Tysea Hill climbs the ridge to Stapleford Abbotts Golf Course, and the houses on the lanes around it carry far more wool and chunky twist than any new London flat. London Carpet Cleaning crosses into Stapleford Abbotts, RM4, just past Havering-atte-Bower, with prices from £36 a room. Nearly every house has a drive, and carpets are dry within 6 to 7 hours.

A mile of houses along the Ongar road
Stapleford Abbotts is in the Epping Forest district of Essex, about 4.5 miles north of Romford, and the village is a straggle of mostly 20th-century housing that runs for about a mile along the Romford to Ongar road. The 2021 census counted 1,123 people in the parish. There is very little Victorian terrace out here. What we clean is detached and semi-detached houses, bungalows and the odd converted farmhouse, with St Mary’s, the parish church (largely rebuilt in the 19th century), standing among them.
Tysea Hill runs up the ridge to the golf course at Nuper’s Hatch, and the lanes around it, Bournebridge Lane and Stapleford Road among them, carry wool and chunky twist pile in the bedrooms and on the stairs. The River Roding forms the northern edge of the parish, and the main road leaves the village at Passingford Bridge, a small part of which falls inside the parish.
The village is about to grow. Hill has permission, granted in March 2023, for 42 houses on Oak Hill Road at the edge of the village, 17 of them affordable homes (13 to rent and 4 in shared ownership) run with B3Living. Work was due to start in early 2026, with the last homes finished by summer 2027, and every house gets an air-source heat pump.
Parking, the 375 and a long hose
Because the village is rural, almost every house has its own drive or a wide verge, so there is no permit zone to work around and nothing to pay for. We can usually get the van and the hose run right to the front door, whether that is a place on Oak Hill Road or one of the scattered homes around Nuper’s Hatch. On the houses set well back from the lane we bring extra hose; mention a gate or a long gravel drive when you book.
The nearest railway station is Romford. The only bus is the 375, which runs between Romford and Passingford Bridge about every 90 minutes, Monday to Saturday, so nearly everyone here drives, and so do we. On the day, take shoes and dog beds out of the hall and clear the floor under the beds. We lift the sofa and the dining chairs ourselves.

Big houses in the census, from Fyfield to Passingford Bridge
| Homes that are | Share |
|---|---|
| Detached houses | 53.0% |
| Houses of any kind | 94.1% |
| Four or more bedrooms | 43.4% |
| Rented privately | 14.5% |
| Built before 1919 | 27.6% |
| Built since 2000 | 20.5% |
The census groups Stapleford Abbotts with a wide stretch of country north to Fyfield and High Ongar, so these figures describe the villages and farms of that whole area. They fit what we find on the doorstep here. Houses make up 94.1% of homes and flats barely register, so nearly every booking has a staircase in it. Over half the homes (53.0%) are detached, and 43.4% have four or more bedrooms. Take one of the bigger detached houses on the Ongar road: four bedrooms, the through-lounge and one flight of stairs come to £246.
The building dates are spread wide. More than a quarter of homes (27.6%) were built before 1919, the farmhouses and cottages where wool goes down on old boards. Another 20.5% date from 2000 or later, and the Oak Hill Road houses will add to that, usually with a pale synthetic carpet laid by the builder. The two clean differently, and we set the water and the drying to whichever is on the floor. Private renting is 14.5%, enough that we do a few end-of-tenancy cleans in the village each year. Only 1.0% of homes have no central heating, so the drying time holds up in winter.
Figures: ONS Census 2021 (Epping Forest 003) and VOA council tax stock, March 2024.
Muddy paws after the golf-course walk
The jobs here are dog jobs and country jobs. Stairs and landings that have gone a flat grey from muddy paws after a walk up by the golf course are the most common call. Pet accidents on lounge carpets and on rugs come a close second, and a hot-water extraction clean lifts the stain and neutralises the odour in the pile.
The limit sits under the carpet. If a dog accident has soaked through into the underlay and the boards below, a top-down clean treats the carpet but cannot always reach what has gone underneath, and that hidden layer is sometimes where a faint smell stays. We will tell you on the day if we think the underlay is the real problem.
What we clean in the village
The same team handles the lot. Our hot-water carpet cleaning is what goes down on bedrooms, stairs and through-lounges; fabric sofa and settee cleaning sorts the cream three-piece suites that pick up marks over Christmas; and for loose rugs we offer rug cleaning, shampooed and rinsed properly in your own living room. If you are over towards the rest of Havering, or in nearby Havering-atte-Bower or Abridge, the same fixed prices and the same crew apply.
Stapleford Abbotts: what people ask us
Do you actually cover RM4 and the Stapleford Abbotts lanes?
Yes. RM4 is a regular run for us. We cover the whole village from the Havering-atte-Bower boundary up to Passingford Bridge, including Tysea Hill, Stapleford Road, Oak Hill Road, Bournebridge Lane and the Bournebridge and Nuper’s Hatch ends. Being just over the London line makes no difference to the price.
The village is rural and there is no station nearby. Is access a problem?
Not for us. The nearest railway station is Romford, about four and a half miles south, and the only bus is the 375, so almost everyone here drives. That works in your favour: drives and verges mean we park easily, run the hose straight in and lose no time hunting for a bay or buying a permit.
We have dogs and the carpets get muddy. Can you keep on top of that?
That is most of our work in Stapleford Abbotts. Walks up by the golf course and along the field paths bring a lot of mud back to the stairs and hall. A hot-water extraction clean pulls the ground-in dirt up out of the pile, so stairs and landings come back even and properly clean, with the mud lifted out and not just brightened on the surface.
How long will the carpets stay damp afterwards?
Most carpets are dry within 6 to 7 hours, and we extract hard to take out as much moisture as we can. In a cooler country house in winter, thicker wool can stay damp into the evening, so we open the room up to the air and suggest you keep doors open and the heating ticking over for the rest of the day.
We are moving into one of the new houses on Oak Hill Road. Should we clean the carpets first?
Usually there is no need on day one. Builders’ carpets are new, but plaster dust and boots during the snagging visits leave a grey film on pale synthetic pile, mostly in the hall and on the stairs. A clean once the trades have gone brings it back. The new homes have air-source heat pumps; leave the heating on as normal and crack a window, and the carpet dries on time.
Our house has four bedrooms. How long will the whole clean take?
Plan on most of a morning for a four-bedroom house with a lounge and a flight of stairs, a little longer if you add a sofa. In this census area 43.4% of homes have four or more bedrooms, so we book the bigger houses as a single long visit and start early. You can stay in the house; we clean the rooms in an order that keeps a dry route to the kitchen.
A treated area that is not right gets a second visit from us, free, under our re-clean guarantee. We carry full insurance and every cleaner is DBS-checked; we have worked Stapleford Abbotts and the RM4 lanes since 2009, and we leave the house tidy.
