Lambeth Walk had 164 market stalls in 1861 and lent its name to a 1937 song, and to the dance that went with it; beside it, the London County Council built the six neo-Georgian blocks of the China Walk Estate between 1928 and 1934, each named after a British china maker. London Carpet Cleaning cleans in those flats and in the new blocks toward Waterloo, across Lambeth, SE1. A room costs from £36, and the carpet is dry after 6 to 7 hours.

Old Lambeth, between the palace and the station
This is the original Lambeth: the riverside parish around Lambeth Palace, long before the borough borrowed its name. For most of the nineteenth century it was packed working-class housing behind the main roads, and Lambeth Walk was its high street, still lined with 159 shops in 1938. The LCC cleared a street called China Walk and its courts to build the China Walk Estate: 238 flats in six five-storey blocks round lawned courtyards, with Wedgwood, Coalport, Davenport and Derby among the names. Lambeth made the area a conservation area, Lambeth Walk and China Walk, in 1998.
The war and the planners did the rest. Bombing hit the slipper baths and the Methodist church on Lambeth Road, the west side of Lambeth Walk was cleared for council blocks, and the street market faded. Lambeth Towers went up on Kennington Road, and Hercules Road, where William Blake once lived, mixes brick terraces with post-war flats. The Imperial War Museum stands on Lambeth Road, and the Garden Museum sits beside Lambeth Palace on the river side.
The newest homes are the towers. The Albert Embankment, between Lambeth Bridge and Vauxhall Bridge, now carries tall residential blocks such as The Corniche and the Merano Residences, and north of Lambeth North station the blocks continue toward Waterloo. Lambeth North itself is on the Bakerloo line in zone 1, at the corner of Westminster Bridge Road and Baylis Road. Almost nine homes in ten are flats (88.5%), and most people get about on foot or by tube.
Lambeth’s flats by the numbers
| Homes that are | Share |
|---|---|
| Flats in purpose-built blocks | 78.4% |
| Rented privately | 40.7% |
| Social rented (council or housing association) | 37.0% |
| Homes with one bedroom | 35.5% |
| Built 2000 or later | 34.3% |
| Built before 1919 | 20.1% |
| Heated by electricity only | 27.7% |
The ONS counts this corner together with Lambeth North, Waterloo and the South Bank, so the figures cover a wider stretch than the streets off Lambeth Walk, and the China Walk blocks sit at its southern edge. The picture is still clear. More than three homes in four (78.4%) are flats in purpose-built blocks, and only one in five is owned. Private renting is the largest tenure at 40.7%, with council and housing association homes close behind at 37.0%, so a good share of our Lambeth work is between tenancies: a carpet cleaned for a check-out, or for a new tenant before the boxes arrive.
The flats are small. Over a third (35.5%) have one bedroom, so the usual job is a bedroom and a living room, often with no stairs at all. A two-bedroom flat off Hercules Road, living room included, comes to £115. The ages split two ways: 34.3% of homes were built since 2000, mostly with short-pile synthetic carpet and a lift, while 20.1% date from before 1919, the Georgian and Victorian terraces and conversions where wool over old boards gets a cooler, lighter clean.
Heating changes the drying. In 27.7% of homes the only heating is electric, common in the new blocks, and 4.0% have no central heating at all. In those flats we open a window or put on the extractor fan while we work, and a sealed-unit flat with little airflow can take nearer the top of our 1 to 2 hour range.

Permit bays, TfL roads and estate gates
Parking here is controlled. Lambeth runs 24 controlled parking zones, mostly in the north of the borough, and the streets around Lambeth Walk and Lambeth North are inside them. Single yellow lines are generally in force from 8.30am to 6pm, Monday to Saturday, unless a plate says otherwise, and double yellows apply all day. Paid bays are pay by phone, and since 1 September 2025 Lambeth adds a tenth to the charge between 10am and 1pm, with a 15-minute minimum. Waterloo has its own CPZ with higher rates again.
Lambeth Palace Road and the Albert Embankment are the A3036, a main road run by TfL, so we do not unload there; we come in from a side street. If you have a visitor permit, have it ready when we arrive; otherwise we use the nearest paid bay and carry the kit in. On the estates, give us the gate code and tell us where the entrance to your block is. In a new block, book the service lift with the concierge for our arrival time and give them the van registration if there is a loading bay.
Inside a flat, the job is quick to prepare. Clear the hall floor and lift shoes and bags off the bedroom carpet; we move sofas and chairs ourselves. If the carpet runs up to a balcony door, close it while we clean so city dust does not blow onto the damp pile.

Cleaning flats, sofas and rugs in SE1
Carpets get our hot-water extraction clean, which rinses the dirt out and leaves the pile only slightly damp, a method that suits old wool and pale new carpet alike. Fabric sofas and headboards are handled by our upholstery cleaning team, and a wool rug can have specialist rug cleaning in the room, with a photo first for silk. We work in this part of Lambeth most days, and our Lambeth carpet cleaning page covers the rest of the borough.
What SE1 customers want to know
Which parts of Lambeth do you cover, from Lambeth Walk to the Albert Embankment?
All of it. We work the streets round Lambeth Walk and Black Prince Road, the China Walk and Lambeth Towers blocks, the Albert Embankment flats, and across into Lambeth North and South Lambeth. Toward Waterloo or Vauxhall is fine too; the price does not change by street.
Where will the van park around these blocks?
North Lambeth is controlled parking almost everywhere, so the kerb needs a permit or a paid bay in the day. We are used to it. We park in a visitor bay or the nearest paid space and carry the gear in, and our hoses reach well into a stairwell or a flat from the door. Mention any gate, barrier or door code when you book.
Can you clean a flat before we move in?
Yes, and an empty flat is the best time. With the rooms clear we clean every carpet wall to wall and deal with any smell the last tenant left, and it is dry within 6 to 7 hours, so after a morning clean the furniture can come in that evening. It is a common booking here, with so many tenancies changing over.
How quickly does carpet dry in a riverside flat?
Expect it to feel dry within 6 to 7 hours, since extraction pulls most of the moisture back out, and to be fully dry by evening with a little ventilation. Thick wool, or a ground-floor flat that holds the damp, can take longer, so we open things up and tell you what to expect before we start.
Our block has a concierge and a service lift. What do you need from us?
Three things, ideally a day ahead: the lift booked for our arrival, the concierge told our company name and the van registration, and the floor and flat number. Some buildings ask contractors for a copy of their insurance; we can email ours. With the lift booked, the kit goes up in one trip and a one-bed flat is often finished within the morning.
We rent from the council. Can we book you for our own flat?
Yes. The carpet inside your flat is yours to have cleaned, and you book us exactly as anyone else would, at the same fixed prices. If you are moving out, check what your tenancy says about carpets first. The shared stairs and landings are the landlord’s to arrange, not yours.
Every job carries our re-clean promise, so a treated stain that resurfaces gets a second visit at no cost. Our cleaners hold DBS checks, our insurance covers your home while we work, and SE1 has been on our round since 2009.
