On Church Road, St Mary the Virgin has stood since the 12th century, a Grade I listed church and one of only three ancient parish churches in Newham. Around it are the post-war blocks and the bay-fronted terraces of Little Ilford, E12, where London Carpet Cleaning has worked since 2009. Our prices start at £36 a room, and a cleaned carpet here needs up to 6 to 7 hours to dry.

Where is Little Ilford, exactly?
It is the older name for the streets east of Manor Park station, cut off from Ilford proper by the Alders Brook, the River Roding and the North Circular. The manor appears in the Domesday Book of 1086, simply as Ilford, and the name comes from a ford over the Hyle, an old name for the Roding. In 1886 the parish was taken into East Ham’s local board, and when terraced streets were laid on its fields from the 1880s, the new houses took the name Manor Park. The old name survives in the ward and in Little Ilford School, a large secondary school.
St Mary’s is the place to start. The nave and chancel walls are 12th century, the Lethieullier family added a chapel and porch in 1724, and it was a parish church until 1938, when it became a chapel of ease to St Michael’s on Romford Road. On the corner of Romford Road and Rabbits Road stands the old Manor Park Library, red brick and terracotta, built in 1904 with Carnegie money and listed Grade II, with the names of writers along its frieze. Manor Park station on the Elizabeth line, in zones 3 and 4, is the nearest train, and the 147 bus serves the neighbourhood.
Little Ilford East is mostly post-war
| Homes that are | Share |
|---|---|
| Purpose-built flats | 50.8% |
| Built 1945 to 1972 | 40.4% |
| Built before 1919 | 28.1% |
| Rented from the council | 31.9% |
| Owned, outright or with a mortgage | 31.0% |
| Two-bedroom homes | 37.1% |
The picture here is different from the Victorian streets round the station. In the census area called Little Ilford East, half of all homes (50.8%) are purpose-built flats, and the largest building period in the VOA count is 1945 to 1972, at 40.4%. Only 28.1% of homes are older than 1919. Nearly a third of households (31.9%) rent from the council, more than own their home (31.0%), and two-bedroom homes are the most common size at 37.1%.
For a carpet clean that means a lot of flat work, typically two bedrooms and a living room, often with the van some distance from the front door and a communal stair or lift between them. The older terraces are still a big part of the job, and they bring the stairs. One of the terraces on the Avenues, with three bedrooms, the living room and one flight of stairs, comes to £192. Just 3.6% of homes have no central heating; in a cold flat we leave a window open to help the carpet dry.

Turmeric, builder dust and corner sofas
The jobs we get called to here have a pattern. Turmeric and curry marks are common, often near the radiator or trodden into a lounge rug after a family gathering, and they are among the harder dye stains to shift. In the terraces, which are floored with long carpet runs up the hall and stairs and wool or wool-mix in the front room, we get a lot of stair-and-landing work after loft conversions, where builder dust grinds into the carpet by the skirting and the spindles. Fabric corner sofas take a beating on the arms where children climb over them.
A deep turmeric or old curry stain in pale wool will lift most of the way, but a faint shadow can stay in strong daylight. We tell you that on the doorstep, before we start.
Parking in the Little Ilford zone
Little Ilford is one of Newham’s resident parking zones, and the bays are controlled from 9am to 5pm, Monday to Saturday. The zone takes in Church Road, Rectory Road, Little Ilford Lane, Walton Road, Dersingham Avenue, St Winefride’s Avenue and the higher numbered Avenues. Some bays take pay-by-phone, which is what we use when there is no visitor permit, and the hours do not apply on a Sunday.
Our machine runs off the van, so the van has to stay put for the whole job. In the blocks, tell us your floor and whether there is a lift, and we will plan the nearest bay and the hose route before the day. In a terrace, clear the hall and the stairs, and after a loft conversion vacuum up loose dust first if you can.

Carpets, settees and rugs: how we clean them
For fitted carpets and stairs we use hot-water extraction, the steam carpet cleaning method that rinses dye stains and builder grime out of the depth of the pile. Fabric sofas and corner settees are done by hand with our upholstery cleaning service, working the arms and seat cushions where the wear shows. A wool lounge rug with a stain trodden in is usually best cleaned through rug cleaning on your floor, where the stain is pre-treated and then flushed through with hot water. We cover Manor Park next door and the rest of Newham on the same fixed prices.
Little Ilford, your questions
Which Little Ilford streets do you cover, from Church Road to the Avenues?
All of the E12 streets that make up Little Ilford and Manor Park, including Church Road, Rectory Road, Browning Road, Walton Road, Sibley Grove and every one of the numbered Avenues. We also cover the E12 postcodes either side of Romford Road and along towards the North Circular, so near the station you are well inside our patch.
Is parking a problem for the van in Little Ilford?
Rarely, with a little planning. The Little Ilford zone controls bays from 9am to 5pm, Monday to Saturday, and the van needs to stay parked while the machine runs. A visitor permit or a pay-by-phone bay near your door does the job, and we bring enough hose to reach from a bay further along when we have to.
Can you get builder dust out of stair carpet after a loft conversion?
Yes, that is one of our regular jobs on these streets. Loft work leaves fine plaster and timber dust ground deep into the stair pile and packed along the skirting and spindles. Hot-water extraction lifts it where vacuuming alone cannot, and we go over the worn treads twice so the carpet comes back clean and loses its grey, dusty cast.
How long do carpets take to dry in a Little Ilford Victorian terrace?
We aim for dry within 6 to 7 hours and leave carpets damp, never soaked. In an older terrace with the windows shut and little airflow it can take longer before it is dry, sometimes into the evening. A window or the heating speeds it up, and we can set fans on a heavier job to help.
I rent my flat from the council. Do I need permission to have the carpet cleaned?
For an ordinary clean, you book us the same way as anyone else; we only need access to the flat and somewhere to park. If the carpet was supplied by your landlord, or you are cleaning it for a move-out inspection, check the tenancy paperwork for any conditions. We give you a dated receipt either way.
Our flat is a few floors up. How do you get the hose there?
Tell us your floor and whether the lift works when you book. We park in the nearest bay to the entrance and plan the hose route up the stair or through the lift lobby. If the run is too long from the nearest bay, we tell you on the call, before you are charged anything.
Every clean is backed by our re-clean guarantee: if a spot you pointed out is not right, we come back and fix it free. We are fully insured and DBS-checked, the price you are quoted on the phone is the price you pay, and we have cleaned across Little Ilford and the rest of Newham since 2009.
