The oak on the top of One Tree Hill went in during 1905, the year Camberwell Borough Council bought the hill after crowds had torn down a golf club’s fences. The streets below it, on the Southwark side of Honor Oak and over the border into Lewisham, are period terraces and semis with wool on the stairs. London Carpet Cleaning covers all of Honor Oak, SE23, from £36 a room, and carpets are dry within 6 to 7 hours.

Honor Oak, either side of the border

Honor Oak belongs to two boroughs. One Tree Hill and the streets around Camberwell New Cemetery are in Southwark, and that is where this page’s census area sits; the station side, Honor Oak Park, with Devonshire Road and Stondon Park, is in Lewisham. The ground rises steeply towards One Tree Hill, one of the higher points in this part of south London, and you feel it carrying anything up the side streets.

The hill has a story. In 1896 a golf club fenced it off, and the protests that followed brought crowds onto the slopes to pull the fences down. In 1905 the new Camberwell Borough Council bought it compulsorily, and today it is a 7-hectare public park and local nature reserve owned by Southwark. Camberwell New Cemetery, on Brenchley Gardens, opened in 1927 when the old cemetery at Underhill Road filled up; its buildings followed in 1928 to 1930, and Honor Oak Crematorium was built inside it in 1939.

The housing is mostly late-Victorian and Edwardian: bay-fronted terraces and solid period semis on the slopes, a good number split into garden and upper flats. Most of what a cleaner walks into is a wool or wool-mix carpet on the stairs and bedrooms above stripped or engineered floors downstairs. Honor Oak Park station opened in 1886 and runs the Windrush line of the London Overground alongside Southern trains into London Bridge, so the roads near it fill with commuter flats and shared houses.

Purpose-built flats32.0%
Four or more bedrooms17.9%

Built 1945 to 197217.8%

The census area here is the Southwark one that stretches from the south of Nunhead to One Tree Hill, so it covers the Southwark side of Honor Oak but none of the Lewisham streets by the station. Houses here run large: 17.9% of homes have four bedrooms or more, and 11.8% are semis, the solid pairs on the slopes with long staircases and wide landings. Purpose-built flats make up 32.0%, and 17.8% of homes went up between 1945 and 1972, the blocks that fill gaps between the older streets.

The owners and renters split the work. Nearly one home in five (17.8%) is owned outright, mostly long-settled households with a good carpet worth looking after. Another 20.3% are let privately, and those turn over with new tenants, which brings end-of-tenancy cleans. On Honor Oak Road, a two-bedroom flat in a split house, bedrooms plus the living room, costs £115. Only 2.3% of homes have no central heating, so the radiators on low dry a carpet well even in winter.

Parking rules on each side of the hill

The rules depend on which borough your street is in. On the Southwark side, around One Tree Hill and the cemetery, Southwark’s list of parking zones has nothing for Honor Oak, so the van parks without a permit; the only problem is space on the narrow, steep roads. On the Lewisham side, the Honor Oak (Crofton Park) zone under Lewisham’s Sustainable Streets programme has been enforced since Monday 15 January 2024, and Lewisham lists the Honor Oak zone as controlled Monday to Friday, 9am to 5pm. There we buy a short stay or use a visitor session if you can set one up.

The hill itself takes planning. Where the van cannot sit near the door, we carry the kit up on a trolley and run a long hose. In the period houses the stairs and landing are usually the main job, and on wide landings it helps to clear any furniture before we arrive. Garden flats with doors onto the lawn often have pet accidents on rugs, and those rugs can be done right after the fitted carpet, before we pack the van.

Loft conversions are common on these streets, and the bedroom carpets underneath take a beating. Fine builders’ dust drives deep into the pile and needs a proper hot-water extraction to lift; a quick surface pass leaves it there. On a long-worn stair carpet we can clean the fibre and recover the colour, but where the pile is crushed flat in the walking line, cleaning will not put the missing tuft back, and we tell you that before we start.

