South of the railway at Cheam, the detached houses Andrew Burton built in the 1920s and 1930s run down Sandy Lane and The Avenue towards the golf courses on Banstead Downs. London Carpet Cleaning has cleaned in South Cheam, SM2, since 2009, from Northey Avenue across to Cuddington Way. Rooms are a fixed price from £36, and a carpet is dry within 6 to 7 hours.

Farmland below the line, then Andrew Burton’s avenues
South Cheam is the part of Cheam that lies south of the Sutton to Epsom railway, and for centuries it was farmland. Two farms, Cheam Court Farm and Church Farm, belonged to the Northey family’s estate, which was broken up between the wars. Most of what stands now went up in the 1920s and 1930s, put up by a local builder, Andrew Burton. Sutton treats his best roads (The Avenue, Shirley Avenue, the middle of Sandy Lane, Golf Side and Downs Side) as the Burton Estate Area of Special Local Character.
Inside, these are big houses. The hall is wide, a fitted stair carpet climbs to a proper landing, and downstairs there is usually a through-lounge or a sitting room with a separate dining room. Plenty are still carpeted in wool that one family laid and has walked on for decades. After the war the gaps were filled in the same style on tighter plots, three houses where Burton would have built two. Later still, back-garden infill in the 1960s and 1970s produced Warren Avenue and Northey Avenue, and Northey Avenue is made up entirely of chalet bungalows, with bedrooms tucked under the roof.
The oldest thing in South Cheam is a wall. The brick boundary of an 18th-century hare warren, listed Grade II, still forms the back of the gardens along Warren Avenue and its neighbours. Green ground surrounds the houses: Banstead Downs and the golf courses to the south, and Nonsuch Park across the railway to the north-west. That is where the mud on the hall carpet comes from.
Big houses, owned for years: the census picture
| Homes that are | Share |
|---|---|
| Detached houses | 50.8% |
| Four or more bedrooms | 51.2% |
| Owned outright, no mortgage | 41.1% |
| Built 1919 to 1944 | 26.8% |
| Built 1945 to 1972 | 18.0% |
| Built 1973 to 1999 | 31.3% |
The census counts South Cheam together with Belmont, its neighbour to the east. Half the homes are detached (50.8%) and just over half have four or more bedrooms (51.2%). On a typical booking that means four bedrooms, a landing, a long flight of stairs and a big ground-floor room, so we plan a full morning and bring a long hose.
Four homes in ten (41.1%) are owned outright. Those owners have usually lived with the same carpet for years, and the job is a restorative clean of a well-used wool pile. The build dates follow the history: 26.8% between the wars, when Burton was building, and 18.0% from 1945 to 1972, the tighter post-war plots. The biggest single band, 31.3%, is 1973 to 1999, which takes in the back-garden infill. Those newer homes tend to have synthetic or wool-mix carpet, which takes a hotter rinse.
Take one of the four-bed Burton houses off Sandy Lane: the four bedrooms, the through-lounge and one flight of stairs come to £246. Central heating is missing from only 0.8% of homes, so with the radiators ticking over even a thick wool lounge carpet is dry by mid-afternoon.

Lounges, landings and golf-course mud
The two jobs we are called for most up here are the big lounge carpet and the staircase. A through-hall and a generous sitting room in a detached house take years of family and visitor traffic, and the wear shows first in the doorways and along the main walking line. We pre-treat those lanes, lift the ground-in grit by hot-water extraction, and the room comes back even from the middle of the floor to the skirting. On the stairs and landing the dirt collects in the carpet edges by the spindles, and that is where a clean shows most.
The ground here has its own effect. Fine, dark mud from the Downs and the golf-side verges works deep into the base of a wool pile long before the traffic lanes look worn. A pre-treatment loosens it, extraction takes most of it away, and mud from the last few weeks usually disappears. A mark walked into pale wool over a whole winter we can usually lighten a great deal, though we will not promise to erase it, and we tell you that at the door.
Drives, private roads and the station end
Most South Cheam houses have their own drive, so the van goes on the drive or at the kerb outside and the hose runs straight in through the front door. Sutton’s parking checker shows only one small permit area this side of Cheam: the Peaches Close area (zone CH), Monday to Friday, 8am to 6.30pm, which covers Peaches Close and No. 4 Sandy Lane. Across the railway, Park Lane in Cheam Village became a controlled zone (CH1) on 1 December 2025, running Monday to Saturday.
A few addresses sit on private roads, The Drive among them, where most of the old Edwardian villas have been rebuilt in a neo-Georgian style. On those we ask you to confirm where the van can stand before the day. Cuddington Croft Primary School is on West Drive, so on the streets around it we arrive after the morning drop-off. Before we come, lift shoes and coats off the stairs and clear anything stored under the beds. Move small tables and plant pots off the lounge carpet.

Sofas, rugs and the wool in the older houses
We clean fitted carpets and stairs by hot-water extraction, matching the water to the fibre: the wool in the inter-war houses gets less moisture, and a tougher synthetic in a newer house takes a deeper hot rinse. We also clean settees and armchairs, coffee and mug rings on cream arms included, and we clean wool rugs in the house with specialist rug cleaning, asking for a photo first if one is silk. For the rest of the borough, see our Sutton carpet cleaning page; we also cover neighbouring Belmont and East Ewell.
Asked by South Cheam households
Do you cover all of South Cheam’s SM2 avenues, out to the golf courses?
Yes, the whole of South Cheam within SM2, from Northey Avenue and Sandy Lane across to Cuddington Way, Burdon Lane and the roads that back onto the golf courses. We have cleaned this corner of Sutton since 2009, so the team knows the wide avenues and the long family hallways. There is no call-out fee wherever your house sits.
Is parking a problem on the South Cheam avenues?
Rarely. Most houses have their own drive, and Sutton’s only permit area on this side of Cheam is the small Peaches Close zone, so the van usually sits close and we run the hose straight in. On a private road we check with you first where to park.
Can you clean wool carpets and a fitted stair carpet safely?
Yes, and both are common in these inter-war houses. Wool is cleaned low-moisture so it dries without shrinking or browning, and a fitted stair carpet is cleaned in place, working the dirty edges by the spindles where the grit collects. The stairs take up to 6 to 7 hours to dry, so use them carefully, socks not shoes, and they are back in normal use by the evening.
How quickly will a big lounge carpet dry?
Expect 6 to 7 hours before a carpet is fully dry, since the machine pulls the rinse water straight back out. A large through-lounge takes a little longer than a single bedroom simply for the area, but with a window open or the heating on low, a morning clean is ready to use by the evening.
I live in one of the chalet bungalows on Northey Avenue. How do you price the rooms in the roof?
Each carpeted room under the roof is priced like any other bedroom, from £36, and the short staircase up to them counts as one flight at £41. Tell us how many rooms are carpeted upstairs and down, and whether the hall runs through to the back, and we give you the total on the call.
We are selling the house. Is it better to clean before the photos or after we move out?
If you can, do both. A clean before the agent’s photographer comes lifts the traffic lanes and the shading that show up in pictures of a big lounge. A second clean once the furniture has gone picks up the dust lines along the skirting where the furniture stood.
Every clean in South Cheam is backed by our re-clean guarantee: if a spot comes back, so do we, at no charge. We are fully insured, our cleaners are DBS-checked, and we have cleaned carpets across SM2 and the rest of Sutton since 2009.
