Selhurst Carpet Cleaning

A fixed price in minutes: no call-out fee, ever.

On a Palace home game the council shuts part of Holmesdale Road, and the two-up two-down terraces off it and Whitehorse Lane have narrow halls, steep stairs and original boards under the carpet. London Carpet Cleaning covers Selhurst, SE25, from those streets out to the villa flats on Dagnall Park. Rooms start at £36 with no call-out fee, and the carpet is dry within 6 to 7 hours.

Heather-grey carpet running up a steep staircase in a narrow Victorian terraced hall

A football ground, a train depot and a lot of Victorian brick

Selhurst grew up with the railway. The station on Selhurst Road opened on 1 May 1865 and is still a zone 4 Southern stop, with trains to London Bridge, Victoria and East Croydon. East of the platforms, on a triangle of land between the Victoria and London Bridge lines, sits Selhurst depot, where Southern maintains and washes its trains. Between the tracks and the football ground the fields filled with terraced houses, and most of them are still here.

The streets nearest Selhurst Park, Holmesdale Road, Whitehorse Lane and Clifford Road among them, are tight Victorian and Edwardian terraces: two up, two down, a narrow hall, a steep flight and the original boards under the carpet. A short walk west, Dagnall Park changes the scale. It is a broad road of large Victorian villas, most of them long since split into flats and bedsits.

The ground is changing as well. Croydon gave final planning approval in August 2024 for a new Main Stand at Selhurst Park, three tiers holding 13,500 fans in place of the 5,200 seats in the stand built a century ago. That takes the stadium from 25,486 to more than 34,000. The households of Wooderson Close, whose homes have to come down to make room, were rehoused by the council.

Two-bedroom homes41.6%

The ONS calls this neighbourhood Selhurst North, and the figures read like a map of the streets above. More than half the homes (55.7%) went up before 1900, and only 11.7% have been built since 2000, so the usual Selhurst carpet lies on Victorian boards and climbs a Victorian staircase. Most homes are flats (57.1%), and nearly one in five (19.5%) is a flat carved out of a house. In those, one shared hall and stair carpet takes the feet of every tenant in the building, and it greys well before the carpets behind the front doors.

Renting is the norm here. 35.0% of homes are let privately and another 25.1% by the council or a housing association, against 13.4% owned outright, so a good share of our Selhurst work is timed to a move-out date. Two bedrooms is the commonest size, at 41.6%. For one of the two-bed flats in a split Dagnall Park villa, both bedrooms and the living room, the bill is £115. Just 2.5% of homes have no central heating, which means a radiator on low is almost always there to help the carpet dry.

Match days, permit bays and steep stairs

Check the fixture list before you pick a date. On a match or event day at Selhurst Park the council closes Holmesdale Road to vehicles between Clifton Road and Upper Grove, and since October 2025 the closure has run on south-west as far as the Dagmar Road and Farnley Road junction. It is in force for up to two hours before the game and again at the end while the crowd clears. A van booked for the middle of a home Saturday would sit in that, so we book around kick-off, or on another day.

Away from the ground, parts of Selhurst sit inside Croydon’s controlled parking zones. The hours are shown on the large signs where each zone starts, the bays take pay-by-phone through RingGo, and a household inside a zone can buy a visitor day permit for us. A yellow line painted between two bays is a loading gap: we may unload there during controlled hours but not leave the van. Where we cannot park close, a long hose runs from the kerb to your front door.

Inside, the terraces set the pace. A narrow hall and a steep, straight flight leave little room for kit, so clear buggies and bikes out of the hall before we arrive and lift anything stored on the treads. In a converted villa, tell us which floor you live on and whether the communal stairs are part of the job.

The jobs that come up most near the ground

Stairs and landings, by some distance. On a busy terrace the bottom few treads of a Victorian staircase go grey long before the top, and that is foot traffic more than spills; we bring them back tread by tread. We are often called after the decorators leave, when paint specks and plaster dust have been walked into the stair carpet, and we work those out mark by mark. Fabric sofas come up steadily too, usually after a food spill has soaked into the side of a cushion, and the flats near the station and the depot keep a regular run of end-of-tenancy cleans coming.