Carpets, settees and rugs from One Tree Hill to the station

Carpets get our hot-water steam carpet cleaning, which rinses the dust and grit out of the pile and leaves it dry within 6 to 7 hours. For sofas and armchairs the upholstery cleaning service handles fabric and the curry and wine marks that fabric sofas gather. Rugs that need more care, flatweaves with a pet stain among them, are cleaned in the home through rug cleaning, and a photo first helps us judge the weave. The Southwark side of Honor Oak is part of our Southwark round, and if you are on the southern edge of the area you can read about nearby Crystal Palace and Penge.

Questions from Honor Oak households

Which Honor Oak streets do you cover, from One Tree Hill to Brockley Rise?

The whole of Honor Oak and Honor Oak Park in SE23: the streets near One Tree Hill and Camberwell New Cemetery on the Southwark side, across to the station and the Lewisham roads running down towards Brockley Rise in SE4. If you are near the border with Forest Hill or Crofton Park, that is still us, and the location adds nothing to the price.

How do you park the van inside Honor Oak’s Sustainable Streets zone?

The Lewisham zone that came in on 15 January 2024 covers the station side of Honor Oak, controlled 9am to 5pm on weekdays, so there we buy a short stay or use a visitor session if you can arrange one. On the Southwark side by One Tree Hill there is no zone. Tell us your road when you book and we sort the parking at our end; it never adds to your quote.

Our carpet is wool. Is hot-water cleaning safe for it?

Yes. Many of the period homes here have wool or wool-rich carpet, and we set the machine for it: a wool-safe solution at a controlled heat, rinsed out so nothing stays in the pile. Wool cleans up beautifully when it is done properly, and we leave it damp, not soaked, so it dries evenly.

How soon can we walk on the stairs again?

Most carpets are dry within 6 to 7 hours, a little longer for a dense wool pile or a cold day. We rinse and extract hard so very little moisture stays behind, and we leave you with airflow advice. Until the carpet has dried, use the stairs carefully and wear socks, not shoes. Cleaned in the morning, it is back to normal by the evening.

Is the hill a problem for your equipment?

No. Some Honor Oak streets are steep and tightly parked, so we plan for a walk. The machine runs from the van, and we carry hoses long enough to reach a front door several houses away; if a flight of outside steps leads to your door, we bring a trolley. Tell us about any steps when you book.

Can you clean the carpets after a loft conversion?

Yes, once the builders have gone. Plaster and brick dust settles deep in the pile of the rooms below a loft job, and along the skirting. We vacuum hard first, then hot-water extract to pull out the gritty residue, working the edges and the stairs the trades used. Book it after the final sanding, or the dust comes straight back.

If a spot we treated comes back once the carpet has dried, we return and clean it again at no charge. We are fully insured and DBS-checked, and we have cleaned carpets, sofas and rugs across Honor Oak and the rest of south London since 2009.

What our customers say in Honor Oak.

★★★★★
We had the builders in doing the loft and fine dust got right into the bedroom carpet. Booked a clean once they'd finished and it's spotless again, no gritty feeling underfoot. Friendly, on time and good value.

Big grey fabric sofa that had taken a hammering over lockdown. There was a curry stain near the middle cushion I was sure was permanent. He shifted it and the whole thing smells fresh now. Polite young man, careful with our floors.

Had the lounge and hallway done before our daughter's christening as we had a houseful coming. Years of foot traffic gone and the colour looks richer. The chap was lovely, covered his shoes and left everything neat. So pleased.

We had the bedrooms and stairs done before our newborn arrived as I wanted everything fresh. The team were so accommodating and the carpets feel and smell wonderful. One less thing to worry about with a baby on the way.

Our linen sofa had a coffee splash and general grubbiness from daily use. Looks crisp and clean again. The technician was knowledgeable and clearly took pride in the work. Very impressed.

A large wool rug in the study had a candle wax spill from a romantic evening that went a bit wrong. They lifted it perfectly and the rug looks immaculate. Friendly and reassuring throughout.
