Arthur Greenwood cut the first sod of the Middle Park estate in February 1931, and by 1936 Woolwich Borough Council had finished 1,740 homes on what had been one of Eltham Palace’s hunting parks. London Carpet Cleaning has cleaned the semis, short terraces and flats of Middle Park and Sutcliffe, SE9, since 2009. A room costs from £36, and carpets are dry within 6 to 7 hours.

A council cottage estate on a royal hunting park
Middle Park is a 1930s council estate built in one push. Woolwich Borough Council bought the land from the Crown Estate, part of the old grounds of Eltham Palace, and laid it out as cottage-style semis and short terraces with front and back gardens along Middle Park Avenue and the roads off it. The neighbouring Horn Park estate followed on more palace land from 1936, its building interrupted by the war and finished in the 1950s. A lot of the Middle Park houses are now owner-occupied and have been re-carpeted more than once.
Before the council came, the land had a racing history. In the 19th century William Blenkiron ran a famous stud farm at Middle Park, and the Middle Park Stakes, first run in 1866 and still raced on the Rowley Mile at Newmarket, is named after it. On the north side of the old ward is Sutcliffe Park, where the River Quaggy was brought back to meander at ground level and part of the park was lowered to hold floodwater; it reopened in 2004 and much of it is now a local nature reserve. Middle Park and Sutcliffe stopped being a council ward in 2022, and most of it now sits in Middle Park and Horn Park. Eltham station, on the Bexleyheath line, and Mottingham station are both within reach.
Where does the van park on the estate?
Usually right outside. Around Newmarket Green and most of the estate the council’s parking map shows no controlled zone, so the van goes on the street at no charge. The exception is the southern end of Middle Park Avenue, which falls inside the Mottingham zone (M). That zone only operates Monday to Friday from 1.30pm to 3pm, so for an afternoon booking down there we ask for a visitor voucher, or we come in the morning.
The houses have straight 1930s staircases and fairly narrow halls, which our kit is built for. We bring the hose in from the van and start at the top of the stairs. In the flats, tell us the block and the floor. Clear the hall before we arrive, and if you are near Sutcliffe Park, let muddy boots and paw marks dry first, since dry soil lifts out far more easily.
Middle Park and Horn Park, by the census
| Homes that are | Share |
|---|---|
| Terraced houses | 28.5% |
| Semi-detached houses | 25.5% |
| Flats in purpose-built blocks | 30.3% |
| Rented from the council or a housing association | 47.0% |
| Three-bedroom homes | 47.7% |
| Built 1919 to 1944 | 63.1% |
The census area that matches this page is Middlepark and Horn Park, which holds both council estates, and its figures read like a history of them. Almost two-thirds of homes (63.1%) were built between 1919 and 1944, and the VOA counts none at all from before 1919. Another 30.7% date from 1945 to 1972, the post-war Horn Park years. Houses make up 59.2% of homes, terraces (28.5%) slightly ahead of semis (25.5%), with purpose-built flats at 30.3%.
Social renting is the largest tenure: 47.0% of households rent from the council or a housing association, almost all of them (41.7%) from the council itself, while 40.8% own. Three bedrooms is by far the most common size at 47.7%, so stairs come up in most house bookings. For a two-bed flat on the estate, both bedrooms and the living room, the bill is £115. Only 1.5% of homes have no central heating, and a 1930s semi with the radiators on low suits the 6 to 7 hours a cleaned carpet needs, so a morning clean is dry by the evening.
Figures: ONS Census 2021 (Greenwich 029) and VOA council tax stock, March 2024.
Family lounges and leather corner suites
The same van handles all of it. The work here reads like family life: squash and birthday cake trodden through a lounge and up the stairs, grease in a dining room, fabric settees freshened up, a mattress cleaned before a relative moves in. Our hot-water steam carpet cleaning lifts the trodden-in lounge and stair marks and is back to dry within 6 to 7 hours. An old grease or oil mark that has soaked a dining-room pile for a while will usually lighten a lot but may not lift completely, and we tell you that on the day. For fabric settees and the black leather corner suites that come up again and again on these roads, our sofa and upholstery cleaning covers both, conditioner included on leather. Loose rugs we clean in the home with our specialist rug cleaning, on the same visit as the carpets. We cover the rest of Greenwich too, and the bordering streets of Eltham and Mottingham.

Middle Park questions
Which streets around the Middle Park estate and Sutcliffe Park do you cover?
All of SE9 around the Middle Park estate and Sutcliffe Park. We are regularly on Middle Park Avenue, Glenure Road, Sibthorpe Road, Lannoy Road, Lovelace Green and Westmount Road, and across to Horn Park and the Kidbrooke side of the park. If you are near the edge of Eltham or Mottingham, give us the postcode and we will confirm.
Is parking a problem on the estate?
Rarely. Most of Middle Park is uncontrolled residential streets with on-street space, so the van parks close to the door at no charge. The southern end of Middle Park Avenue is in the Mottingham zone, which runs on weekdays from 1.30pm to 3pm; there we book a morning slot or use your visitor voucher.
Can you get up the stairs and along a narrow hall in a 1930s house?
Yes. The estate semis have the typical 1930s straight staircase and a narrow hall, which our gear is built for. We bring the hose in from the van and work top to bottom, so the stairs, landing and hall dry evenly. Use them carefully with socks on, not shoes, for the 6 to 7 hours they take to dry.
How long will the carpet take to dry in a Middle Park semi?
Usually 6 to 7 hours after a hot-water clean, so a morning job is dry by the evening. We extract most of the moisture on the machine, and in winter a cracked window or the heating ticking over helps it along. Wool and thicker pile can take a little longer. Keep heavy traffic and furniture off until then, and use the stairs with socks on, not shoes.
We back onto Sutcliffe Park. What about the mud?
The riverside paths and the grass by the athletics track send mud home on shoes and dogs, mostly in the wet months. It collects on the hall carpet and the bottom stairs. Let it dry and vacuum what you can; we pre-treat the rest before the hot-water rinse. A washable mat by the back door cuts down the next lot.
We have just bought our house on the estate. Is it worth a clean before we move in?
Yes, and an empty house is the easiest one to clean. With no furniture down we can do every room and the stairs in a single visit, and the carpet has the whole day to dry before your boxes arrive. If the previous occupants had pets, tell us and we add an odour treatment to the rinse.
Every clean is backed by our re-clean guarantee: if a spot you are not happy with comes back, we return and re-do it. We are fully insured and DBS-checked, and we have cleaned carpets, sofas and rugs across this part of Greenwich since 2009.
