Robin Hood Gate, the Richmond Park entrance at the north-eastern end of the village, sits by a roundabout first laid out in 1927 that nobody has been able to drive round since 1995. London Carpet Cleaning works across Kingston Vale, SW15, from the family semis on Bowness Crescent to the older houses up Kingston Hill, with prices from £36 a room and carpets dry within 6 to 7 hours.

A village between the park and the Common
Kingston Vale has a Putney postcode, SW15, but it sits in the Royal Borough of Kingston upon Thames, wedged between Richmond Park and Wimbledon Common with Coombe Hill to the south, and the A308 running through the middle as Kingston Vale and then Kingston Hill. Almost all of it was built privately and most of it before the 1970s, so the everyday stock is interwar and post-war semis and detached family houses on roads like Bowness Crescent, Robin Hood Lane and Robin Hood Way. The houses up Kingston Hill go back to the 1840s, and many of the big ones set in their own grounds have since been split into flats.
St John the Baptist church on the main road, consecrated on 22 July 1861 on land given by the Duke of Cambridge, is still the landmark everyone navigates by, and Dorich House Museum, run by Kingston University, stands on the Kingston Hill side. The old roundabout at Robin Hood Gate is now simply the junction where the A3 meets the A308. There is no railway station in the village, with Norbiton, Putney and Barnes the nearest, so most homes rely on the 85, 265 and K3 buses and keep a car on the drive.
Why is the dirt worse next to Richmond Park?
Because it comes in on four legs and small boots every day. Backing onto Richmond Park and the Common, dogs and children come in off the grass and the dirt goes straight down the hall and into the lounge, and the older houses tend to have wool or wool twist that holds it in the base of the pile. We get a steady run of upholstery too, fabric suites and armchairs the cat has had a go at, plus the panic calls: red wine across a cream lounge carpet or a takeaway grease mark by the sofa. Hot-water extraction flushes most of that out and brings the colour back.
There is a limit with water damage. If a wool carpet has had a window leaking onto it, or a damp patch has sat under a bed for a while, we can clean and deodorise it fully, but wool holds more water than a synthetic and needs longer to dry before you walk on it or make the bed up. We plan the wettest rooms first and give you a real drying time on the day.
The census picture for the Vale and Coombe Hill
| Homes | Share |
|---|---|
| Semi-detached houses | 28.2% |
| Owned outright, no mortgage | 42.3% |
| Rented privately | 19.6% |
| Three bedrooms | 24.7% |
| Built 1919 to 1944 | 45.1% |
| Built 1945 to 1972 | 23.9% |
The ONS groups Kingston Vale with Coombe Hill, so the bigger detached houses on the hill pull some of these figures up. Even so, the pattern fits what we see in the village. Nearly half of the homes (45.1%) went up between the wars and almost a quarter (23.9%) in the post-war years to 1972, which is the semis on the crescents and the lanes. More than four households in ten (42.3%) own outright, people who have lived here a long time and whose carpets have been down for years. Those carpets have a dark lane worn into them from the front door to the kitchen and up the middle of the stairs.
Not everything is a family house. Private renting stands at 19.6%, much of it in the flats carved out of the older Kingston Hill houses, where the job is often a clean between tenants. In one of those, a two-bed flat with its living room comes to £115. Three-bedroom homes make up 24.7%, and with a through-lounge and the stairs those are the standard semi job here.

Drives, bus stops and the A3 junction
Parking is easy in most of the village. Kingston Council’s list of controlled parking zones has no zone in Kingston Vale; the nearest is Zone H on Kingston Hill, controlled Monday to Saturday from 8.30am to 6.30pm. On Bowness Crescent and the side roads the van usually goes on your drive or on the street outside, and we run the hose straight in.
The main road is different. The A308 through the village is the bus route, and a van parked across a bus stop or a busy stretch is no help to anyone, so for houses that face the main road we pull into a side road and carry the hose round. The A3 at the Robin Hood junction is a Transport for London road, and we never stop on it. Shut the dogs in another room while the hoses are in, and give the hall a quick hoover the day before if it has had a muddy week.

One visit for carpets, sofas and hall runners
The same van handles the lot. Our hot-water carpet cleaning is the workhorse for the bedrooms, halls and stairs that take the park traffic. The sofa and upholstery service covers fabric and leather suites along with cat-marked armchairs and the odd spare-room mattress, and our rug cleaning treats hall runners and wool pieces on the floor they sit on, vacuumed first and shampooed in place. We charge the same fixed prices across Kingston upon Thames, and we also cover neighbouring Putney Vale just over the A3.
Asked before a Kingston Vale booking
Which Kingston Vale roads do you cover, up to Robin Hood Gate?
All of Kingston Vale and the SW15 streets around it. That takes in Robin Hood Lane, Robin Hood Way and Bowness Crescent, the homes along the main road and up Kingston Hill, and the streets nearest Robin Hood Gate. We cross the A3 to Putney Vale on the same trip, so two homes near the park boundary on one visit is no trouble.
Where will the cleaner park in the village?
Kingston Vale has no permit zone, so the van parks free on the road or pulls onto your drive, which is the usual setup on Robin Hood Lane and the crescents. The main road can be busy, so for houses tight against the A308 we find a sensible spot and run the hoses from there.
Can you get dog and park dirt out of a wool carpet?
Yes, and it is one of our regular Kingston Vale jobs with the park and the Common on the doorstep. We pre-treat the walked-in soil along the hall and lounge, then rinse it out with hot-water extraction, which is safe for wool when the heat and chemistry are set right. Dried-in mud and grit lift far better than people expect once the pile is flushed properly.
How long until carpets in a Kingston Vale family home are dry?
Most carpets are dry within 6 to 7 hours, because the machine pulls the bulk of the water straight back out. Thick wool or a heavily soiled rug holds more and can take a few hours longer. Crack a window or leave the heating ticking over and you can usually walk on everything the same day.
My address says SW15 and London. Are you charging Wandsworth or Kingston prices?
There is only one price list, so it makes no difference. Kingston Vale shares the SW15 postcode with Putney and Roehampton, but the council is the Royal Borough of Kingston upon Thames, and that is the borough we file the job under. A bedroom is from £36 here, as it is in Putney or Surbiton.
We are selling the house. Can you clean the carpets before the photographs?
Yes, and book it a few days ahead of the photographer if you can. Many houses here have had the same owner for decades, and a hall and stair carpet that has carried the park dirt for years looks very different after a clean, even where the pile has flattened. We clean the lounge and the stairs first, since those are the rooms buyers see first.
If any area we treated is not right afterwards, our re-clean guarantee brings us back to sort it at no cost. We are fully insured, our cleaners are DBS-checked, and we have cleaned across SW15 and Kingston since 2009.
