At Hope Sufferance Wharf on St Marychurch Street, a grade II listed grain warehouse now divided into flats, at least one of the timber posts inside is a reused ship’s mast. London Carpet Cleaning has worked across Rotherhithe, SE16, since 2009, in those riverside conversions and in the dockland houses behind them. Rooms are priced from £36, and in a wharf flat or a dockland house alike the carpet is dry within 6 to 7 hours.

Old wharves on the river, dockland streets behind them
Rotherhithe sits on a peninsula with the Thames wrapped round three sides of it, looking across at Wapping and Canary Wharf. Along the water the housing is the old trade of the river put to new use. Hope Sufferance Wharf is the classic case: a yellow stock brick warehouse and workshop range from the late 18th or early 19th century, listed in 1983 and now flats. In conversions like it the bedrooms are usually carpeted and the living space is bare boards, so a visit here tends to mean the bedrooms and a big rug.
Behind the wharves is the land of the old Surrey Commercial Docks. After the London Docklands Development Corporation was set up in 1981, the late 1980s and early 1990s brought around 5,500 new homes to the docks, from detached houses to big apartment blocks such as Baltic Quay. That is why so much of Rotherhithe looks the same age: brick terraces and townhouses, many with garages, next to low blocks of flats. Round Stave Hill and Russia Dock Woodland these are family homes with carpeted stairs and landings. Off Lower Road sit the council estates, and on the river by St Mary’s church is the old village, the part of Rotherhithe that is older than the docks.
Rotherhithe station is on the Windrush line, its platforms a few yards from the southern end of Brunel’s Thames Tunnel of 1843, and Canada Water, one stop along, adds the Jubilee line. Flats near both stations change hands often.
What the census says about Rotherhithe homes
| Homes that are | Share |
|---|---|
| Flats in purpose-built blocks | 60.7% |
| Terraced houses | 23.5% |
| Semi-detached houses | 8.6% |
| Rented privately | 41.3% |
| Two-bedroom homes | 45.0% |
| Built 1973 to 1999 | 67.2% |
| Heated by electricity only | 33.6% |
Two homes in three here (67.2%) were built between 1973 and 1999, during the docklands rebuild. Only 0.7% are older than 1919, so the wool-on-original-stairs work we do in Victorian south London is rare on the peninsula; it turns up in the listed wharves and round the village, and almost nowhere else. What Rotherhithe has plenty of is houses. Terraces (23.5%) and semis (8.6%) add up to about a third of homes, and every one of those has a flight of stairs to clean. For a dockland terrace near Stave Hill with three bedrooms, the lounge and the stairs, the bill comes to £192.
The rest are flats, mostly in purpose-built blocks (60.7%), and the commonest size is two bedrooms (45.0%). Private renting is high at 41.3%, so end-of-tenancy cleans run through the year. One figure changes how we plan the drying: a third of homes (33.6%) are heated by electricity alone, often storage or panel heaters in the 1980s and 1990s flats. Those rooms can be cool by mid-afternoon in winter, so we pull out more water on the last pass and ask you to keep a window open.

Parking zones and gated courtyards
Most of Rotherhithe now sits inside a controlled parking zone. Southwark runs three across the peninsula: H (Rotherhithe) and N (South Rotherhithe), both Monday to Friday, 8am to 6.30pm, and S (Rotherhithe and Surrey Docks), Monday to Friday, 8.30am to 6.30pm. In January 2025 the council added a fourth, RV, for Rotherhithe Village. It takes in the village end of Rotherhithe Street, St Marychurch Street, Mayflower Street, Elephant Lane and the roads round them, with permit and shared bays on weekdays from 8am to 6.30pm. Paid parking in the shared bays is limited to one hour. Between the bays the kerbs are double yellow lines, where loading is allowed for up to 40 minutes.
For a job in the village, a visitor permit from you is the simplest answer, because a clean of a whole flat takes longer than an hour. All four zones are weekday zones, so a Saturday booking avoids the question. In the gated blocks along the river we use the visitor bay or the courtyard if the concierge lets us in, and we carry hose long enough to reach a third-floor flat from the van. Before we arrive, clear shoes and boxes off the floor.
Pre-let cleans, muddy runners and riverside damp
The job we are booked for most along the river is the pre-sale or pre-let clean. Owners want the lounge and stairs looking sharp for viewings, or handed back fresh for a new tenant, and we time it so the flat is dry for photographs by the evening. The other steady thread is mud: Russia Dock Woodland, Stave Hill and the Thames Path put soft ground on boots, and it ends up on hall runners and the bottom stairs.
The river air matters too. A low ground-floor flat by the water can hold damp, so drying there runs a touch slower than in an airy converted warehouse, and we add extraction passes and airflow to make up for it. A greasy mark walked into a pale carpet by a door for months we can fade a long way, though not always to nothing, and we tell you which it is before we start.

What we clean on the peninsula, and how
Fitted carpets and stairs get hot-water extraction, which flushes grit out of the base of the pile and draws the water back out. A wool carpet in a wharf flat is cleaned low-moisture, while a hard-wearing synthetic in a dockland house can take a hotter, deeper rinse. On the same visit we clean sofas and armchairs and mattresses, and wool rugs are cleaned in the home through proper rug cleaning, which is how a muddy hall runner gets clean again, with a photo first for silk. The rest of the borough is covered on our Southwark carpet cleaning page.
Questions from SE16
Do you cover all of Rotherhithe, from the river wharves to Greenland Dock?
Yes, the whole peninsula. That means Rotherhithe Street and the wharves, Canada Water and Surrey Quays, out to Greenland Dock, the houses by Stave Hill and Russia Dock Woodland, the estates off Lower Road, and the village by Paradise Street and St Mary’s church. We have worked here since 2009, with no call-out fee anywhere in SE16.
Can you park and get to the riverside and gated developments?
Yes, with a little planning. Most of the peninsula is now inside a Southwark zone on weekdays, so tell us your street when you book and we will say whether we need a visitor permit. For a gated riverside block, let the concierge know we are coming. Our hose reaches upper-floor flats from the van, so we do not need a bay at the door.
We are selling our flat. How fast can you turn the carpets around?
Fast. Pre-sale and end-of-tenancy work is a big share of what we do here, and most carpets are dry within 6 to 7 hours, so a flat cleaned in the morning is ready for viewings or a check-out that afternoon. If the estate agent or inventory clerk wants a dated receipt, we will provide one.
Do you clean the hard floors and tiles in these conversions too?
Yes. Many of the warehouse flats and newer apartments have tiled kitchens and halls, and we scrub and rinse stone, ceramic and grout, which comes up several shades lighter than hand scrubbing manages. Book it with your carpets and we do both in one visit.
I live in Rotherhithe Village. Do you need a parking permit from me?
It helps. Since the RV zone came in during 2025, the streets round St Marychurch Street and Rotherhithe Street have weekday permit bays, and paid parking in the shared bays stops at one hour. A full clean usually takes longer than that, so a visitor permit for the morning saves us moving the van halfway through. On a Saturday no permit is needed.
My flat has storage heaters, not gas. Is that a problem for drying?
No. A third of Rotherhithe homes rely on electric heating alone, and we plan for it. We make extra slow drying passes so very little water is left in the pile, and we ask you to open a window and leave internal doors open. Most rooms are dry within 6 to 7 hours; a cold north-facing bedroom in January can take a little longer.
Every clean in Rotherhithe carries our re-clean guarantee: if a spot comes back, so do we, at no charge. We are fully insured, our cleaners are DBS-checked, and we have cleaned carpets, sofas and rugs across SE16 and the rest of Southwark since 2009.
