Petts Wood station opened on 9 July 1928 with a single island platform, built with Basil Scruby’s money, and his garden suburb spread out from it road by road. London Carpet Cleaning has worked Petts Wood, BR5, since 2009, from Station Square to the roads backing onto the National Trust woods. Prices are fixed from £36 a room and carpets are dry within 6 to 7 hours.

A suburb that grew out of a station

The houses came after the station. Scruby, a developer from Harlow, put up the money for the platforms and the architect Leonard Culliford drew a road plan around them. Plots then went to individual builders such as Noel Rees and Walter Reed. The money did not last. As Scruby ran into financial trouble, larger firms, Morrell’s and New Ideal Homesteads among them, took more control of the land west of the railway, and built smaller houses more closely together there. That is why the big houses mostly stand east of the line, and the west side, where this page’s census figures come from, is denser but still mostly semis and detached homes with gardens.

Station Square is the centre, and it is a conservation area. Its best-known building is the Daylight Inn, a neo-Tudor pub designed by Sidney Clark for Charrington’s brewery and finished in 1935; it was listed at Grade II in 2015. The name honours William Willett, the builder who campaigned for daylight saving. Queensway, Fairway, Petts Wood Road and their side roads carry the 1930s character outwards, with steep tiled roofs, half-timbered gables and open-plan front gardens separated by low walls.

Two woods and a sundial

The woods gave the suburb its name and its walks. In 1927, 88 acres of Petts Wood were bought to save them from building, given to the National Trust and dedicated to Willett, a Chislehurst man who is said to have hit on the idea of moving the clocks while riding through the wood early one summer morning and seeing blinds still drawn. His memorial, a Cornish granite stone unveiled that year, holds a sundial set permanently to British Summer Time. The neighbouring Hawkwood estate and Edlmann Wood, another 250 acres, followed in 1957. The paths are soft for half the year, and the mud travels home.

Petts Wood west of the line, counted

Semi-detached houses52.7%
Detached houses27.8%
Homes with four or more bedrooms41.0%

Built 2000 or later9.2%
Flats over shops or in other converted buildings4.3%

The ONS names this area Bickley East, but the postcodes around the station and the roads west of the railway fall inside it. Even on the denser side of Petts Wood the homes are large. Semis make up 52.7% and detached houses 27.8%, and 41.0% of homes have four or more bedrooms. More than half the stock (51.8%) was built between 1919 and 1944, so the typical job is a 1930s house with a staircase and four bedrooms off the landing. On a four-bedroom semi, with the through-lounge and one flight of stairs, the bill comes to £246.

Ownership is settled. Some 43.3% of households own outright with no mortgage, and in those houses the carpet has often been chosen to last and cared for over decades, wool included. Newer homes are a small slice, 9.2% built since 2000. The flats above the Station Square parades show up in the 4.3% of homes over shops or in other converted buildings. Only 0.6% of homes lack central heating, so a carpet dries as fast here as anywhere.

Is there a permit zone around the station?

Yes, and it matters for the van. Bromley runs controlled parking zone S around Petts Wood station, Monday to Saturday from 8.30am to 6pm, and visitor vouchers are not sold for it. If your house is inside the zone and has a drive, we park on the drive. If it has none, we book the job so the van can sit on the nearest road outside the zone, or after 6pm, or on a Sunday when the zone is off; tell us your road and we will work out which.

Further out, the wide interwar roads are free to park on and most houses have their own drive, so the van goes on the drive or at the kerb outside. Inside, the old stairs need a little room. Clear the bottom steps and the landing, and lift anything off the floor of the bedrooms we are cleaning; we move the beds and the heavier furniture ourselves.

Winders, woodland mud and houses for sale

Two jobs keep coming up. The first is the original interwar staircase: a lot of these houses kept the steep 1930s stairs with a tight winder at the turn, and cleaning those without scuffing the paintwork on the wall is careful hand work, tread by tread. The second is woodland mud, tramped in off Hawkwood over a wet winter, which greys a hallway and the bottom of the stairs faster than any other part of the house.