Some marks have limits. An old stain that has set deep, say a sweat shadow soaked into a mattress through a hot summer, will improve a great deal, but a faint outline can stay. We tell you what to expect before we start, while the machine is still in the van.

Sofas, rugs and fitted carpet on one visit

Fitted carpets and stairs are cleaned by hot-water extraction, and our steam carpet cleaning page explains how it pulls grit from the base of the pile. Fabric or leather, dining chairs, armchairs and sofas go to our upholstery cleaning team on the same visit. Loose rugs and hall runners are cleaned where they lie by our rug cleaning service, so all you need to do is clear the floor. If you live just beyond SE25, the rest of Croydon is on our patch as well, and so is Crystal Palace up the hill.

Before you book in SE25

Which Selhurst streets do you cover, from Holmesdale Road to Dagnall Park?

All of SE25 around the ground: Selhurst Road, Holmesdale Road, Whitehorse Lane, Clifford Road and Tennison Road, the villas on Dagnall Park and the roads running toward Thornton Heath and central Croydon. If your road sits where Selhurst meets a neighbouring postcode, send us the postcode and we will confirm.

Is match-day traffic a problem for getting the van in?

Only if we ignore it. On a match or event day Holmesdale Road closes to vehicles for up to two hours before kick-off and again after the final whistle, and the streets beside it fill with fans. Tell us when you book if your date clashes with a fixture and we will come in the morning, or pick a day when the ground is empty.

Do you handle end-of-tenancy carpet cleans near the station?

Yes, regularly, in the converted houses and flats around Selhurst station and the depot. We fit the clean around your move-out slot, clean the carpets to stand up to the check-out inspection and help you protect the deposit. Tell us how many rooms there are and roughly how big, and you have a price for the whole job before we turn up.

Can you clean a hallway runner without lifting it?

Yes. Runners in these narrow terraced halls take a beating from buggies and daily traffic, so we vacuum the runner, pre-treat the traffic marks, then shampoo and rinse it in place with the same hot-water machine we use on the stairs. Light furniture is moved for you. Wool and delicate fibres are tested for colour first, and a photo of anything old or silk helps us say whether it is safe on site.

Can you clean the shared stairs in a converted villa on Dagnall Park?

Yes. Almost one Selhurst home in five is a flat inside a converted house, and the communal stair carpet in those carries everyone’s traffic. We price it as stairs, from £41 a flight, and can do it on the same visit as your own flat. If a freeholder or managing agent is paying, say so when you book and the receipt goes in their name.

My terrace still has the original boards under the carpet. Does that matter?

It shapes how we clean. Old boards have gaps, and water that runs through them can sit underneath, so we keep the moisture low and extract it straight back out on every pass. The carpet is dry within 6 to 7 hours, the boards stay dry, and the room is back in use the same day.

Every clean carries our re-clean guarantee: if a treated area is not right, we come back and put it straight at no extra cost. We are fully insured and DBS-checked, and we have cleaned carpets, sofas and rugs across Selhurst and the rest of Croydon since 2009.

What our customers say in Selhurst.

★★★★★
My nan's old front room carpet had decades of marks in it. The young man worked through them one by one and it looks years younger. Couldn't fault him, really respectful and hard working.

Curry sauce went down the side of our fabric sofa during a family meal and stained right in. I thought that was that, but they got it out completely. So grateful, lovely service.

Did the stairs after we had the painters in and they trod paint specks all over. Got every bit out and the landing looks great too. Quick, polite and a fair price.

Cleaned our double mattress that had an old sweat stain from the summer heat. Much improved and smells fresh, though a faint shadow remains. He was honest it might not all go, so no real complaint there.

Good clean on the living room and the bedroom carpets in our flat. Stains came up nicely. Only downside was it took longer to dry than the few hours I was quoted, more like the next morning before I dared walk on it.
