in and which lift we should use. Either way, move shoes and anything stored under the beds before we arrive, and we will lift the rest.

Builders’ dust and a cat’s corner

Two jobs come up again and again here. The first is renovation fallout. So many of these houses are mid-conversion or just out of one, and fine builders’ dust plus boot prints get walked the length of a hall runner before anyone thinks to protect it; a hot-water extraction clean lifts that out well. The second is pet odour in upholstery, usually a sofa corner a cat has claimed, which takes more than one slow pass to clear properly.

Old stains are the limit. A coffee or wine ring that has sat in a wool carpet for a year or more has often dyed the fibre, and while we will lighten it and even out the surrounding pile, it may not vanish completely. Fresh spills are a different story.

Extraction cleaning, sofas and rugs in N7

Most N7 bookings are for hot-water carpet cleaning, the deep extraction method that suits wool and the heavier loop pile in these older flats. We also clean sofas, armchairs and dining chairs with our upholstery cleaning service, and large rugs get proper rug cleaning in your home, while for a delicate piece a photo first lets us say whether it is safe on site. The same team covers Nag’s Head and Tufnell Park next door, and you can see the rest of our Islington coverage on the borough page.

Holloway questions

Which parts of Holloway do you cover, from Hillmarton Road to Lower Holloway?

All of N7. We clean from the Hillmarton roads and Mackenzie Road in the north, down through Lower Holloway and the streets off the Caledonian Road, to the edges nearest the Nag’s Head and Barnsbury, on the same fixed prices throughout. If you are on the N7 borders and not sure, send the postcode and we will confirm.

Is parking a problem for the van on these streets?

Holloway sits inside Islington’s controlled parking zones, so we sort a bay or a pay-by-phone space outside your place before we arrive. The one thing to flag is Arsenal match days at the nearby Emirates, when extra controls kick in, so it helps to tell us if your appointment lands on one.

Can you get builders’ dust out after a renovation?

Yes, this is one of our most common N7 jobs given how many flats here are mid-conversion. We vacuum thoroughly first to pull out the loose grit, then run a hot-water extraction pass that flushes the fine dust trodden into the pile. Hallways and stairs that took the worst of the foot traffic usually see the biggest difference.

How long do carpets take to dry in a Holloway garden flat?

Most carpets are dry within 6 to 7 hours and fully dry within the day. Ground-floor and lower garden flats, common in these converted Victorian terraces, can hold damp a little longer if airflow is poor, so we leave the pile as dry as the machine allows and suggest cracking a window or running the heating for an hour.

Do you clean the big Hillmarton Road houses from top to bottom?

Yes. Where one of the 1860s houses is still a single home, we start at the top floor and work down, so the stairs and hall are the last thing we do and nobody walks on wet carpet. Allow most of a day for a whole house. If it is split into flats, each flat is booked and priced on its own, with the shared stair added if the freeholder wants it done.

Can you clean before estate agent photos or a viewing?

Yes. Book us two or three days before the photographer comes so the pile has fully settled and the colour is even. We pay most attention to the hall, the living room and the stair carpet, which are what the camera and the buyers see first. If a mark will not lift completely, we tell you before the photos, so you can place a rug or a chair accordingly.

Every clean is backed by our re-clean guarantee: if something is not right, we come back and put it right. We are fully insured and DBS-checked, and we have cleaned carpets, sofas and rugs across Holloway and the rest of N7 since 2009.

What our customers say in Holloway.

★★★★★
Builders had been in doing our kitchen and the dust and bootprints went right through the hall carpet. I thought it was ruined. They came in after the job finished and it's spotless again. Worth every penny after the chaos of a renovation.

My cat had been sick on the corner of the settee and the smell just lingered. The chap who came was so thorough, went over it a few times and the odour is completely gone now. Friendly and quick too.

Our big living room rug had taken a battering over Christmas with mince pie crumbs trodden in and a mulled wine spill. Came back from the clean looking like the day we bought it. Really chuffed.

Three flights of stairs in a converted house and they were grey with use. He didn't moan about the amount of work, just got stuck in. The difference on the landing especially is night and day.

Pet accident right in the middle of the lounge carpet from our new puppy. The smell was the worst part. He treated it properly and you genuinely cannot tell now, no mark and no odour. Friendly and reassuring about the whole thing.

Our fabric three seater had a curry stain and general grubbiness on the arms. He got the whole thing looking fresh, the orange stain completely gone. Quick, polite and great value for the work.
