Sewardstone is strung along the A112 Sewardstone Road between Epping Forest and the King George V Reservoir, which the King opened in 1913 and which is still the largest in London. Many homes along the road are detached houses in their own grounds. London Carpet Cleaning has covered Sewardstone, E4, just over the line in Essex, since 2009, from £36 a room, and carpets are dry within 6 to 7 hours.

A hamlet in Essex with a London postcode
Sewardstone is a hamlet in the parish of Waltham Abbey, in Epping Forest District, but its post comes through London with an E4 postcode and its phones use the 020 code. The name means Seward’s farmstead, and the manor was first recorded in 1177, when Henry II granted land here to the canons of Waltham Abbey. Its edges are all water and trees: the King George V Reservoir and Sewardstone Marsh to the west, on the Enfield side; Epping Forest to the south, along the Waltham Forest boundary; and High Beach to the east. Chingford spills over the line at Gilwell Hill, and in 1934 some 58 acres were moved into Chingford outright.
The houses are scattered along Sewardstone Road and the lanes off it, with Green Belt nurseries and fields between them, so the housing is nothing like the terraced grid of central Chingford. Bury Road runs up from Station Road towards Sewardstonebury, where Daws Hill and Mott Street hold some of the biggest plots in the E4 postcode. Gilwell Park, bought for the Scouts in 1919 and still the movement’s headquarters, is the landmark a cleaner passes on the way up. The newest homes are at Gillwell Hill, on the Chingford boundary, where 119 homes were built in 2013 on the old kennels for the Walthamstow Stadium greyhounds.

Owner-occupied houses off the gas main
| Homes | Share |
|---|---|
| Detached houses | 20.2% |
| Owned outright, no mortgage | 40.9% |
| Four or more bedrooms | 18.8% |
| Built before 1900 | 11.0% |
| Heated by tank or bottled gas only | 13.0% |
| Heated by oil only | 5.1% |
Sewardstone is too small to have a census area of its own. It falls in Waltham Abbey West & Outer, which also takes in the western side of Waltham Abbey town, so the figures mix town streets with the scattered houses out here. Even so, the difference from London shows. One home in five is detached (20.2%), 18.8% have four or more bedrooms, and 40.9% of households own outright with no mortgage. Some 11.0% of homes were built before 1900, much of that in old Waltham Abbey.
The heating figures matter most. Out here the gas main does not reach every house: 13.0% of homes run on tank or bottled gas only and 5.1% on oil. It makes no difference to the clean, but it does to drying. In a house where the heating is off to save the tank, a big through-lounge carpet dries slower in winter, so we suggest an hour of heating and a window open. A three-bedroom house with the living room and stairs comes to £192.

Long drives and forest mud
Almost every house here has its own drive or gated entrance, so we pull onto the drive and park there. If your gate is narrow or the run from the van to the door is long, mention it when you book and we bring extra hose to reach the back rooms.
Most of what we lift out here is mud. Houses sit right against Epping Forest and the Lee Valley, so dog walks and forest paths bring soil straight onto lounge and dining-room carpet, with the worst of it in a patch by the back door. Cream and pale stairs and landings show every footprint, and that is the job we are booked for most. A hot-water extraction clean lifts the ground-in dirt without soaking the pile, so the skirting stays dry. Where a wool stair carpet has been walked on for years, a clean restores the colour but will not bring back pile that traffic has crushed flat on the nosings; we tell you that on the day.
Carpet, sofa and rug cleaning on the forest edge
For fitted carpet we use hot-water extraction, the method set out on our steam carpet cleaning page, which rinses out the dirt and leaves the pile dry within 6 to 7 hours. Fabric suites and the marks children and grandchildren leave behind are handled through our sofa and upholstery cleaning service. Wool rugs from the sitting room are cleaned right there, which is the rug cleaning option every Sewardstone home gets, with the floor cleared and light furniture moved for you. We cover neighbouring Waltham Forest too, and the nearer parts of E4 such as Chingford Hatch and Hatch Lane.
Questions from Sewardstone
Do you cover Sewardstone if it is technically in Essex?
Yes. Sewardstone and Sewardstonebury share the E4 postcode and the 020 dialling code with Chingford, even though the parish sits in Epping Forest District. We treat it as part of our E4 round and there is no extra charge for crossing the boundary, whether you are on Sewardstone Road, Bury Road or up by Daws Hill.
Where do you park on these large plots?
On your drive, in almost every case. Most houses here have their own drive or gated entrance off Sewardstone Road, Bury Road or Mott Street, so parking is rarely a problem. If your gate is narrow or the run from the van to the door is long, mention it when you book and we will bring extra hose so we still reach the back rooms.
Can you clean a cream stair carpet without wetting the skirting?
That is the job we are asked for most on the hill, and the answer is yes. Hot-water extraction puts down a controlled amount of solution and draws nearly all of it back out, so a cream stair and landing comes up clean with no water sitting on the skirting or treads. Stairs need the same 6 to 7 hours as any carpet, so keep to socks and no shoes on them until then.
How long will carpets take to dry in a Sewardstone villa?
Most carpets are dry within 6 to 7 hours, and you can walk on them carefully straight after. Thick wool across a big through-lounge or wide landing, heavy rugs, or a job that runs into the evening can stay damp a little longer, so plan the clean for the morning if you want the rooms fully back to normal by night.
Our heating runs on oil. Should we turn it on after the clean?
For an hour or two, yes, if it is a cold or damp day. Warm air dries a carpet faster, and an open window lets the moisture out, so the two together work best. You do not need it on high, and in summer an open window alone is enough. Oil or bottled gas makes no difference to the clean itself, only to how warm the house is while it dries.
Do you clean the newer homes at Gillwell Hill?
Yes. Gillwell Hill was built in 2013 on the old greyhound kennels on the Chingford boundary, and its 119 homes sit right on the edge of our E4 round. Carpet in newer homes is usually synthetic, which takes a full hot rinse, and any stairs pick up the forest mud like everywhere else here. Same fixed prices, no extra charge.
Our re-clean guarantee travels over the county line with us: if a treated area is not right, we come back and put it right at no charge. We are fully insured, our cleaners are DBS-checked, and we have looked after carpets, sofas and rugs across E4 since 2009.
