Henry VIII began building Oatlands Palace here in 1537, and the hotel that now stands in its old deer park looks over a village that is mostly post-war: detached houses, wide avenues and low-rise blocks among the trees. London Carpet Cleaning has covered Oatlands, KT13, between Weybridge and Walton-on-Thames, since 2009. It costs from £36 a room, and carpets are dry within 6 to 7 hours.

A royal park turned into avenues
Oatlands is a village in its own right, between Weybridge and Walton-on-Thames and north of the South West Main Line, and it does not feel like either town. Henry VIII built the palace by expanding an old manor house; he meant it for Anne of Cleves and married Catherine Howard there in July 1540. It was pulled down in the early 1650s. Later owners broke the estate up in stages, and in 1909 Oatlands Park House was sold to the developer W. G. Tarrant. The Oatlands Park Hotel stands on that ground today.
The village grew up around St Mary’s, which began as a chapel in 1862. Oatlands Drive, the A3050, runs along the higher ground, and roads like Oatlands Avenue, Oatlands Chase, Anderson Road and St Marys Road carry large homes set back behind drives, with a good number of low-rise apartment blocks tucked among the trees and a few older terraces. The parade on Oatlands Drive has its cafés and a pub, and there is a park of about four acres with an outdoor pool. The nearest station is Walton-on-Thames, about half a mile from the village.

| Rented privately | 19.2% |
Oatlands has its own census neighbourhood, and its VOA count tells a story the old palace does not: 40.6% of homes were built between 1945 and 1972 and another 25.2% between 1973 and 1999. This is mainly a post-war village, laid out on the old park land. Detached houses make up 32.8% of homes and purpose-built flats 27.9%, with terraces at 22.8%, and 41.4% of homes have four or more bedrooms. A four-bedroom house on Oatlands Chase, with a through-lounge and the stairs, comes to £246.
Houses of that age usually have fitted carpet on plain stairs and a lounge that has been knocked through or extended, which is why we often quote the through-lounge price here. The low-rise blocks bring the smaller jobs, and with 19.2% of homes rented privately there is a steady run of move-outs. Only 1.0% of homes have no central heating, so a carpet dries on time all year.

Drives, permit bays and the low-rise blocks
Most houses here have proper driveways, and the avenues are wide with little through traffic, so parking close to the door is rarely a problem. Oatlands is outside Elmbridge’s controlled parking zones. The one thing to know is that a few streets near the village centre have permit bays: on Anderson Road and Cross Road some bays are for permit holders from 9am to 6pm, Monday to Saturday. If you live there and have no drive, we find a legal space on the next road and run a longer hose.
In the low-rise blocks, parking is usually in a residents’ car park or bays. Tell us which bay to use and whether the entrance is on a code, and we bring the hose in through the nearest door. Clear the hall of coats and shoes and move small furniture off the carpet before we arrive.
Family suppers, woodsmoke and builders’ dust
The jobs here come from large family homes that get a lot of use. We clean a great many corner sofas in snugs where grandchildren pile on, and lounge carpets that have taken food and drink at a family supper. Stairs with a big landing get booked before a christening or a lunch the owners are hosting. Open fires are common in the older houses, so we are often asked about heavy interlined curtains and rugs that have picked up woodsmoke over a winter, along with set candle wax from a dinner. Extensions keep us busy too: builders’ dust grinds deep into study and hall carpets and needs a proper hot extraction to lift.
A mark that has been walked into a pale wool pile for months, or a deep dye stain that has already set, will lift a long way but can leave a faint shadow that no clean fully removes. We tell you that on sight, so you know what to expect for the price.

Carpet, sofa and curtain work in Oatlands
For carpets we use hot-water extraction, the method most carpet makers ask for, on our steam carpet cleaning visits, which lifts ground-in builders’ dust and food spills from the pile. The same van handles sofa and upholstery cleaning for the big corner units and grubby arms, and curtains can be done on the rail without shrinkage. Rugs that need more care, including wool pieces and ones with set wax, are cleaned in your home through our rug cleaning service. We cover the wider Elmbridge area too, from Walton across to Esher.
Oatlands bookings, explained
Which Oatlands roads and postcodes do you cover?
All of the KT13 Oatlands village, including Oatlands Drive, Oatlands Avenue, Oatlands Chase, Anderson Road and St Marys Road, plus the streets around the parade of shops and Oatlands Park. We also reach into neighbouring Weybridge and Walton-on-Thames on the same round, so a nearby address is no trouble.
Is parking a problem for your van on the Oatlands avenues?
Rarely. Most homes on roads like Oatlands Avenue and Oatlands Chase have their own driveways, and the avenues are wide, so we can park close to the door. Oatlands has no controlled parking zone; only a few bays on Anderson Road and Cross Road are permit-only in the daytime. In a low-rise block, tell us about the bay layout when you book and we plan around it.
Can you clean wool carpets in the older Oatlands houses?
Yes. The older and Georgian-style houses here often have wool or wool-mix carpets, and we set the machine to a gentler temperature with a wool-safe solution for those. Wool holds dirt differently to synthetic pile and needs careful rinsing so it is not left over-wet, which is standard on these jobs.
How long will carpets take to dry in a large Oatlands house?
Usually 6 to 7 hours, because we take most of the moisture back out at the end of the clean. Thick wool or a cold room in winter can stretch that a little in the bigger houses, so we leave airflow advice before we go. Until the carpet has dried, clean socks, not shoes, are best.
Can you get the smell of woodsmoke out of rugs and curtains?
Usually, yes. Smoke clings to wool and to interlined curtains, and a winter of open fires leaves both smelling stale. A rug is cleaned in your home by hot-water extraction, which flushes the soot and the smell out of the pile. Curtains we clean on the rail where the fabric allows, and the room needs airing for a day afterwards.
We live in a first-floor flat with no lift. Is that a problem?
No. The machine stays in the van and only the hose and hand tools come up the stairs, so a first or second floor is routine for us. We need a door or window near the van for the hose, and a few minutes to lay protective runners on the communal stairs. Tell us the floor when you book.
Every clean comes with our re-clean guarantee: if a treated area does not come up as agreed, we come back and put it right at no extra cost. We are fully insured and DBS-checked, and we have cleaned carpets, sofas and rugs across Oatlands and the rest of Surrey since 2009.
