In the summer of 1901 the Sundridge Park estate was being sold off for building, and the parkland around the empty mansion became a golf course. The red-brick houses that went up around it still line Plaistow Lane, with wide halls and long-serving wool on the stairs. London Carpet Cleaning has cleaned Sundridge, BR1, since 2009, at fixed prices from £36 a room with no call-out fee, and carpets are dry within 6 to 7 hours.

Edwardian roads around an old park

Sundridge fills the ground between Bromley town centre and Grove Park, with Downham to the north-west and Bickley over the rise to the south-east. Its best-known houses date from the years after the estate sale: solid Edwardian homes along Plaistow Lane and the roads around the park, with wide halls, original boards under the carpet and staircases built for a household with staff. They are lovely to clean in and unforgiving of shortcuts.

The picture changes street by street. Towards Burnt Ash Lane the houses turn into hipped-roof semis from the 1930s, three bedrooms and a box room, most with a drive and the same fitted twist pile we meet all over outer Bromley. East of the station, Plaistow Lane, Edward Road and Lodge Road carry an unusual run of individual mid-century houses. Nearer Bromley North, two streets carry famous names: David Bowie grew up at 4 Plaistow Grove from 1955 to 1965, and the anarchist Peter Kropotkin lived at 61 Crescent Road.

Sundridge Park village, the mansion and the golf courses

Sundridge Park is the pocket around the station and the shops, and it behaves like a village. Sundridge Parade on Plaistow Lane keeps a barber and a launderette, and the council car park behind it is free. Sundridge Park station opened in 1878 under the name Plaistow, and it is the only stop between Grove Park and Bromley North on Southeastern’s short branch, a shuttle of a couple of minutes each way.

Up the hill stands Sundridge Park Mansion, built in about 1797 for Sir Claude Scott to designs by John Nash, finished by Samuel Wyatt and set in grounds landscaped by Humphry Repton. It is Grade I listed, it is reached from Willoughby Lane, and after years as a hotel and training centre it now holds 22 apartments. Around it run the golf club’s two 18-hole courses: Willie Park set out the first, and the courses were formally opened in April 1903 with the Prime Minister, A. J. Balfour, in attendance; the East course followed in April 1931.

Sundridge homes, counted

Homes in the census area Bromley North and Sundridge (Bromley 008)
Type of home or tenureShare of homes
Terraced houses19.3%
Semi-detached houses14.4%
Detached houses7.3%
Flats in converted or shared houses17.2%
Built before 191947.6%
Owned outright22.3%

The census puts Sundridge in one neighbourhood with Bromley North, so the figures lean towards the town side, with more flats than the roads around the golf course would show on their own. Still, the age of the stock is plain. Almost half the homes (47.6%) were built before 1919, and 36.9% before 1900, while only 6.1% date from between the wars. For us that means a lot of old wool on tall stairs, and a slow, low-moisture clean on anything original.

The 17.2% of homes that are flats in converted houses matter just as much. A big Victorian or Edwardian house split into three or four flats has one shared hall and staircase, and that carpet takes everybody’s shoes. 22.3% of homes are owned outright, mostly by people who have been here a long while. A two-bed flat in a converted house, with its living room, comes to £115. Only 1.4% of homes have no central heating, so the drying time holds even in the colder months.

Figures: ONS Census 2021 (Bromley 008) and VOA council tax stock, March 2024.

Why do the hall carpets get so muddy here?

Dogs and the golf-course edge. With the parkland walks on the doorstep, hall and stair carpets take wet-weather traffic out of proportion to the size of the house. Dried mud extracts well, even from pale wool, and where a pet smell has settled in we treat the source with an enzyme rinse; fragrance on its own only hides it for a day or two. The other regular job is the staircase that has gone grey and shiny along the tread line. Most of the time that is compacted soil bonded to the pile by foot oils, and it cleans off to leave the steps matt and even again.

Lofts keep going up over the 1930s semis, so we also clean a steady run of bedrooms after building work, lifting the fine plaster film that a household vacuum mostly smears around. One limit we always point out: where a stair nosing has worn, with the tuft crushed or abraded down towards the backing, cleaning removes the soil but cannot regrow the pile. We tell you on arrival which steps will come back fully.

