Betstyle Road keeps the name of the roadside hamlet that stood here before the station was built in 1851, and the place took the name New Southgate partly to escape the shadow of the Colney Hatch asylum. London Carpet Cleaning covers New Southgate, N11, where Barnet, Enfield and Haringey meet, from £36 a room, with carpets dry within 6 to 7 hours.

Betstyle, the asylum and the railway

The railway made New Southgate. The station was built in 1851 on the Great Northern route out of King’s Cross, and it changed name several times, sharing its early names with Colney Hatch and Friern Barnet. It still runs direct trains to Moorgate via Finsbury Park, with Arnos Grove on the Piccadilly line about ten minutes’ walk away. Before the trains there was only a crossroads hamlet called Betstyle, centred on Betstyle House and its lodge, and Victorian terraces filled the grid towards Bounds Green Road once the station opened. Interwar semis spread up towards Brunswick Park Road later.

The other big arrival in 1851 was the Colney Hatch Lunatic Asylum on its huge site to the south-west. Its reputation is part of why residents preferred the newer name of New Southgate. The hospital closed in 1993 and its grounds became the Princess Park Manor and Friern Village estates. On the north side of the station, Standard Telephones and Cables made the old cemetery railway land into a factory from 1922; that site is now the North London Business Park, and the streets that housed its workforce are family homes.

The stock is changing at the Enfield end. Enfield approved the rebuilding of the Ladderswood estate in February 2014, replacing the old blocks and industrial units with 517 homes, 426 flats and 81 houses, so we now clean brand-new flats and Victorian terraces within a few hundred metres of each other. Jerome K Jerome, who wrote Three Men in a Boat, lived on Springfield Road, and the Millennium Green on Station Road remembers him with a boat statue and a dog mosaic. The North Circular runs along the south side, and the Bounds Green stretch ranks among the most congested roads in the UK.

Built in 2000 or later13.2%

New Southgate is split three ways, and the census follows the borough lines. The area used here is the Barnet side, named after Brunswick Park Road and running north from the station; the Enfield streets around Ladderswood and the Haringey corner are counted in other areas. Even so, the mix is wide. Homes built before 1919 make up 15.5%, the Victorian terraces near the station, while 13.2% went up in 2000 or later and another 14.3% between 1973 and 1999. Purpose-built flats are 25.9% of homes, and two-bedroom homes the second-largest group at 29.7%.

What that means for a carpet clean is turnover. Over a third of households rent: 22.1% privately and 13.4% from the council or a housing association. Flats near the station let quickly to Moorgate commuters and change hands often, so the end-of-tenancy clean is regular work, usually a pale grey polypropylene that shows every footprint and takes a deep clean well. Cleaning a two-bed flat by the station, living room included, comes to £115. Central heating is missing in only 1.9% of homes.

Parking on three councils’ streets

The rules change street by street because the councils do. On the Barnet side, Barnet’s schedule of controlled zones has none, though residents of Oakleigh Road South have asked for one and the council consulted in 2023. On the Enfield side, the Arnos Grove zone is controlled for a single hour on weekdays. In 2024 Enfield consulted on taking it much further, from The Green in Southgate to Station Road, New Southgate, and from Waterfall Road down to the North Circular; after hearing from 960 people it dropped the north-east streets and kept the single weekday hour, with a formal consultation to follow. So look at the plate on your lamp post before the day and tell us what it says.

We never stop on the North Circular. If you live on or just off it, the van goes into the nearest side street and we carry the kit round, and the hoses reach a first-floor flat from there. In the terraces off Bounds Green Road the hall and stairs are narrow, so we clean the stairs by hand and lay runners to protect the hall while we work. Clear shoes and bikes from the hall before we come; those halls are where we start.

In hallways and on narrow terrace staircases the pile gets walked flat over the years. A proper clean pulls the grime out and grooming lifts the fibre, but carpet that has been crushed for a decade will not stand back up like new, and we say so when we look at it.

Terraces, new flats and the furniture in them

The bookings follow the housing. On the terraces off Bounds Green Road it is whole-house carpet cleans, often before family come to stay, plus settees and armchairs that have done years of service. Most local bookings are hot water extraction carpet cleaning, which suits the wool in the period terraces as well as the synthetic carpet in the new flats; wool twist gets cooler water and a careful rinse, and we test the fibre before we start. Fabric sofas and mattresses come under upholstery cleaning, done in your home with the same machines. Loose rugs go through our rug cleaning service, cleaned in your home on the visit. The same crews handle Brunswick Park and Colney Hatch next door, and the rest of Barnet beyond them.

New Southgate bookings: the usual questions

Do you cover New Southgate on the Barnet, Enfield and Haringey sides?

Yes, all of N11 around the station, whichever borough your street falls in. The line where Barnet meets Enfield runs through the middle of New Southgate, and a corner touches Haringey, but the price list, the crew and the guarantee are identical on every side of it, from Betstyle Road to the new Ladderswood flats.

Is parking a problem for the cleaning team?

It changes street by street. Barnet has no controlled zone on its side of the station; on the Enfield side the Arnos Grove zone runs for a single hour on weekdays, and Enfield has consulted on extending it towards Station Road. We find our own parking and the hoses reach from wherever we stop, so mention any permit rules when you book.

Do you do end of tenancy carpet cleans?

Yes. Flats near the station let quickly and change hands often, so we work to the agent’s checklist, bring the carpets to check-out standard and leave you a receipt for the inventory clerk. Book two or three days before the deadline, not the morning itself.

How long will a carpet take to dry in a New Southgate terrace?

dry within 6 to 7 hours, because the machine recovers most of the water it lays down, which suits the Victorian terraces and the new Ladderswood flats alike. Upholstery and mattresses hold more moisture and can need until the evening, so we book those earlier in the day and get air moving through the room before we leave.

Do you clean in Friern Village and Princess Park Manor?

Yes. Both estates were built on the grounds of the old Colney Hatch hospital, and both are on our N11 round. Some blocks there have their own parking rules and entry systems, so tell us the building name and any visitor parking arrangement when you book. We bring floor protection for shared corridors and lifts, and the prices are the same as anywhere else.

Our rented flat has a pale grey carpet. Will it just look grey again a month after cleaning?

Not if the clean is thorough. Pale polypropylene looks dull mainly because of oily soil and detergent left behind by home machines, and that residue attracts fresh dirt. We rinse it out, so the carpet stays brighter for longer. Vacuum twice a week and take shoes off at the door, and a cleaned carpet should still look right at your check-out inspection.

Every New Southgate job is covered by our re-clean guarantee: if you are not happy with a result, we come back and clean it again for nothing. The team is fully insured and DBS-checked, and we have been cleaning north London homes since 2009.
