All Saints church, begun around 1230 and Grade I listed, still stands by Sanderstead Pond, and the 1930s houses on Hook Hill and East Hill spread out below it on big plots behind deep front gardens. Bigger rooms mean more carpet. London Carpet Cleaning cleans it across Sanderstead, CR2, from £36 a bedroom, and the pile is dry within 6 to 7 hours.

A village on the ridge that grew with the railway
Sanderstead sits high on the southern edge of Croydon, and Sanderstead Plantation holds the second-highest point in London, so this is one of the loftier corners we work. The station opened in March 1884, about a mile down the hill on the Oxted line, but the suburb really grew between the wars, when the Southern Railway electrified the line and the commuters came. Today the station runs two trains an hour to London Victoria and two to East Grinstead.
That inter-war growth is why detached and semi-detached houses on generous plots dominate roads like Sanderstead Hill, Purley Downs Road and Arkwright Road. Croydon’s heritage review describes East Hill and Hook Hill as detached houses on relatively large plots, developed in the 1930s as part of north Sanderstead, with houses set back from narrow pavements and a country-lane feel; 14 Hook Hill is Grade II listed. Around the old village the older character survives: the church, which holds a poem attributed to John Dryden, and the Gruffy overlooking Sanderstead Pond, just off the Limpsfield Road parade. Digs at the pond in 1958 to 1960 found signs of people there over nearly 12,000 years.
Owner-occupied, and almost no terraces
| Homes that are | Share |
|---|---|
| Owned, outright or with a mortgage | 87.9% |
| Rented privately | 9.6% |
| Semi-detached houses | 28.8% |
| Terraced houses | 1.0% |
| Three-bedroom homes | 29.5% |
| Built 1945 to 1972 | 30.9% |
| Built 2000 or later | 9.9% |
The census area carries the village’s name and covers the ridge and the slopes around it. Almost nine homes in ten (87.9%) are owned by the people living in them, and only 9.6% are let privately, so most of our Sanderstead work is for owners looking after a carpet they chose. Terraced houses barely exist here, at 1.0% of homes. The rest is semis (28.8%) and, above all, detached houses on wide plots.
The building dates are more mixed than the village look suggests. After the 1930s houses, 30.9% of homes went up between 1945 and 1972, and 9.9% have been built since 2000. A typical job is a three-bedroom semi (29.5% of homes have three) or a larger detached house. Up on the ridge, a 1930s detached house on East Hill with four bedrooms, its through-lounge and a single staircase is a £246 job. The homes are well heated, with just 0.7% lacking central heating, so the carpets dry evenly even on a windy hilltop in November.

Half-term mud and the family retriever
The carpets here tend to be good wool and wool-mix, and the plots back onto green space, so the jobs follow the ground. Kings Wood, about 147 acres bought by the council in 1937 under the Green Belt Act, sits on the doorstep, with Croham Hurst and the Purley Downs a short drive away. That means half-term mud trodden up the stairs and across landings, plus the odd retriever with an upset stomach on a pale carpet. We lift both well.
Older pet marks that have soaked through into the underlay are the exception. We can clear the smell and the visible stain from the surface, but a patch that has reached the backing sometimes shows a faint shadow once everything dries, and I would sooner say that at the door than promise a miracle. Corner sofas before Christmas and antique rugs after a dinner party are steady work too, and stone floors come up regularly given how many kitchens here run to travertine and natural tile.
Parking by the station and on the hill roads
Most residential roads in Sanderstead are outside Croydon’s controlled parking zones, and most homes have their own drive or an in-and-out frontage, so the van parks close and the hoses reach comfortably. The exception is a small pocket by the station: the Sanderstead permit zone takes in Broomhall Road, Glossop Road, Parfs Close and the stretch of Sanderstead Road beside them. If you live there, buy a day permit for us through RingGo, or we find a pay bay; note that pay and display only bays do not accept residents’ permits.
On Hook Hill and East Hill the pavements are narrow, so the van goes on the drive if there is room. Near the Limpsfield Road parade we arrive a little early to find a legal space. Before we come, take everything off the stairs and landing, and if the dog has been in Kings Wood that morning, keep it out of the rooms we have done until they are dry.

Wool carpets, corner sofas and antique rugs
We hot-water extract the carpets and stairs with our steam carpet cleaning, the method that suits the wool stock on the ridge. The corner sofas and armchairs we clean in the home through our upholstery cleaning service, fibre-tested first so a delicate cover is not over-wetted. Treasured pieces such as antique dining-room rugs get full rug cleaning on site once a photo has told us they are safe to do in the house. We cover the rest of Croydon on the same fixed prices, along with neighbouring Selsdon and South Croydon.
What Sanderstead asks us
Which parts of Sanderstead do you cover, from the pond to Hook Hill?
All of it, from the village around the pond and Limpsfield Road out to Hook Hill, Ridge Langley and the roads bordering Selsdon and Purley Downs. CR2 is shared with Selsdon and South Croydon, and we cover those on the same day at the same fixed prices, so a booking either side of the boundary is no problem.
Is parking a problem for the van on Sanderstead roads?
Rarely. The residential roads up here are largely uncontrolled, and most homes have their own drive or in-and-out frontage, so the van parks close. The one permit zone is the small one by the station. On the tighter roads near the station or the shopping parade we arrive a little early to find a legal spot nearby.
Do you handle end-of-tenancy and sale-move carpet cleaning?
Yes, and it is a regular booking in Sanderstead when family houses change hands. We clean the carpets thoroughly for the check-out or the incoming buyers, work to your completion date, and can provide a paid receipt. Book a day or two before the move so the carpets have time to dry fully before the keys change hands.
How long do carpets take to dry in a Sanderstead through-lounge?
Usually 6 to 7 hours for a lightly furnished room, a little longer for a dense wool pile or a full through-lounge in one of the larger inter-war houses on a damp day. Hot-water extraction with a strong vacuum pass pulls most of the moisture straight back out, so a morning clean has the carpet dry that evening.
Our house has a second staircase up to a loft room. How is that priced?
Each flight is priced as stairs, from £41, and a loft room is priced like a bedroom, from £36. So a house with a converted loft is simply two flights plus the rooms on each floor. Tell us the number of flights when you book and the quote will be fixed before we arrive.
We live in the permit zone near the station. How does parking work for you?
Your road is in Croydon’s Sanderstead zone, so the van needs either a visitor day permit or a paid bay. Residents can buy the day permit through RingGo, one per household, and that is usually simplest. If you would sooner not, we use a pay bay nearby. Signs at the zone entrance give the hours the controls apply, and outside those hours we can park freely.
Our re-clean guarantee covers every Sanderstead job: if a treated area does not come up as agreed, we return and put it right at no cost. Every cleaner we send is DBS-checked and insured, and Sanderstead has been part of our Croydon round since 2009.
