What Hylands homes are like
Hylands is the southern and central part of the Harold Hill estate, the big out-county scheme the London County Council laid out between 1948 and 1958 to rehouse families from inner London. Roughly seven and a half thousand homes went up in those years, mostly brick terraces with a scattering of low-rise flats and maisonettes, set back behind grass verges on roads like Hilldene Avenue, Gooshays Drive and Dagnam Park Drive. A lot of these houses were bought from the council under right to buy, so on a single street you get long-standing owners next to homes that are still rented, and the carpets reflect that mix. The nearest station is Harold Wood, about a mile south, on the Elizabeth line to Liverpool Street in around 35 minutes, and the 256 and 294 buses run the length of Hilldene Avenue past the parade of shops. Most homes here have a short drive or hardstanding, and there is no London-style controlled parking zone, which makes our visits straightforward.

Family terraces with a hall, stairs and landing in one continuous run are the bread and butter, and the wear shows as a grey channel straight down the middle of the treads where everyone walks the same line. We clean those edge to edge and lift the worn centre back to an even shade, getting in tight against the skirting where a vacuum never reaches. Pets and football boots bring in mud off Dagnam Park and Central Park, and we see plenty of fabric corner sofas that have taken years of kids and snacks. Where will the van park on the estate?
