The River Roding cuts a green valley down the middle of Redbridge, and the homes either side of it, from Roding Lane North in IG8 down to Redbridge station on the Eastern Avenue in IG4, are mostly interwar semis and terraces with Victorian streets at the South Woodford end. London Carpet Cleaning has worked both banks since 2009. Each room is priced from £36, and after 6 to 7 hours the carpet is dry.

A valley, a ward and a roundabout
Roding was a Redbridge council ward from 1978 to 2018, when its streets were shared out between Bridge, Clayhall, Fullwell and South Woodford wards. The name stuck to the valley it described: the river, the meadows and paths along it, and the roads that run down both banks. Redbridge itself takes its name from an old crossing of the Roding, and the houses follow the valley the river cut.
At the north end, Roding Lane North runs down from Woodford Bridge past streets of semis and terraces, some of them extended into the loft. Near the middle sits Charlie Brown’s Roundabout, where the M11 begins, and to the west of it the Victorian and Edwardian streets of east South Woodford, Maybank Road among them. At the south end, Redbridge station stands beside the Eastern Avenue: a Charles Holden design, opened on 14 December 1947 and listed Grade II in 2011, it is only 5.2 metres below the road, and during the war its finished tunnels served as a Plessey aircraft-parts factory. The IG4 streets around it and Beehive Lane are 1930s red-brick semis, and the Redbridge Roundabout, where the A12 meets the North Circular, marks the southern edge.
What the Roding census area shows
| Homes that are | Share |
|---|---|
| Semi-detached houses | 30.4% |
| Flats of any kind | 40.5% |
| Flats in converted houses | 7.1% |
| Built before 1900 | 14.9% |
| Built 1919 to 1944 | 38.7% |
| Rented privately | 24.0% |
The census keeps the Roding name for one neighbourhood, Redbridge 009, which runs from the Victorian side streets east of South Woodford across Charlie Brown’s to Roding Lane; the IG4 streets by Redbridge station and Beehive Lane fall in neighbouring areas. The mix is wider than the valley semis suggest. Semis are the largest house type (30.4%), but flats make up 40.5% of homes, 7.1% of them in converted houses, and 24.0% of homes are rented privately.
The building dates come in two layers. 38.7% of homes went up between the wars, the valley semis, and 14.9% before 1900, the older streets towards South Woodford, where wool on a tall, narrow staircase is common. In the flats the job is smaller. A two-bed flat in one of the converted houses near Maybank Road, both bedrooms and the living room, costs £115 to clean.

River mud and the school-run hall
The job that comes up most is mud, and the school-run version of it. A winter of boots and paws off the Roding paths and the side streets near the river works fine, dark silt into a hall and the bottom few treads of the stairs, which is exactly where it builds. We pre-treat and lift the bulk, and a lounge or a stair run that has taken a hard winter comes back up well. Whole-house cleans before a family stay are common in the semis, bedrooms and landing together, and the make-up and everyday marks on a bedroom carpet usually lift cleanly.
Some roads closest to the Roding sit low, and a shaded ground-floor room there holds damp a little longer, so a thick wool pile near the river can want an extra hour or an open window before it is properly dry. We tell you on the day and leave the air moving.

Carpets, sofas and rugs along the valley
Hot-water steam carpet cleaning does the fitted carpets and stairs, flushing river silt from the base of the pile; wool in the older houses near South Woodford gets a lighter, cooler rinse than a hard-wearing synthetic. Sofas and armchairs we treat as upholstery cleaning, fabric or leather, panel by panel and left to dry, which takes 10 to 12 hours. Loose wool and patterned rugs we clean in the home with proper rug cleaning, which suits a dining-room rug with a spill set hard into it. For the rest of the borough, see our Redbridge carpet cleaning page.
Roding: what people ask
Which Roding streets do you cover, from Beehive Lane to Roding Lane North?
Both banks, across IG4, IG8 and the E18 side. That takes in the 1930s semis around Beehive Lane and the Eastern Avenue by Redbridge station, Roding Lane North up towards Woodford Bridge, and Maybank Road and the streets by Charlie Brown’s. If your address is in any of those postcodes we cover it, with no extra charge anywhere along the valley.
Where will the van park on these streets?
Most of the semis have a drive or a front garden, so we can usually pull up outside and keep the hose run short. The roads near the Eastern Avenue and the Redbridge Roundabout get busy, so we agree a loading spot with you when you book. Around Maybank Road, Crescent Road and Chigwell Road, Redbridge consulted residents on permit parking over the winter of 2024 to 2025, so check for new signs before the day.
Can you handle an end-of-tenancy carpet clean here?
Yes. With almost a quarter of homes let privately, move-out cleans come up every week across the valley. Every carpeted room is extracted, the marks an inspector looks for are pre-treated, and the agent gets an invoice with the date on it. Give us the check-out date and we book the clean for the day before.
How soon is a carpet dry in one of the valley’s 1930s semis?
Most are dry within 6 to 7 hours, because a strong extraction pass pulls the water back out. A dense wool stair runner or a thick rug takes a little longer, and a low room near the river holds damp more, so we leave airflow going and the heating ticking over in winter. After a morning clean the room is usually dry by the evening.
Do you clean the shared hall and stairs in a converted house?
Yes. With 7.1% of homes here in converted houses, a shared stair carpet is a common extra. We price it as a flight, from £41, and can do it on the day we clean your flat. Let the other flats know, since the stairs are out of use for an hour or so while they dry.
My house backs onto the river path. Is there anything I should do before you come?
Leave muddy boots and the dog’s towel outside the back door, and if you can, keep the garden door shut while we work so the clean carpet is not crossed with wet feet. After the clean, a mat on both sides of the back door saves the hall carpet through the winter.
Our re-clean guarantee applies along the whole valley; a treated area that is not right gets a free second visit. The firm is insured, each cleaner is DBS-checked, and IG4, IG8 and E18 have all been on our list since 2009.
