Horselydown was riverside pasture in the Middle Ages; by the 1890s Butler’s Wharf had covered it with six-storey warehouses joined by iron gangways over the lanes, and those warehouses are now flats. London Carpet Cleaning covers Horsleydown, SE1, from £36 a room, and carpets are dry within 6 to 7 hours.

From grazing meadow to the densest warehouses in London

Horsleydown is the old riverside ground between Tower Bridge and the start of Bermondsey. Southwark’s Tower Bridge conservation area appraisal describes it as meadowland once used for grazing, then built over as the wharves spread east from London Bridge. Butler’s Wharf Ltd rebuilt its riverside range from the 1870s, and in the 1880s and 1890s the blocks behind went up too, mostly to six storeys, as far inland as Gainsford Street. The result was the densest warehousing in London, linked at high level by iron gangways, and the canyon-like streets are still there. At the Horselydown Lane end, Shad Thames is barely seven metres wide.

Tower Bridge opened in June 1894 at the old Horselydown ferry crossing, and the river stairs below its southern abutment, Horselydown Old Stairs, survive. The warehouses that once made this the larder of London became flats in the 1980s and 1990s: Butler’s Wharf is the best known, and the spice-named blocks behind it follow the same pattern, with tall ceilings, exposed brick, original timber and bedrooms carpeted on top of solid old floors. Not everything here is a loft. Devon Mansions on Tooley Street went up in 1875 as tenement blocks, six storeys of flats in yellow brick, and we clean plenty of those too. London Bridge is a few minutes west, and Tower Hill sits just across the water.

Horsleydown falls in the census area called Butler’s Wharf and Queen’s Walk, the riverside strip between London Bridge and St Saviour’s Dock. Flats are 96.2% of homes, and the two-bed flat is the standard unit at 49.3%. Three-bed homes are 10.4%, mostly the larger flats and the maisonettes built into the old wharves, which often have a steep single flight of carpeted stairs. Only 6.5% of homes are counted as built before 1919, because the VOA dates most of the warehouse flats from their conversion.

The heating figure is the one we plan around. Nearly half of all homes (48.9%) are heated by electricity alone, a common fit in the conversions, and a big brick room with electric heaters dries a carpet more slowly than a gas-heated house. We extract harder and leave the room ready for a window to be opened. For a two-bed wharf flat, two bedrooms plus the living room, the price is £115; add £41 for a maisonette’s flight of stairs.

Getting a machine down a seven-metre street

Horsleydown is in Southwark’s Bermondsey zone, G, where the bays have been chargeable from 8.30am right through to 11pm on all seven days since November 2021; Lafone Street is one of the streets named in that order. On Shad Thames itself there is a loading bay that can be used at any time for up to 40 minutes, with no return within two hours, long enough to unload the van. Transport for London runs Tower Bridge Road as a red route, and we never stop there.

Several wharves have gated resident garages and no street bays at all, so the van usually ends up in a pay-by-phone bay a street or two away. We bring the equipment in on a trolley over the cobbles, and a long hose covers the rest. Let us know the block and floor, any loading window your managing agent sets, and whether the lift takes a trolley.

Leather, settees and wax on the dining rug

The warehouse flats give us a particular mix. There is a lot of leather and good upholstery in these conversions, dark corner units and cream settees that gather coffee rings and a dullness on the seat cushions, and that is steady work off Gainsford Street and Queen Elizabeth Street. Bedroom and stair carpets get our hot-water steam carpet cleaning, which lifts felt-tip and the grime walked in off the cobbles. Settees and leather corner units go through our sofa and upholstery cleaning, fibre-matched and, for leather, cleaned and conditioned. Rugs take a beating at the dinner table, candle wax and red wine being the usual culprits, and wax-spoiled flatweaves get specialist rug cleaning in the home, pre-treated before the hot-water rinse. If you are over towards London Bridge or Walworth, the rest of Southwark is on the same fixed prices, and across the river in Greenwich we also reach Maze Hill.

Horsleydown questions, answered

Which Horsleydown streets do you cover, from Shad Thames to Tooley Street?

All of the SE1 riverside here, from Shad Thames and Lafone Street back to Tooley Street and Tower Bridge Road. We also work the Vine Lane and Gainsford Street side, and on through London Bridge towards Bermondsey Street. If you are not sure you fall in our patch, send the postcode and we will confirm.

Can you park and get gear into these warehouse conversions?

Yes, this is daily work for us. Shad Thames is in zone G, controlled every day until 11pm, with narrow, partly cobbled lanes, and several wharves have gated resident garages in place of street bays. Give us the block and any loading window when you book; we plan the van around it and wheel the equipment in on the trolley.

Do you clean leather sofas as well as fabric ones?

We do. The dark leather corner units common in these flats get a proper clean and then a conditioner that feeds the hide and lifts the smell of old wear. Surface dirt comes off; a deep scuff or a fade in the finish is part of the leather itself and stays, and we say so before we start.

How quickly does a carpet dry in a Shad Thames wharf flat?

Hot-water extraction leaves carpet dry within 6 to 7 hours, and customers on the steep wharf stairs are often surprised how quickly it comes back. In a riverside ground-floor flat the air is damper, so we open a window and use airflow to keep that time down. Curtains cleaned in place before a move-out dry just as fast.

My flat has electric heating only. Will the carpet still dry?

Yes, with a little help. Close to half the homes here run on electric heating alone, and the thick warehouse walls stay cool. We take out as much water as the machine will pull, then ask you to run the heaters for an hour and open a window an inch. Bedrooms are dry within 6 to 7 hours, so a morning clean is ready by the evening.

Do I need my managing agent’s permission for a carpet clean?

Not for cleaning inside your own flat. Some wharf buildings do ask contractors to sign in with the concierge, use the goods lift, or keep to set loading hours, and a few want a copy of our insurance first. Check your building’s rules or forward us the agent’s email, and we will send the insurance certificate before the day.

Our re-clean guarantee covers every job in Horsleydown: a treated area that does not come up right gets a return visit, free. Full insurance comes as standard, and we have cleaned carpets, upholstery and rugs between Tower Bridge and St Saviour’s Dock since 2009.

What our customers say in Horsleydown.

★★★★★
Bedroom and small office carpet in our flat near the bridge. Felt tip and what I think was nail varnish from the kids' craft afternoon, both gone. Polite, careful with the skirting, good price.

Our cream settee had a coffee ring and some general grubbiness on the cushions. Honestly looks brand new again. He moved it back exactly where it was without me asking.

Steep carpeted stairs in our maisonette that I'd been dreading. He worked his way up and got into all the awkward edges. Dried quicker than I expected too.

Cleaned and conditioned my dark brown leather corner unit. Good result and it smells lovely. One small scuff on the headrest didn't fully come out, though he was honest upfront that it might be a mark in the leather itself rather than dirt.

Floor length curtains in the lounge cleaned in situ before we moved out. They came up well and the lad was friendly. He was about forty minutes late because of the traffic over the bridge, but he did text to let me know.