We also clean a steady run of whole houses for people putting a Petts Wood home on the market, where fresh carpets help it show. On a wool carpet or a leather suite with years of ingrained traffic marks, a clean will lift and brighten it a great deal, but the deepest set-in shading may not come all the way back, and we tell you that before we start.

How much does carpet cleaning cost in Petts Wood?

The price is fixed when you book and nothing is added for the drive out; Petts Wood pays the same rates as every other part of London.

Carpets, leather suites and rugs in BR5

Most bookings are hot-water extraction, which you may know as steam carpet cleaning, and it is what lifts the trodden-in grey from a hall and the bottom of an interwar stair. For sofas and dining chairs, including the cream leather suites we are often asked to freshen, our upholstery cleaning covers fabric and leather with the right method for each. Wool rugs get a proper hot-water shampoo in your home through our rug cleaning service, and a delicate one starts with a photo sent to us. If you need us elsewhere in the borough, from Bickley to Beckenham, our carpet cleaning across Bromley works the same way, and we also cover neighbouring Orpington and St Mary Cray.

What Petts Wood households ask

Do you cover both sides of the railway in Petts Wood?

Yes, all of the BR5 postcode around Petts Wood, both sides of the railway. That takes in the roads off Queensway and Fairway by Station Square, Wood Ride and the larger homes east of the line towards Chislehurst, and the streets around Towncourt Lane and Petts Wood Road. We also reach into the shared BR5 border with St Mary Cray and St Paul’s Cray.

Where do you park when you visit?

Almost every house here has its own driveway, so we park on your drive or on the road directly outside and run the hose in from the van. The roads right by the station are in zone S, Monday to Saturday from 8.30am to 6pm, with no visitor vouchers, so if you live there and have no drive, tell us when you book and we plan the slot around it.

Can you get a house ready for a viewing at short notice?

Yes, and it is one of our most common Petts Wood jobs. Freshly cleaned carpets and a lifted stair make a strong first impression when a home goes on the market, and as carpets are dry within 6 to 7 hours we can clean a whole house in one morning visit, leaving it dry by the evening and ready for photographs or an open day the next day.

How long do carpets take to dry in a Petts Wood semi?

Carpets typically take up to 6 to 7 hours to dry, a little longer for a heavy wool carpet or in a cold, closed-up room. We groom the pile and leave air moving so it dries evenly. On a mild day you can open a window, and after a morning clean the hall of an interwar Petts Wood house is usable again by the evening.

I live in a flat above the shops on Station Square. Can you get the kit up?

Yes. We carry the hoses up the stairs from the van, and a flat over a parade is a quick job once we are in. Tell us which entrance you use and whether the stair is shared. A two-bedroom flat with its living room comes to £115, and we can add the shared stair carpet if the other flats agree.

Can you clean a cream leather suite?

Yes. Leather is cleaned by hand with a product made for it, never soaked, and we take extra care on the arms and headrests where hands and hair leave the darkest marks. Cream leather shows dye transfer from jeans; fresh marks usually come off, while old, deep transfer may only fade. We tell you which before we begin.

Every clean comes with our re-clean guarantee: if a spot lifts back or you are not happy with an area, we come back and put it right at no charge. We are fully insured and DBS-checked, and we have cleaned carpets, upholstery and rugs across Petts Wood and the rest of Bromley since 2009.

What our customers say in Petts Wood.

★★★★★
Lounge and the steep 1930s stairs. He managed the awkward winder without scuffing the paint and the carpet looks years younger. Polite, careful, dry by tea. Fair price, recommended.

Cream leather suite, grubby on the arms and headrests. Cleaned and conditioned, it looks cared for again. He warned the odd ingrained mark might stay, and was right, but it's much improved.

Whole house before we put it on the market. The agent said it showed beautifully and we were under offer quickly. Two of them, thorough, fair price. Worth every penny.

Mattress freshened up nicely, no smell. A bit slow getting back to me when I first enquired, a couple of days. Once booked he was punctual and thorough, and fairly priced.

Carpets came up well in the bedrooms. They arrived at the tail of the window when I'd kept the morning free. A quick call would've helped. Work and price both fine otherwise.