Vans, the parade car park and Burnt Ash Lane

Most Sundridge streets are uncontrolled and most houses have a drive, so the van normally parks at the kerb outside and the hoses run in through the front door. The exception is the Burnt Ash Lane side, where Bromley runs two permit zones: zone G, 8.30am to 6.30pm Monday to Saturday, and zone J, Burnt Ash Lane (North), 11am to 1pm on weekdays. If you live inside either, a visitor voucher or a time outside the restricted hours sorts it. The free car park off Plaistow Lane, at Cooden Close, has 74 spaces but a height barrier at 1.981m (6ft 6in), too low for most vans, so for a flat above the parade we park on the street.

In the Edwardian houses we start at the top of the stairs and work down, and we ask you to clear the hall of shoes and the dog’s bed, since that is where the long run of hose comes in.

Steam cleaning, sofas and rugs from the parade to the mansion

Fitted carpets get our steam carpet cleaning, hot-water extraction turned down to a gentler setting wherever older wool asks for it. Sofas and leather suites go through upholstery cleaning, always dye-tested on a hidden seam first. Loose pieces are shampooed and rinsed in your home under rug cleaning. The same team is just as often next door in Plaistow and Bromley North, and covers the rest of Bromley beyond that.

Before you book in Sundridge

Which parts of Sundridge do you cover, from Plaistow Lane to Burnt Ash Lane?

All of it: Sundridge Park village and the mansion, the Edwardian roads off Plaistow Lane, the mid-century houses on Edward Road and Lodge Road, the semis towards Burnt Ash Lane and the flats near the parade. BR1 is home ground for us, and we cross into the Grove Park side of the boundary as a matter of course.

Is parking difficult for your van?

Rarely. Most Sundridge streets are uncontrolled and most houses have a drive, and we only need kerb space near your door because the hoses cover the rest. On the Burnt Ash Lane side, zones G and J apply at set hours, so tell us if you are inside one. For the mansion or the parade, mention it when you book and we plan the access in advance.

Do you clean curtains and leather sofas as well as carpets?

Yes. Lined curtains are cleaned in place on the rail, which lifts dust and held-in cooking smells without the shrinkage risk of taking them down. Leather is cleaned and then conditioned so the hide stays supple. Both carry the same fixed, agreed-in-advance pricing as our carpet work.

How long will carpet take to dry in an Edwardian Sundridge house?

dry within 6 to 7 hours. Airflow matters more than heat, so open a window and let the room breathe. The long-serving wool in the Edwardian houses along Plaistow Lane and near the park holds moisture longest, so book a morning slot there if you need the room back that evening.

I live in one of the apartments in Sundridge Park Mansion. Is there anything different about cleaning there?

Only the planning. The building is Grade I listed and reached from Willoughby Lane, so tell us your apartment and where the van can stop when you book. We run the hose through the shared parts with protection on the floors and door frames, and we keep the moisture low on any older wool. Inside the apartment the clean is the same as anywhere else, at the same prices.

We have just had a loft conversion. Can you get the plaster dust out of the carpets?

Yes, and it is one of our regular jobs on the 1930s semis here. Fine plaster dust settles deep in the pile and turns grey when a vacuum smears it. We dry-vacuum first with a strong machine, then use hot-water extraction to rinse out what is left, landing and stairs included. Wait until the trades have finished, or the dust will be back the next day.

Every job is backed by our re-clean guarantee: if a result is not right, we come back and do it again at no charge. Our technicians are insured and DBS-checked, and Sundridge has been on our rounds since 2009.

What our customers say in Sundridge.

★★★★★
After fifteen years and two Labradors the hall carpet was a write-off in my mind. He proved me wrong. The doggy smell I'd stopped noticing is properly gone, my daughter pointed it out.

Got the sofa done before book club, after someone tipped red wine down the side last time. Came out completely, no one would ever know. Polite and quick, reasonable too.

Just the stairs, runner and landing. They'd gone shiny and grey along the tread line. Matt and clean again now. In and out inside the hour. No nonsense, just did it well.

Two bedrooms and the box room after the builders left a film of dust over everything. Back to normal, no gritty feeling underfoot. Fair price for a Saturday. Pleased.

We'd had a burst radiator leave a rusty stain right across the lounge carpet. Honestly thought it was ruined but they got it out completely. The gentleman was punctual, careful with the skirting, and explained what he was doing. Couldn't be happier.

Two large settees in the drawing room cleaned after Christmas, there'd been a fair bit of mulled wine spilt. They came up beautifully and smell fresh again. Polite young man, put covers down on the floor too.
